We need to apply for garage conversion permission for our rental property, which is managed by HML. Our estate manager is Darren‑Martyn Emedo. I explained the issue to him and the urgency. Fearing this could take weeks or months, he immediately understood my issue, find a solution and got it all - all within a couple of days. Eternally grateful he looked after us so promptly and empathetically.

I paid £516 for the sales package. Most of this was basic information. My buyers raised a number of questions which only the management company could answer. They did not really answer them and I had to chase them myself. They said they had refered the questions to the property manager and were confused about the subject matter of the enquiry.
I was advised that they had replied to my solicitor regarding some questions. I did ask for a copy of that e mail as I doubted its integrity. I never recieved it. Hopeless but it is monopoly Very poor service

Awful company with awful customer service. I don’t blame staff who work for them, as I think they create a culture where it’s difficult for the staff to help. Took over a year for a leak to be fixed in my flat. I’m always chasing them and get no updates. If you can, avoid using this company! Sadly they are my managing agent for my building, but we are putting pressure on directors to change them when next possible.

Despite multiple complaints, no action has been taken to repair the streetlights in our street. This negligence has left our streets in complete darkness and poses a significant safety risk to all residents.
We pay our service charges on time, yet even the most basic services are not being provided. This lack of responsibility is unacceptable and has completely destroyed our trust in your organization.
We demand an immediate resolution to this issue. Should you fail to act, we will escalate this matter to higher authorities and take legal action if necessary. Our patience has run out!
We expect you to address this immediately.
UPDATE:
What do you mean ‘are the lights under our control or in the managed land’ of course they are under your control. We pay you all that money for nothing. Is your duty only to take money from the people's pockets without providing service? This is under your control. You are not doing your job correctly, but you know how to send invoices when it comes to asking for money.
How many times have I emailed you? Am I an idiot or what? ????? I'm sending it again, take care of it.

I live in a block of 12 flats managed by HML. Issues we have had include:
1) Hole in our finances due to someone not paying their service charge. This has been going on for over 3 years, where it has apparently been with the HML fraud team with no progress.
2) Repointing work done on building, which fell out again. Reported in due time to HML, but they did not follow up on this and we missed the guarantee window to get the contractor to return to fix their work. Now we have to pay for it to be done again.
3) Getting estimates to do additional repointing and rendering work was taking at least 2 years, despite numerous chase emails. Eventually the freeholder stepped in to source estimates themselves, which now included the failed repointing as per point 2
4) Our local HML Property Manager not responding to emails about difficult subjects, and once on a call, when we mentioned where we were calling from, she said "oh, I've had enough of that place". Basically inept.
5) Our freeholder is now in the process of letting HML's contract run out and then will appoint a new agent.

After a truly dreadful experience last week, I spoke to Jasmine Rekhi this morning and she was fantastic. Totally professional and very efficient, Jasmine resolved a situation that had been outstanding since August 2024. I cannot praise her highly enough
