Don’t ignore the reviews they are true!!!

My experience with House Sales Direct has been heartbreaking and incredibly stressful.
I was promised my purchase would be completed within eight weeks, and here I am seven months later with no clear answers and no progress.
I trusted them enough to pay a £7,000 deposit plus £450 to take the property off the market, and now I feel completely abandoned.
The lack of communication has left me anxious and confused, and I honestly feel misled.
At this point, I’m preparing to go to court just to have a chance at recovering my money.
This entire experience has taken a heavy toll on me, and based on what I’ve been through, I cannot recommend this company.
I will spread this feedback all over the social media , hoping that other people won’t get in this horrible situation ,in what I got into

Extremely poor experience with House Sales Direct. After paying a £10,000 deposit, the sale fell through due to the agent's gross negligence. They provided incorrect solicitor contact details, which caused a 20-day delay. It appears this was used as a tactic to stall the process while they collected other offers behind my back.

Now, both the vendor and the agent are blaming each other, while House Sales Direct is refusing to refund my £10,000 deposit, directly contradicting their own written Terms & Conditions which state a full refund will be issued if the sale fails through no fault of the buyer.

I have remained committed to the purchase, yet they are withholding my funds. I have now issued a Formal Letter Before Action and will be taking this to the Small Claims Court and reporting their conduct to The Property Ombudsman.

Buyers beware: This agency’s lack of transparency and refusal to return funds is unacceptable. Do not trust their 'guaranteed' deposit schemes.

This company is terrible and prey on the vulnerable. A complaint has been sent but they cant even follow their own internal policy of responding withing 14 working days which adds to the dishonesty I mention later on.

First of all, I was told that there were no solicitor fees or estate agent fees when selling with house sales direct unlike a typical estate agent (it also states this quite clearly and proudly on the website). This was not the case, I found out that the offer I was being fed from my case handler was £10,000 lower than the actual offer being made. There was apparently then some 'back and forth' between the handler and the person making the offer and this then reduced to a £5000 fee. This has led us to believe that the back and forth was actually internal within the company and nothing to do with the offer being made by the buyer. This is still unacceptable based on the statements made to me and the statements made on the website. This is also nowhere to be seen in the contract I signed with HSD. 

The first offer we had for the house was £75000 which was £50000 lower than the list price (which is worded in the contract as 'you agree to sell to us between this price and this price') but the person on the phone had great pleasure in telling us that we had an offer within 5 days as stated on the website. This offer was insulting and we really didn't appreciate being gaslit like that by the person on the phone.

Secondly, my house was reduced in price several times without my approval which is absolutely not standard process and I should have at least been consulted each time. I was only consulted on one occasion of the house being reduced in price.

In my contract there was a clear statement which read i would not sell my house for less than the fee agreed at the time of valuation. I ended up having to sell for £25000 lower than that and all of the price reductions took it further and further away from the contracted value. If I have to abide strictly by a contract then why shouldn't they?

There was a legal fee of £142 added onto my final bill which was not discussed with myself prior at all. Considering all solicitor fees are 'covered' then shouldn't this have been covered as well?

There was also a huge amount of miscommunication which led us to believe we were moving house two weeks earlier than the actual date we moved. This cost myself extra days in annual leave that I could not really afford to take, as well as fees for dog boarding which in total amounted to £500 for a booking that we didn't even need, all down to correct procedures not being followed.

Also on the solicitor's side, our case handler left the business (Ackroyd) and nobody told us which meant I had no communication with the new person handling my case. I found this out by chance because I had to ring due to no progress being made. Ackroyd were also basically impossible to get hold of, several phone calls were made but only once did I actually get to speak to the person handling my case.

The solicitors also didn't seem to know the process of house purchasing/selling when in a chain. The normal process was not followed which is what led to the previously mentioned additional costs on ourselves for a moving date that didn't happen. If you are planning on using HSD, then you can insist on using your own solicitor which i wish u had from the beginning.

