Avoid This Company – Misleading Promises and Poor Service
This company advertises and sells its service on the promise of selling your property in “as little as 7 days.” This was also stated on their website and mentioned repeatedly in their sales pitch. However, when they fail to deliver on that promise, they refer you back to a contract that locks you in for 52 weeks, without regard for the commitments made to secure your business.
In my experience, their customer service was poor, and some sales representatives were extremely unprofessional and rude in their communication.
If you value transparency, honesty, and respectful treatment, I would strongly suggest looking elsewhere before committing to their services.
Glad I read these reviews first. Definitely a scam company. I was told I had to use one of their appointed solicitors and that they wanted £7000 deposit but I couldn’t see a legal pack or have any relevant information until I had the offer accepted and deposit paid. I said I was happy to make an offer but wouldn’t be paying a deposit until I had all relevant legal information regarding the property, a very reasonable request I thought. 2 minutes later get a text saying property no longer available 🤣🤣. No phone call wasn’t even interested in my cash offer 🤔. Would stay well clear of these

If I could give this company negative stars, I would.
This has been, without question, the most appalling and unprofessional experience I’ve ever had with any business. The sales process dragged on for five times longer than initially promised — a timeline that now seems laughably optimistic in hindsight.
Throughout the ordeal, I was repeatedly misled by various members of their team. The level of dishonesty and inconsistency was staggering. Their approach was not only pushy but also deeply untrustworthy, leaving me with zero confidence in anything they said.
And just when I thought the nightmare was over, we received the keys — only to find the property in a disgraceful state. It was filthy, and numerous issues they had explicitly promised to address were simply ignored. No follow-up. No accountability. Just empty assurances and a complete lack of professionalism.
I would strongly advise anyone considering doing business with this company to think again. Save yourself the stress, the frustration, and the sheer disbelief that such incompetence can exist in a professional setting.

I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss.
Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising.
Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel.
Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication.
Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse.
This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays.
Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust.
Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice.
In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.”
Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days.
I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove.
By the end of the ordeal, it was clear I was no longer a priority for them.
In summary:
Do I regret choosing HSD? Absolutely.
Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No.
If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Don't trust them. They are complete liars. I spoke to the purchasers. They said the agents told them they had to pay more I wouldn't accept their offer whilst telling me the purchasers were reducing their offer or pulling out. This is financial fraud. They lied there was no agents cost to me. They deceived me at all times. They have no contract to say what any fees might be and no contract to say they can pocket the difference between what they lied to me the real offer was, should I accept it, and the actual offer. They should be jailed as con artists and thieves. Sell your property at a lower price yourself to attract buyers. They lied they would advertise at £220,000. They advertised it at £189,999 and quickly dropped it to £170,000 without my knowledge or approval. They lied I would get a non returnable deposit
They lied we would exchange contracts in the normal way. They lied they had been offered £167,000 when it was £179,000. They lied the buyer had no costs. They never sent me a contract but lied I had signed one. They employ solicitors Laura Holmes Carbon Law they say they will pay their fees the buyer has nothing to pay. I have just completed. I received not £179,000 but c. £166,000. Carbon law say they took £1100 from the agents fees (or my sale money) and paid the agents (without authority from me) £11,000 fees from my sale money.
Rang occasionally blustering and contradicting themselves in a computerised 5 minutes slot. Cheats, liars, many different people involved. Should be closed down in my opinion.

Costs were over £9800 on a sale of £165k - hidden charges everywhere - even more hidden charges on completion day. No increase in speed than a standard service as the speed depends on the buyer. If you are looking for something quick - go with a cash purchase site, if you are ok to wait go with a standard agent who wont tie you in.
