Warning, don't deal with this company

They are very quick to insist you pay thousands of pounds deposit to secure the property but don't want to give your money back to you. They say they have a 30 day refund policy but won't send it when asked to see it and it's not in any documentation sent to you.

I felt this firm was definately one of…

I felt this firm was definately one of the better ones when dealing with a company of this type. Although my present circumstances meant I couldn't move forward with House Sales Direct, if anything should change I wouldn't hesitate to return to them and they made it very clear they would welcome me back if so.
My adviser was polite, helpful, transparent and respectful.
Though I can't comment on the final outcome as I didn't proceed, through no fault of their own I might add, their manner was a refreshing change to others I may have spoken to in the same field.

Great customer service

Don't waste your time

Terrible service and incredibly misleading - if I could give this review 0 stars I would!

I recently tried to purchase a house through House Sales Direct, initially I was wary due to the £450 non-refundable charge they expect the buyer the pay (for removing the house from RightMove) and the £7000 deposit which goes to them directly, not the solicitor who must be from their approved list (which is illegal). I wish I had trusted my initial instinct.

After putting an offer down I was immediately told there were higher offers, so after a quite frankly a very pressure heavy and bullying call from House Sales Direct, I raised my own which was instantly deemed acceptable, suddenly the apposing interested parties (multiple) were no longer interest, even though my offer was a mere £1000 above their own initial offers. I was then queried about going on holiday as it would slow their sale process. Fast-forward 3 weeks, bearing in mind they suggest their sales can be completed in 7-21 days, I was informed the sellers were being "difficult", assumably due to the sudden extra costs for them to sell through the business. After calling the team member responsible for the sale each day for a week, multiple times, to no answer or call back, and multiple emails requesting an update, I have now removed my offer (though email which they've not confirmed receipt of). Unsurprisingly they are now trying to contact me frequently.

I would suggest anyone who sees a house being sold through this business to avoid them at all costs.

I recently had the chance to work with House Sales Direct, and honestly, they were better than I expected. From the first call, their team was really friendly and clearly knew what they were doing. They made what’s usually a stressful process feel way easier. I was always kept in the loop, and when I had questions, they got back to me quickly. Everything felt straightforward and fair, which helped me feel more at ease throughout.

What really stood out about House Sales Direct was how they treated me. It didn’t feel like just another sale to them they actually seemed to care. They handled everything from the valuation to the final steps without making things complicated. They also worked around my timeline and offered a good, fair price. Please read the contract terms carefully!

I initially engaged with WeBuyAnyHouse and their partner agency House Sales Direct with the understanding, based on both written and verbal communication, that my property would be marketed at a valuation range of £260,000–£275,000 and sold within 6–8 weeks. Unfortunately, the process quickly became frustrating and unclear.

Soon after signing, I discovered that my property was being advertised at a significantly lower price (around £230,000) without my consent. I also learned that the agreement included a 52-week exclusivity clause and a £1,500 early termination fee, neither of which were properly explained to me at the outset. The communication from both companies was inconsistent, and I felt pressured into signing without fully understanding the implications.

After raising a formal complaint, the agency reviewed my concerns and ultimately agreed to release me from all contractual obligations with immediate effect. This gesture was appreciated and has brought closure to the matter.

Advice to others:

- Read all documents carefully and do not rely solely on verbal assurances.
- Ask explicitly about contract terms such as exclusivity, advertising strategy, and cancellation fees.
- If you feel misled or pressured, don’t hesitate to seek independent advice or raise a complaint.

While the initial experience was disappointing, I appreciate that House Sales Direct agreed to terminate the contract without further dispute, and I consider the matter closed.

Absolutely shocking experience.

I was booked to view a property and was clearly told the keys would be in the lockbox. After traveling all the way there — surprise — no keys, no access, and no apology. A complete waste of time and zero regard for anyone’s schedule.

This kind of disorganisation shows total incompetence from both the estate agent and the vendor. If this is how they handle a simple viewing, I can only imagine the chaos if you actually try to buy or rent through them.

Avoid this agent. Completely unreliable and unprofessional.

DO NOT USE THIS COMPANY. I have given one star because I had to select something. We wanted to sell our property quickly although we knew we were selling at a loss. They did not listen to us re minimum amount we needed for porting mortgage. They did not provide investors and property developers as advised. One buyer was brought onboard and due to their reassurances that all was secure re sale we paid deposit and solicitors fees for our ongoing purchase. Buyer disappeared after we said no to further £25000 reduction on property and we had nothing to show for it. They then put our property back on the market without our consent with a further £10000 reduction which meant we couldn't have afforded to move and left us homeless. Tried to lodge formal complaint to Property Redress Scheme today, this company has been 'booted' out due to serious misconduct. Our only redress is legal route which will cost us more money. They have devalued our house publicly so difficult to try and sell now, we are thousands down and nothing to show for it but they did offer us a £200 reduction on our early withdrawal from their agreement to sell lol RUN RUN RUN!!!!