The entire process was untruthful and incredibly misleading and I'm disappointed to see a company would go to such extents to take advantage of vulnerable people like this. Our reason for attempting to sell quickly was because of a newly diagnosed disability for my wife (Multiple Sclerosis) and she needed to be closer to her support system. Stress makes this condition worse and HSD without a doubt exacerbated the issue

Read the negative reviews 1st - they make up 27% of House Sales Direct feedback and are a true reflection of how appalling this company really is. 
My experience began back in July when I contacted Webuyanyhouse.co.uk to sell my property. When I asked why I should choose them over a traditional estate agent or Auction route, I was given the reply 
'We can sell your house in as little 7 days, all costs included and without delays or complications. We offer a slightly lower price than market value, but that's how we can move quickly and efficiently - everything is managed internally'
I did not accept the cash offer but was told 'Our sister company House sales Direct can achieve a better price; they take slightly longer as they work more like an estate agent. Typically, a sale with them takes around 6 weeks to complete'.  Looking at the website promises and keen to sell quickly after being let down by a previous buyer, I accepted the HSD offer. 
Initially, they seem keen, the sales patter makes out that there's loads of interest. Once a price is agreed. This is where the whole process has turned sour for us - passed from sales rep to rep, all making empty promises, messing up even simple tasks like arranging a survey. Disappearing from contact for weeks. Delivering nothing than false completion dates and deceit by non-disclosure who your buyer actually is. 
The property we are selling is possibly one of the easiest transactions for a solicitor/conveyancer to deal with. It's a no chain, freehold, vacant possession. I'll use quotes from the House Sales Direct Website followed by what actually happened to us. 

'Our efficient, fully managed process allows us to sell your property in just 7 days with no delays or complications'

Absolute rubbish. After 17 weeks, the exchange of contracts fell through.  8 weeks for their buyer's solicitor to ask questions. Took so long that the valuation aspect of the survey expired and had to be started over again at week 15. It then came as no surprise that this 2nd Survey came back with Serious structural defects that meant they couldn't complete the sale.  Only one issue had been highlighted on the 1st Survey and HSD had deemed this sufficient enough to proceed with the sale originally.  An absolute waste of 17 weeks when we could have sold by traditional methods with less hassle. Continual excuses and empty promises throughout.

Again, absolute nonsense. Your Cash buyer is the holding company for House Sales Direct. (Check Companies house) They are not just selling your house; they are also the buyer. Surely this would make the whole process smoother as it's an internal transaction? - No, it's a massive conflict of interest, all waiting for chief Weasels signature.

Really? 17 weeks to fail to complete what should be an internal transaction. The only focus I saw was pressure to leave a 5 star trust pilot review as it obviously affects the sales team individual bonus each month.

Ignore the website - a massive misdescription worthy of a Trading Standards investigation. Look at the negative reviews instead and you'll see a pattern emerging that you'll be dealing with Snakes and Weasels, complete incompetency, and you'll pay extortionately for the privilege too if you decide you want to pull out.  The contract you sign is for 52 weeks too. You're completely tied in. 
Read the Webuyanyhouse.co.uk and Ackroyd Legal trust pilot negative reviews too - truly awful. Anyone who takes the time to write a negative review is obviously as equally livid as me. Don't make the same mistake.

Nadia was great! Kept me informed and took a lot of pressure off me! Having to sell a parents bungalow as power of attorney can be a nightmare but they handled most of the paperwork and pressure!

The company maintain contact with you throughout the process. Big shout out to Joe excellent telephone manner as do all the staff. Today Joe organised second viewings for me. Prompt quality service all arranged within 20 mins. Brilliant. Thanks to Joe, Kam and the team.

Avoid this company like the plague. Fake 4-5 star reviews, and they use underhanded and bullying tactics to scam you out of your money. There's a couple of dreadful stories in multiple forums about dealing with these cowboys. Avoid.

If you want to buy/sell a house, deal with a local estate agent.

I recently worked with Will during my property purchase, and he was absolutely fantastic throughout the process. He kept in constant communication and was always quick to update me on any developments.

