I recently completed a flat purchase with TWM Solicitors and would not recommend them.

The partner on my case was unresponsive and frustrated the vendors so much that they almost withdrew from the sale.

I then complained to the senior partner, who shockingly blamed me for causing the frustration when there was proof in writing from the vendor's solicitor that the vendors were fed up with TWM.

They caused me a lot of stress, and I would avoid them at all costs.

I was a client of TWM for 2 years in a family law matter. I spent the equivalent of my annual income in fees with them.

The Partner that handled my work was helpful, experienced, proactive and efficient. Sadly, her good work has been overshadowed by a bad experience. At one stage, the Partner was was on leave and I needed to seek additional help. My search for additional help was not handled professionally and politely – instead, I experienced very unpleasant treatment by a senior member of the firm. I consequently had to raise a formal Complaint with the firm. Rather than show some recognition, humility and self-awareness, the response to my complaint was a mixture of denials, irrelevancies and aggressive counter-accusations. Consequently, I then had to escalate my complaint to the Legal Ombudsman, the organisation that handles unresolved complaints about law firms. They investigated the matter and required TWM to write a letter of apology.

TWM’s website tells you that they seek client feedback “at the conclusion of every matter” and their website usually provides impressive monthly statistics of client satisfaction. Well, that depends on who you have asked. My matter ended three months ago and I have not received a feedback form, despite requesting one. A different story about TWM is told by the Legal Ombudsman. The data they published for 2021 shows that there are only 25 firms (out of a list of 1252 firms) with a worse complaints record than TWM.

When you use a law firm you expect to be treated respectfully and professionally, not to be insulted, threatened and treated with contempt. I would not recommend anyone to use this firm.

We had Claire Hastie help us with two mortgages and a very tight deadline - we found her speed and professionalism second to none. Claire and her team helped push everything through on time and we were very pleased with the service all round. Would definitely recommend Claire to anyone purchasing/selling.

Unfortunately had to use this firm due to the nature of our mortgage. Very poor communication throughout and now 8 months later they have not finalised the transaction which means I cannot manage the property with the freeholder. Avoid if possible

After using TWM to purchase my property I found the service awful from start to finish. My solicitor was near on impossible to contact. It was evident to see her workload was too much which resulted in a number of solicitor errors. I noticed after completion the conveyancer had given part of my freehold away. After making a complaint the handler admitted they were at fault over the telephone and would correct this. After months and months of chasing their stance seemed to change. After again another unpleasant encounter I am now left with no choice but to take up my complaint with my mortgage provider and the legal ombudsman as my property is now effectively not mortgagable due to the firms negligence. There offensive “solution” of offering indemnity insurance is unacceptable and doesn’t solve the problems they have made for both myself and my lender. When putting in your trust in so called legal professionals it’s extremely disappointing when you are let down. Common decency doesn’t seem to apply in this firm, nor customer service at that. I would not recommend anyone using this incompetent firm.

We had the pleasure of working with TWM solicitors in the Leatherhead office on the simultaneous sale of our property and the purchase of a new property. Our solicitor was Carina and I cannot say enough about how incredible she was on both the sale and the buy. I truly believe that if it wasn’t for Carina our sale and buy would not have went through.

The communication throughout was exemplary! Carina took the time to properly answer our questions and in my mind went well above and beyond. When it came time for the bill I was very much expecting to be charged for all of the extra work that she had done, but the bill was for the agreed upon fee!

I am not going to lie, this sale and buy was a horrible experience, not because of our solicitor but because of the incompetent solicitors that our buyer and seller instructed. These other solicitors were absolute dullards to the point where our solicitor had to point out very simple things to them in regards to an insurance policy and chase them dozens of times for standard updates

There were a few occasions where Carina correctly anticipated and acted on what was going to happen next. She prepared in advance to ensure that things ran as smoothly as possible.

We specifically went with a solicitor that was in a brick and mortar building that we could drop in on if need be as we know that buying and selling property is somewhat on the time table of the solicitor that you hire and the solicitors involved in the chain, our chain was small, 3 people long, but the other 2 solicitors involved were from solicitor farm firms who were at times impossible to get ahold of and extremely disorganized even at the point of exchange! As I said above, I put the sale and buy going through on our amazing solicitor Carina.

Thank you so much Carina! My family and I are so grateful for your hard work!! And thank you TWM, if ever we need legal work done we will absolutely be getting in contact.

Luckily we hired good solicitors to help us (Simon Burdett-Dixon and Michael Jones over a number of years). So we succeeded in reclaiming a large sum of
money, even though other solicitors had given us advice to the contrary. The case was very complex and lasted many years, TWM explored all the possibilities and a successful outcome occurred due to their efforts.

01/12/21 - 1* review because the initial service didn't meet my expectation. A simple acknowledgement after submitting the initial documents and setting some expectations would have avoided this rating & a complaint. Something along the lines of "Thanks for sending the documents for which we acknowledge receipt. We will review this & you will hear from us in 3 working days with an appointed Solicitor & their contact details, unless we need further information" A communication similar to this would have sorted the matter.

07/12/21 - 4* review because once my issues were listened to it was acted quickly upon. Further updates will be added as case progresses.

I have just finished a remortgage and the smooth ride I recieved from TWMsolicitors was great I mainly dealt with Will Macauley.

TWM Guildford represented me for my house purchase in 2021 and have shown themselves to be below the standards expected of their profession.

TWM have left me with thousands of pounds in costs. Failed to meet the standards of practice and comply with rules and regulations.

Last year I received an enforcement notice from Guildford Council advising my garden did not have planning permission. A fact TWM either missed or failed to make me aware of.

