Hml still haven't managed to sort the lift in my relative's building, E14 6JS, it has been out of action since before Christmas . They said the parts should arrive on the 11th. Now they appear to need more parts. Why do they not employ a reliable lift company who have a store cupboard?

As a business owner of a small gardening company in which we are subcontractors for HML Group , I would never recommend HML Group as a client or as a subcontractor. I am currently dealing with an unpaid invoice from back Nov 24 which I requested to have it clear before Christmas time. Nothing happened. After new year , I phoned and emailed the person in charge but he was on holiday until the 13.01.25 so we were taking that this invoice should have been paid 1 month ago and I am still waiting. I phoned several people on this company , leaving phone messages and several emails and nobody has yet responded any of my messages. It’s disgraceful! If they knew how much it affects a small business with these delays. Overall my own experience with them is 0 professionalism , 0 communication.

Their accounts department are incompetent. I have written a negative review before a few years ago, nothing has changed, only got worse. Three times I have had to correct them on what I owe and what I should be paying, they were wrong each time, and finally admitted their mistake. Extortionate fees, for little work done, criminal, someone somewhere is fat off our money.

Very efficient service,
I rang in for copies of my invoices and Jasmine Rekhi (the lady dealing with my block) immediatley scanned these over to me. I just needed to provide the name of my block and this lady complied.
Just a simple thing but I was most impressed wiith Jasmine's positive attitude and professionalism. These invoices are very important for me. It was so nice to experience a great service without having to plough through an army of red tape!

This company are awful! We've owned and lived in our property for over 7 years and they are over 15 years old now. Every year HML send us increasing fees for their services and if you refuse to pay until justification of charges are given they add £90 on each time for late payment charges! I've continually asked, as have many of our neighbours, for a breakdown and explanation of the charges, most of the time our emails are ignored and when we are finally given an 'explanation' of the charges they are ludicrous...things like hall hire for meetings (when no meetings actually take place). Our development is messier than ever with overgrown weeds and plants in alleyways, and yet we are charged 'gardening fees'. I honestly can't see what this company actually do to better develop or even maintain where we live?! It's downright criminal and I'm looking to take this further!

My "management fees" for my FREEHOLD property has shit up from £164 to £221 this year with no apparent reason for this.
The reserve fund never seems to cover any unexpected expenses and these are passed directly to residents on top of the usual charge for the reserve fund.
This is nothing more than a money making scam of a company, no work is ever carried out on the development that i live (unless they are demanded for by residents and evidence provided/threats made to take HML Andertons to court).
They are awful with communications and seemingly cannot manage their accounts as previously mentioned.
The developments roads are now covered by the local authority/highways agency and yet we are still being charged.
I own my own house, I should not be subjected to ongoing additional costs just to line the pockets of this bunch of criminals along with their sister company B-Hive Management (who apparently "employ" HML Andertons as the management company - check Companies House, same Directors and Registered Offices, total scam).

Terrible management company. AVOID AVOID AVOID. The overpriced service fees that rise every year with no proper explanation. The RUDE Property Manager in Romford who is very unhelpful, ignores you and blames you for issues that arise in the block, the completely useless tram overall who do not care about the complaints that you raise... the list really goes on.

I live in an apartment block managed by HML our block has not been cleaned since September 2024. Numerous complaints have been raised, no service carried out and no offer of refund for services paid for. I strongly advise against anyone using this company to manage their apartment block. If the basics can't be done right what hope is there for any bigger issues

Incredibly slow to do anything that needs fixing in the building yet every year they raise their fees to unaffordable levels. We have the most expensive management fee on our street and are constantly left ignored on some very crucial work that needs to be done. Avoid this company like the plague

The person whom I spoke to Shayana was very helpful and extremely polite ,when she was dealing with my request.She made the information easy to follow and understand.She explained exactly what I had to do. She sent my an email with the information which I had to include in my Standing Order for HML.This was extremely helpful and was well received.I think she should be commended for being so efficient , helpful and polite when dealing with my request for the Standing Order.

My dealings with Julianna in the Accounts Department have been brilliant. She was so helpful, forwarding my emails onto the relevant departments. But to have to contact someone in Accounts to ask that they forward an email on because I an yet still waiting for a reply to my request, which has been nearly 3 Months, I think is appalling customer service.

Julianna Webb of B hive accounting has been extremely efficient, effective and helpful in getting action from HML.
The latter have been just the opposite; slow, repeated reminders and no communication. Our contact point at HML has changed 5 times in 2.3 years. How can they possibly get to know their properties.? Residents know more than they do. Very poor.

Where do I start? Honestly if you don’t want HIGH BLOOD PRESSURE then please avoid! The worst management company to ever grace this beautiful earth. I moved in almost 3 years ago and it has been nightmare upon nightmare. We never hear from them unless its time to increase the service charge. The worst horror story was a couple days ago when they left us without water for over 48 hours. No running water in the whole building!!! They provide us with a couple bottles of water each but that was not sufficient. They were so relaxed about the situation and treated it as if we were asking them to come and replace a lightbulb! If I could give 0 stars I would but I can’t. PLEASE AVOID THEM!! Terrible people and horrible management.