DISGRACEFUL CON MERCHANTS

One of the worst mistakes of life was to call WEBUYANYHOUSE / HOUSE SALES DIRECT after seeing an ad on national tv back in Oct 2024 . It was all great to start with promising to sell my flat quickly and at a good price. The initial salesman does the first job of enticing you to sign the basic agreement but nowhere is mentioned the length of the agreement etc. The photographer was sent around who didnt even take photographs in our case but just took photos of another agent of which I have proof.
Then before going live there was an online form much detailed to read and sign ….this was in sections ,1st section being straightforward and I signed until I started reading the second section to sign and then I found that the agreement was for 12 months and that the flat had to be vacated whereas the salesman told me that the flat would be sold with tenants remaining.
So I didn’t complete the form and called the office and a manager came back on the phone and e-mails with lot of spin on the details , that it was really a 6 month contract and that tenants could remain .
I did not proceed and they demanded a withdrawal fee of £999 or a late of £1500
as they said I had signed a 12 month agreement.
Disgusted with this I asked them to send me everything I had signed and never heard from them again.
Recently now having found a buyer, I was informed by my solicitor that they managed to place some sort of restriction at the Land Registry so I am unable to sell the flat at the moment. Needless to say I have all the e-mails from the 2 companies and will be taking legal action.
AVOID THESE COMPANIES LIKE THE PLAGUE
Annoyingly had to pay the £1600 to remove the restriction at the land registry so I could continue with the sale.
After this review the company decided to refund £999 of the £1600 but they still refuse to do the right thing and pay it all back.
£600 charge was for the late payment of their alleged fee so if the fee is returned, because it wasn’t due in the first place then why withhold the ‘late payment charge’. Will be seeking redress somehow …So unfair!!!!
Replying to the Customer services Manager .
-You know full well that there is not one signature required but several signature to complete the agreement .
I only signed the 1st bit and stopped and queried the further conditions therein the agreement .At this point I did not go any further and did not sign any more signatures and complained to the senior Manager as I’ve explained above.
I asked at that stage to see what I had been alleged to have signed ….nothing further was ever heard from your company until I found out you had registered a debt.
Also as you very well know there many other similar complaints which have been filed on Trustpilot.
I am looking at my options and will make plan to see my MP too to discuss this grossly unfair means your company resorts to extort cash from clients .
£600 remains unpaid !!!!

Avoid unless you like being repeatedly lied to and misled

I posted this review and have since been contacted to remove names. I have done so, however it is worth noting that this 'company' are happy for names to be left in reviews which are positive - I would say it is customer beware when dealing with this 'company'.

We contacted webuyanyhouse in December of 2024 to sell our property, we were instantly misled. This, unfortunately, set the tone for the whole transaction!

B* assured us that we hadn’t signed a contract, only to have another member of staff (I*) later send the contract out to us with a signature on it. We were not shown this contract, and this led to webuyanyhouse putting a hold on our property with the Land Registry, until after the cooling off period. We were however sent someone else’s contract which is a huge breach of GDPR - I was told not to worry about it when I questioned if our details would be handled more securely.

We were passed from B* at Webuyanyhouse to I* at House Sales Direct. This is the company you deal with mostly, and they are absolutely dreadful. All of the staff members are liars, they promise things and underdeliver. It is almost impossible to get hold of any employees to answer phone calls or emails, and only when you threaten legal action and to speak with a manager do things progress. I* told us that the people buying our house were pre-approved investors, another lie, as they then advertised the house for sale below market value on rightmove. Something else we didn’t agree to! Their claim that the house will be sold in 6 weeks is another lie, they mean 6 weeks to offer - not that they explain this when you agree to use their services.

H* was our next contact at House Sales Direct, and I felt sorry for her. When we did manage to speak to her on the phone it was difficult to hear as behind her the men shouting sounded like a trip to the football! We could hear swearing, laughing, and general shouting - presumably about other clients they were misleading. H* then proceeded to act like a middleman to liaise between ourselves, our buyers, their solicitors, and our solicitors. You do not get to choose your solicitor and we had a solicitor assigned to us - he was absolutely useless! My husband eventually spoke to his boss, after our onward solicitor, H*, and ourselves had spent three weeks chasing a response to an email, and it was only then did we actually hear from him and the work was completed.

Overall this company were awful to work with, it has been four months of chasing, arguing, reporting, and stressing, to get to completion. Thankfully we have sold and no longer have to speak with them. If I was H* I would change role as she was the only competent member of the team, and I would advise anyone against using their services.

They have since asked me to remove the names on the review - but are happy for the ones which are positive to have names in. Beware of this company!

Avoid at all costs

There is nothing positive i can say about this company. If I could give less than 1 star I would.

Every member of staff at this company is useless. The levels of incompetency at this company are unrivalled.

We tried to buy a house threw these. Was advised that a survey had been done and there were not issues at all with the house. When I had my own survey done it was 88 pages long with problem ranging from damp to a garage that was close to collapsing. The images they used to advertise were not representative of what the house was actually like.

We had to pay a deposit to secure the house which was a nightmare to get back once all the problems were identified. I had to threaten with court proceeding to actually get my money and even then it took over 6 weeks for them to give me it back.

This is the second review ive posted as they had my previous review removed because the truth hurts that much.

I can’t give 0’stars here unfortunately. They even deserve less than zero. Very unprofessional. I accepted offer for one of the house listed by them. They asked me for 4000 refundable deposit and 450 registration non refundable fees which I transferred. When I got all the paperwork, me and my solicitor was very shocked to see that the acceptance offer paper signed by the seller had 35000 pounds less mentioned on that. They were actually selling that house 35000 less than the offer accepted by us. I don’t know what was wrong. They were speechless when I spoke to them. I withdrew the offer as suggested by my solicitor which everyone will do. I requested my 4000 pounds deposit refund as that was fully refundable according to the contract. They were replying me everytime that your refund will be processed soon. These people are big liars and very unprofessional. Everytime I rang them for deposit. They use to say same thing everytime that they will get back to me but never got a call back from them. After that they gave me a date after about one month that I will get my refund on that date. I reminded Hasan and he replied me back that he has already processed the refund and I will get in few hours. He was definitely lying to me as I never got any money back. I know how I got my deposit back by calling and emailing that about 1000 times and they hold my funds for anout 2 months for no reason. Please avoid these unprofessional people. Never ever give them deposit. You won’t get it back.