I contact TWM directly for help and advice, my calls and emails were totally ignored. Here we are months later, TWM have not provided any assistance, have even failed to provide a final response to my complaint!! I received an email on 18th February advising they would contact me the following day... I have not heard from them since.

TWM have failed me, left me to resolve the problem alone. I have had to pay out thousands of pounds to try to appeal the enforcement with the council, which is still ongoing. I am suffering untold stress and costs!

Annoyingly I have had the pleasure of dealing with this company twice now as the lender said it would be easier and pretty much forced me to go through them. If I buy another property through the same lender I will only do it if I can use someone else.

If you are buying a property you will be assigned to someone who only works Monday, Wednesday and Fridays and takes forever to respond to any emails. Its literally impossible to call her so you are simply just left in the dark for most of the time. There is no communication to keep you updated and when there are so many moving parts to buying a property and people chasing you its nice to simply get an update in order to feedback. I appreciate how busy people are but if you are that inundated then I suggest you turn down business or get more staff.

Second experience already knowing about this lady (apparently you're not allowed to mention names as TWM have removed this review about 5 times now) I advised I didn't want to work with her again, I was again assigned to her. After plenty more no responses her boss a Partner and Head of Lending decided to take over. Ironically he is also the complaints handler for his department...

I imagine This chap is extremely busy and you get the view he is a bit above dealing with these things which I agree may be the case. He did get it over the line for me eventually and was marginally easier to get hold of then 'her' but it still took over a month later for my final statement and again plenty of chasing on my part. I purchased a HMO with tenants in situ so I needed the deposit as it was near the end of their tenancy. The initial excuse was that this was sent in a cheque from the seller to them but we all know it doesn't take over 4 weeks for this to clear..

I felt I waited patiently. I called the 'Partner' and whilst he doesn't ever answer when I call from my own mobile or landline he certainly does answer when I borrow a colleagues phone and call on a number he doesn't recognise... This of course could be completely coincidental but take that as you will.

I will never ever work with this firm again. I honestly think their service is shocking. Its a shame as there are other members of staff that are actually very good. Another solicitor in lending (cant say his name apparently but initials are WM) was excellent when I came to refinance one of my properties (again same lender) but unfortunately his good work has been over shadowed by the people named.

I find it ironic you don't want bad reviews and have done your best to remove this on multiple occasions. My advice is be better...

I actually have just purchased another property through Lightfoots and I cant speak highly enough. They literally respond within minutes and the whole process was seamless so I am confident your service should be better.

I really hope you improve your service for future customers.

An absolute disgrace!

The below review is 100% factual.

I was purchasing a property and had the misfortune that Foundation Home Loans instructed TMW for conveyancing.

Foundation Homes Loans instructed TWM, after which I paid for searches, head of conveyancing confirmed searches had been applied for, however 6 weeks on I received an email from TWM that searches have just been applied for (for clarity they did nothing for 6 weeks!), I then raised a complaint via my work email address (which happens to be an estate agent) advising them should I miss the stamp duty holiday deadline I would expect them to cover this cost, they then instigated a BOGUS investigation in trying to link my purchase with my estate agent, again for clarity if this sale was to go through my estate agent there are certain protocols I would be required to follow however even after advising them that this is in NO way linked with my estate agents nor would my company financially benefit on completion they continued to pressurise/bully the seller and the sellers solicitor (who then point blank refused to engage with TWM).

The seller confirmed in writing that the sale was NOT agreed through my estate agent, Foundation Homes were aware that this purchase was a private purchase and not through my estate agent.

They are an absolute disgrace and solely relay on bully boy tactics.. please read all the negative reviews on google and trust pilot and my sentimental's will be echoed that this company is a shoddy setup with bunch of pathetic non practicing solicitors.

The director was copied into every email but did not have the decency to respond!

My clients were having serious delays on problems on their purchase completion as 3 sets of solicitors were involved. As their mortgage broker I had to get involved before these problems meant the whole deal fell through. Out of the 3 legal companies I had to deal with, TWMs staff were the only team to give me immediate, clear and concise responses on requirements. And they worked with me to move mountains and saved this purchase for my clients. They were also excellent at following up on everything and TWM put the other legal firms to shame. Good job TWM!

I engaged the services of Ms. Josephine GH at TWM, and she was extemely professional, skilled, effective, level headed with sound judgment and of a high oral advocacy. If I ever needed a solicitor in the future I would retain her.

I had the misfortune to come across TWM Solicitors due to a boundary issue, their 'dispute resolution' team represented my neighbour.
Their involvement made a simple situation incredibly complicated and confrontational. Exacerbating an issue that if had been dealt with as adults could have been managed swiftly but with their intervention desended into a legal circus. I felt they took advantage of my elderly neighbour to maximise fee potential and often their points had no basis in law. I was threatened with court action in every letter (there was approx 15) but this never happened. In the end they achieved nothing.
The low point was that they stated in a letter to blight my property and to prevent it ever being sold if I didn't agree with their clients demands. I think any reasonable person would say this was underhand and they were also very personal in their letters and stated facts incorrectly.
If you come across them don't fall for their bully boy tactics, stand up for yourself. For example they read another review a few days ago and immediately threatened me with legal action and contacting my employer rather than reviewing their own conduct or to understand my experience and feedback. I felt this proves my point in a nutshell. The MD hadn't even read my file to see if my points were valid.

Per their reply my comments are on their tactics and approach which I think everyone can agree lacks integrity and honesty, whether you instruct this firm or are dealing with them this post is aimed to give everyone confidence when dealing with them. I will add their efforts achieved nothing, except I believe they recieved a large fee. But it does seem they don't like an honest review or free speech, whatever the viewpoint.
