We want to clarify how our process works. Any initial figure we discuss is always indicative and based on the information available at that point. Once a full survey and legal checks are completed, the offer can change if issues are identified that materially affect the value or risk of the purchase. This is never our intention to mislead, but we appreciate that it can feel very different from your perspective when figures move.
In terms of timings, we can move very quickly when all parties are aligned and the property condition supports it. Unfortunately, delays or changes following surveys or legal enquiries can impact progress, and we're sorry that this contributed to difficulties with your chain.

They got me to sign a contract, and then within one hour they called me telling me that the price would likely be lowered, insulting the work I had done professionally on the house. Don't trust them.
They can improve by not being so rude and insulting to people, generally having a better professional ethics, and STOP LIEING!

Awful. My house for sale for 425k. they initially offered 360k, then 328k, then 300k and after the underwriters getting involved changed to 250k. Much faffing and delaying and the surveyor they used should be registered as blind as he missed several things and was primarily concerned with lowering the price being offered. DO NOT USE.

Misleading valuation process
Misleading valuation process
An initial offer was made by We Buy Any Home on the basis that it represented 85% of market value, and we proceeded on that understanding.
We were subsequently informed that the property value had been reassessed by the company’s underwriter, resulting in a significant reduction, despite no inspection or visit to the property. Based on this revised valuation, the amended offer was below the stated 85%.
As a result, the final figure did not align with the expectations set at the outset. This approach was misleading and caused unnecessary delay and inconvenience.
Throughout the process, the staff we dealt with were polite and professional, and repeatedly referred to the process as transparent. However, the outcome did not align with the expectations set at the outset, and the substantial reduction appeared to follow a predetermined internal process rather than an assessment of the property itself.
Prospective sellers should be aware that initial offers may be subject to substantial revision following the company’s internal underwriting process.

To clarify, our initial offer is based on a relatively small amount of information available at the first stage. The underwriting process that follows involves more detailed research into both the property and the surrounding area, using publicly available data and market information. This research does not require a physical visit to the property, as much of the area and market analysis can be carried out from the office using reliable data sources.
The underwriting review looks at a number of factors, including recent comparable sales, local market conditions, and how similar properties are performing in the area. Underwriting does not always result in a lower figure, but in some cases it can, for example where properties are struggling to sell or achieving lower prices than expected. These are factors we’re not always able to fully assess when giving an initial offer.

Shocking customer service and time wasters
Give me an offer of 85k for my property. Let me sign solicitors documents and contracts. I rang 2 weeks later for an update after being promised a 2 week completion, to be told they could only offer me 72k. Quite annoying when I’d took my property off the market with the estate agents and I had to ring to find out this information for myself. Was told my advisor would speak to the investors to see if anyone could offer me 80k instead. 2 days later I rang back to close down the contract to be told it had already been closed, I had received no confirmation of this and the advisor was rude on the phone. The email confirmation I received to confirm closure is a 7 word email. They’re acting like I’m the ones that have put them out! Avoid this company if you don’t want to have your time wasted!

After reviewing the file, I can see there were a few complications that made it difficult for both sides to reach a final agreement. Once the independent reports were completed, they highlighted structural issues that required significant remedial work. Our team talked these through with you and explored different options around timelines and pricing.
There were simply too many complications with the property to complete within the very tight timeframe needed for your onward purchase. If the sale had not needed to move so quickly, we believe there would have been a workable route forward for everyone.
We never want a home sale to add pressure at an already stressful time, and I am sorry that this experience fell short of what you hoped for. If you would like to discuss anything further, we are more than happy to help.
