Horrible company. Did not receive my deposit back for more than half a year. And they still took a third for reasons that were not true. The bathroom was full of mold and they did not bother repairing it. Service is terrible.

Worst living conditions ever, I truly regret my decision. Run away! They omit their identity when renting out. You will only find their true identity once you pay, so you won’t be able to check the reviews. A disgrace! NO HOT WATER, DID NOT FULFIL CONTRACTS’ OBLIGATION, BROKEN AMENITIES, COMMUNICATION IS SO POOR, A 2 YEAR OLD CAN DO BETTER. THAT LAWSUIT WILL BE AMAZING 🙂‍↔️

C’est une agence frauduleuse et malhonnête, ma fille étudiante a réservé une chambre gérée par l agence BEM via la plate-forme Spothome. La location devait débuter au 1 août 2026 , avec une arrivée au 12 août 2026, à cette date là aucun contrat ne nous est parvenu . Nous sommes relancées au 4 août pour non règlement de la caution et la demande d encaissement du loyer de fin de contrat juin 2027. Le loyer d août fut débité lors de la réservation.
Le règlement étant fait , je précise qu il est impossible de contacter qui que ce soit par téléphone. Il convient de fièvre des emails et attendre un retour . Rdv convenu pour la remise des clefs ce mercredi 12/08/26, quelle surprise de découvrir un immeuble sale des communs négligés , la porte d’entrée vitrée est cassée !
La colocation très joliment décorée mais dans un état de dégradation et de saleté des l entrée aux sanitaires ,la chambre semblait être libéré il y a quelques heures , je précise avoir débuté la location au 1 août il avait donc 12 jours pour nettoyer .
État de la chambre :le plafond présentait une infiltration apparente , le fauteuil sale et détérioré, seule deux prises dans la chambre sans possibilité de pouvoir allumer les luminaires car elles sont trop loin , loin du bureau également malgré
qu ils aient fournis des triplettes trop courtes donc sans effet , et de saletés et poussière.
Les charges incluent 35€ de frais de nettoyage hebdomadaire or il est évident qu à la date du 12 donc 2 eme semaine du mois il n a pas eu de nettoyage .
Nous refusons la location qui n’est pas conforme. L’agent Daniel reconnaît que ce n’est pas acceptable, nous demandons avoir un écrit certifiant que le nettoyage sera effectué sans délai, il s’y refuse . Nous demandons comment contacter quelqu’un et nous invite à nous mettre en relation avec spothome. Sans Check in pas de remise de clés
Depuis nous avons effectuer des réclamations auprès de Berens essaye dit BEM et spothome afin de recevoir les remboursements des loyers perçus à tort et la caution . Au vue des avis je me prépare à saisir la justice .. et denoncer cet abus auprès des étudiants afin qu ils soient vigilants
Je vous tiendrai informer de l avancée des remboursements et si spothome agira également en conséquence En attendant ma fille a pris un airbnb…
Comme vous venez de le comprendre il faut vraiment ne pas louer auprès de cette agence

They're dickheads. Scammers. They will extend refund months and months and then refund a part of it. People like this belong in prison. They should be grateful about how shitty the Portuguese judicial system is.

Awful, they try to extend the refund as far as possible. It wasn't until I put pressure on them through the broker that they transferred the security deposit—after several discussions. They had withheld the security deposit without valid reasons.

They never gave me back my deposit they don’t reply to emails and they are horrible

they don't return deposits, don't fix your room if there is a problem (and if they do you have to wait 3 months).

Literally the worse experience I’ve ever had with a lettings company, my door was broken from the day I moved in until 6 months later when I left . They never reply emails , do NOT rent with this company.

This is a scam. Stay well clear.

First of all they control the market so on idealista most of the properties you view you will be directed to this company. They say in order to view the apartment you must pay a desposit and first month rent to secure - they dont let you even view the apartment before.

Once you have paid the apartment and secured the place they will then funnel you to a sister company 'SPACEST' and then they will say if you don't pay another deposit and the last month rent (without even viewing it) you will be in breach of contract and lose all your money. YES you read that correct they actually were quite threatening on the whats app almost like youd better move in!

Following this I moved into my place. The place was a complete ***Hole (What a surprise) so i asked them to clean it up it took 5 days - it was filled with building dust. It didnt look anything like the pictures and I couldnt leave now because i would lose all my money.

Additionally they market it as co-living young professionals. I was just in a dirty student house - It was rank.

DO NOT trust this company or 'spacest' they are basically working in cohorts together funneling you through signing things and extra deposits for doing absolutely NOTHING.

Anyways - I seen that they weren't giving deposits back and all my house mates just kind of accepted that which is sad so i said if i moved out in april just take my depsosit and i won't pay the last month rent. Obviously they said no you need to pay more and we will keep your depsosit HAHA. So I just moved out a while ago and didnt bother paying rent just left without telling them.

They were sending me threatening emails like you will be evicted because you havent paid and legal action will be taken. Okay boomers come and get me lol - im not even in the country anymore.

I guess they wont find anyone to rent it out for a while now so i gave them a little bit of a headache (went down fighting) but they will still be probably profitable from this experience regardless. Really clever scam.

Mold on my room, reported on my arrival and never fixed, communication no existent with the agency that never replies to me or in the group chat with the other tenants.

Ready to file a lawsuit if my deposit will not be given back.

This agency is a complete scam!!! I vacated my room in July and didn’t receive my deposit until today. Still, I didn’t receive the full amount, and I have yet to receive documentation explaining why.

The communication is awful. I have sent numerous emails and WhatsApp messages and would receive a generic copy-paste answer weeks later. I tried calling every single phone number I had and could find, but to no avail — at one point, they had shut down the lines so that calls couldn’t even go through.

I don’t understand how they are still able to operate, because this all seems illegal — taking (mostly) students’ money without any legal explanation. Awful, would never recommend to anyone!!!

Very rude and unhelpful, never returned my deposit even after constant follow up and legal assistance

IT'S A SCAM!!
The room had mold when I arrived and everything was dirty. The kitchen was a nightmare and the storage rooms in the shared areas had old stuff from previous tenants that smelled horrible.
I also did not have a key to lock my room for the first month because the person in charge from BEM did not manage to organise it, leaving me with only the key for then entrance door.
At the end, they didn't return my deposit even tho I documented everything when I moved out and send them multiple email asking for it. It's a terrible scam and terrible accommodation that they own.

Ça fait + d'un an que j'attends de récupérer ma caution ça commence à être long, ça ajouté au fait qu'on a vécu six mois dans une chambre qui moisissait et que les propriétaires en avaient juste rien à faire vraiment mais fuyez je vous en supplie

A fuir comme la peste !! Ils n’ont jamais remboursé la caution de 300€ sous prétexte que le matelas était abimé après mon départ. J’aimerais vous joindre les photos que j’ai du matelas à l’arrivée et au départ où ce dernier est littéralement identique (limite plus propre au départ).
Il n’y a personne qui vous accueille à l’arrivée et pour faire l’état des lieux à la sortie.
Pour finir, il y a eu des coupures d’eau pendant tout le séjour.
Bref ne prenez pas ce risque !

One star is already too much for what they do. They don't care about their tenants and they don't refund your deposit. Run away!

This company is a scam.
They keep the deposit and never refund it. With so many people being scammed, it is unbelievable that they are still allowed to operate.

I have reported this company to consumer protection services (livroreclamacoes, and I suggest doing the same.