There were quite a few challenges along the way — from mortgage valuations to survey issues and price negotiations — but Will handled everything calmly, efficiently, and with real professionalism. He was always friendly, polite, and proactive in finding solutions, which made what could have been a stressful process much smoother.

It’s clear that Will genuinely cares about his clients and goes the extra mile to get things done. I’m very grateful for all his help and would highly recommend him to anyone looking for a reliable and dedicated estate agent.

Following your colleague Meghan’s unsatisfactory response to my email in August 2025 and with reference to your reply dated 19 November 2025, please indicate the contract clauses that clearly stipulate and permit this practice in accordance with the terms and conditions.

You breached these terms when you :

1- Reduced the selling price of my property on Zoopla without my knowledge and authorisation (guide price £260,000 - subsequently £240,000, £232,800 and £225,000).

2- Submitted an application against my property to the Land Registry via Hawksmoor Equity Limited without my knowledge or prior consent

3- Conducted a survey without a corresponding report.

You failed to meet the terms.
These actions constitute misrepresentation of agreed terms. They have caused me financial loss, damages, distress and depression.

Furthermore, your team had been communicating with me by email.
My email address remains the same and is still active! I have not received any email from your team since August 20, 2025.

I would rate 0 star if I could.
I am extremely disappointed and very frustrated with the way HOUSE SALES DIRECT handled this matter.
Under our agreement, if an offer fell below £260,000, I could withdraw with no fees or costs No action to be taken without my prior consent.
1. They put forward an offer of £240,000 and £232,800 without my agreement.
2. Later presented a £220,000 offer, which I reluctantly accepted under the 20 June 2025 contract signed on 27 June 2025, then they withdrew it.
3. Used my signed acceptance letter (dated 20 June) without my consent to proceed with a different offer of £225,000.
4. Applied to the Land Registry via Hawksmoor Equity Limited without my knowledge or authorisation.
Even if the walk-away amount remained the same, they had no right to reuse an outdated signed document for a different offer without my prior consent. I am the signatory, and no decision can be made on my behalf without my authorisation.
No clause in the contract permits this.
A survey was conducted without a corresponding report, which is irregular.
- Reduction of my property’s value online without my consent,
- Offer made below minimum price agreed,
- Property photographs taken without a survey report,
- Misuse of my signed acceptance letter,
- Unauthorised Land Registry application via - Hawksmoor Equity without my consent.
These actions have caused me financial loss, damages, distress and depression.

Many years ago me and my husband sold a house through House Sales Direct had such a great experience that when we found ourselves in a similar situation they were the obvious choice to contact.
My first consultant was the incredible Kam he guided us through the process with such clarity and professionalism and we felt so supported. He truly had our best interests at heart, called me weekly with updates, even contacting our tenant on our behalf. He was such a delight to have helping us, super friendly and kind and every call always had me smiling, even though we had a tenant not wanting to move out Kam remained patient and optimistic which of course was super helpful.
When he handed me over to his colleague dealing with the next stage of the process I knew I’d miss him and I thought that I would be unlikely to receive the exceptional customer service than he had shown us. Turns out House Sales Direct has the most incredible team and Jordan was every bit a superstar that Kam had been for us. Jordan was brilliant at managing our expectations on offers and we were over the moon that he negotiated what we asked for with a buyer that felt such a great fit for us. As with the amazing support we’d received from Kam, Jordan also called me weekly to check in and update me, he was very knowledgeable of the market, super friendly, professional and very reliable. Both Kam and Jordan were always so happy and cheerful on the phone, people often say selling a house can be stressful but with Kam and Jordan we had such trust in them that there was no stress. I feel so blessed to have been allocated these two wonderful men who have gone above and beyond to ensure a positive outcome for us. I will miss their friendly voices and want to thank them for all they have done. They come Highly recommended by us.

When dealing with HSD, our initial experience wasn’t the best. However, as soon as Razan stepped in, our experience and confidence changed completely. She really gave us a confidence boost that the sale of the property would go ahead and explained all the timelines and next steps. Raz was so diligent at chasing up the buyer, solicitors and made sure that the process and any actions needed from us were convenient and timely.
