Quick, in depth and helpful — thank you, Jack

We had a great experience with our surveyor, Jack. We’re in the process of purchasing a very old, listed property. Our survey was carried out on Friday and we received a full, in depth report at 8 on Saturday morning. We had some questions, to which Jack responded straight away and has been reassuring.

This was a quick and in-depth service and Jack has been helpful. I’m sure we may have more questions for him! But I wouldn’t hesitate to go back to him for more info/confirmation/help.

A total waste of money

I recently had a structural survey done at my home using AbleSurveyors Limited, and I must say, it was an utterly disappointing experience. From start to finish, it felt like a complete waste of time and money.
During the survey itself, it was painfully obvious that the surveyor lacked attention to detail. It felt like they just glanced around without actually thoroughly inspecting anything. Most of the Survey report says “Consult with an expert”. The purpose of structural survey is to find if there is any issue with the property I am buying.
When I received the report, I was shocked by its lack of thoroughness. It was riddled with vague statements and generic observations that provided little to no useful information. It felt like a template report hastily filled out with minimal effort. There were no detailed explanations of any potential issues or recommendations for further action. It was essentially a waste of paper.
To top it all off, the surveyor's communication skills were abysmal. They were unresponsive to calls and emails, leaving me in the dark about any follow-up questions I had regarding the report.
After buying the property based on the survey report, I found that the house is literally falling apart and now have to spend thousands to rebuild the house. All the builders who came to give me a quote for the work said that these issues should have been pickedup in the survey. I have written a complaint letter to Able Surveyors Limited and have made multiple calls to give an explanation on what happened. It’s been a month and I have received no response from them.
Overall, my experience with this structural survey was a complete letdown. It was unprofessional, rushed, and utterly lacking in detail. I wouldn't recommend Able Surveyors Limited to anyone looking for a thorough and reliable inspection of their property. Save your money and look elsewhere for a competent professional.

Disappointed solicitors - As other reviewers have said- avoid like the plague

As other reviewers have said, don't expect the complimentary drone survey. Ours wasn't done because it was raining (slightly). Their excuse is raining heavily and very windy which is most surprising as I was one street away at the time and it was light rain and no wind. (Even the survey report says "raining slightly").
But .... they can do a separate drone survey for £350 (reduced to £200 on complaint)
Unlike other surveyors used for heritage buildings in the past - no use of thermal cameras. (RICS surveyors mostly appear to be 20 years out of date with technology).
It takes a detective to identify where certain points of survey concerns are - because the survey simply says Hall 1, Hall 2 etc and cannot be bothered to identify which hall is which. Also says Kitchen - there is concern whether there is adequate ventilation to the gas fire - but there is no gas fire in the Kitchen (sigh!)
In our opinion, if you can walk around a property and identify where plaster is blown, where mastic needs replacing and can use a damp meter, then even supposedly detailed RICS Level 3 survey adds nothing. (Should be named ROOCS (Really Only Obvious Comments Survey).
In our opinion, the survey is rushed, also mostly cut and paste and very poor quality and apalling value for money.
Very disappointed.
Yet another surveyor this firm of solicitors will not be using again. (Very embarassing to have to say to our clients "Sorry - I know it adds nothing to our initial report as lawyers on the property).

Terrible survey , missed key obvious issues

Terrible survey and extremely poor customer service. The surveyor missed 2 fundamental issues.
1. failed roof glass/skylight which consisted of 6 glasses and 4 of which at the time of survey were in extremely poor condition. All they had to do to look up and notice it. When we questioned this they sent us a picture of another window saying as you can see the window looks OK .
They missed a fundamental damp issue. Again when we questioned Ed they said the property was very crowded at the time when the survey took place. I sent them a picture saying the wall is empty and nothing there why make up stories.
All they seem to be interested is to take the money and move to the next customer

Really positive experience

Really positive experience, I was impressed with the detailed report and quick turnaround time from instruction to receiving my survey, price was competitive for London.

Avoid!

I suffered the same fate as the other reviewers. The surveyor forgot/couldn’t be bothered to survey entire rooms, the narrative accompanying the review was bog-standard copy/pasted responses.

Upon questioning why my survey was incomplete, Able Surveyors have ghosted me. This outfit is nothing short of theft.

Waste of money

Waste of money!
They basically did same work as I did when I checked the apartment but charged me for 550 GBP.

They did not check heating system (the only think I asked to check) and plumbing stuff but mentioned problems with balcony which supposed to be serviced by Management company. They mentioned crooked floor could be fixed for 100GBP, however the work was estimated with thousands of pounds by floor master.

They were not able to find a heating which if in the ceiling (as I told them), so advised to install heating panels =)
On almost every point they mentioned I should have a consultation with the expert. I thought they are experts, but seems like they are not.

Other thing I noticed this page has no reviews however when I applied for the quote it had hundreds with high rating.
