I called in and spoke with Patrick Kilby from the TWM Solicitors in Cranleigh branch, I was shopping around for a good solicitor and price to buy our new house. I was happy that Patrick took the time to have a chat and give me a quote. I told Patrick that I had quotes from £1600 to £1850 total to buy our new house. He said he could do £1500 and printed out the quote. From the quote it included everything and I thought that's all ok, in Scotland i get charged £850 from my solicitor to buy and sell, so thought it's Surrey's prices, anyway we found a house and he told the mortgage company that the house had problems and they pulled the mortgage straight away, so couldn't continue with that property. He decided to charge us over £1300 I was very angry with this and had a meeting with him. He said don't worry about that I'll put it on hold and charge you £750 for the next one, so I thought ok it's going to be around £2000 total. Anyway we buy our next house and it all goes through, I get charged over £3000 total, they have totally ripped me off and they say they will charge a set figure and then add on all the searches and VAT. I don't think this is right when you get a quote that should be the price, understandable there may be a few small changes for things added but not that amount. Even though Patrick was very efficient, I will not be using again. I will also be taken further action with the legal ombudsman.

The prompt attention and thoroughness of the work done was commendable. We shall be using TWM again for our next property purchase in London soon. I hope!

Was trying to get a an estimate for conveyancing because this company is recommended by a mortgage company I'm dealing with.

From the outset they didn't read emails correctly, resulting in an incorrect quote.

I tried to contact them multiple times on the phone, to be told "they're all out at lunch, call back in an hour" (I'm international, with a 6 hour time difference, so that's not possible.) I was also told by the receptionist that "I don't know if we do international conveyancing).

We then asked them to correct the quote. A partner at the firm then decided to just put the quote on hold.

When I called and spoke to him, he was quite rude and said that "If we were questioning fees at the estimate stage, it might be better to seek other solicitors".

To be clear, we were actually seeking them to put the correct stamp duty figures on the estimate. If they can't do that, or be bothered to answer the phone - we'll just find someone else.

Turns out they were considerably more expensive than the next people we spoke to (who were available on the phone, and able to provide an accurate estimate to me).

I staircased to 100% ownership of my leasehold property on 18 June 2021 and following the purchase of the additional share extended the lease which completed on 31 March 2022. I instructed TWM on both transactions.

Unfortunately the conveyancing work was less than satisfactory. Wrong address quoted in correspondence (many occasions), typos and mistakes in the documents.

Both transactions took a very long time to complete. I don’t doubt for a moment the freeholder/seller was slow to respond but my conveyancing team (partner and secretary) weren’t exactly proactive themselves. I constantly had to chase to get anything done which became exhausting with my phone calls and emails often ignored. The secretary was less than helpful and painfully slow at dealing with my requests.

I also find it unbelievable that a solicitor fails to ensure that all legal documentation and process is followed so that everything remains above board and legal. It was a real worry not feeling confident in my team’s ability. There was a lack of action and attention to detail which is 90% of the job and I really dislike that this has caused harm to my mental health.

It recently became apparent to me that neither my purchase of the additional share nor the lease extension had been registered with the Land Registry, despite completing on the purchase on 18 June 2021 and the lease extension on 31 March 2022.

If the transaction details continue to be unregistered with the LR then potentially I could lose out on a prospective sale should I choose to sell in the near future.

My solicitor has assured me the registration with the LR will be actioned so I await an update from them before commenting on my experience in my next review. I will look at the complaints procedure but would prefer this was resolved through constructive engagement and for TWM to put everything right.
