I'm pretty adept at online applications. There were a number of discrepancies that led me to cancel my house sale advert. In particular some aspects lacked transparency.
Most of these would be very easily resolved if someone took the genuine time to hear another opinion.
It started with the misleading online advert, £80 set up fee, great I thought some help with set up. Not so it's another sneaky add on, a money laundering fee not made clear in the advertising.
Sadly online launch of your advert is delayed whilst your advert is checked unsure how many days that takes out of your paid for first month's premium. This should be stated upfront and your paid premium only started once all checks completed. Instead it starts counting down from the day you pay.
The money laundering check did not seem to accept a water bill as utility bill/address ID even though I provided it as was dated within 3 months of current date. I was then asked for proof of property ownership such as mortgage statement. If you require a different level of address ID for money laundering then a streamlined more specific ID list could be provided.
You are not allocated a customer service agent for queries upon set up. This is important as everything is automated and if you don't tick all the boxes you don't go live. Eg EPC you go on govt website and are not offered your EPC in pdf format, no one at visum does this for you, so your box doesn't get ticked so you don't go live online.
The wording on some of the automated emails you are sent is blunt to aggressive and would have been useful to have lots of this information in advance of set up, not the auto emails causing delays after purchase.
Finally there is no 14 day cooling off period which for all normal estate egencies you get. You wouldn't need this if purchase/set up was transparent but it's not.
The product is a great idea but sadly the automation/admin/set up leaves you frustrated and out of pocket.

Visum: The Solution to Avoiding Dishonest Estate Agents
I found a tenant through Visum, which has allowed me to manage my property independently, without the need for agents. Traditional estate agents often inflate repair costs (sometimes significantly), and dealing with them can be both time-consuming and costly. Many agents also carry out unsafe repairs, and some may even sublet properties (without the landlord knowing) through third parties or another agency they are 'friendly' with for their own profit. Using platforms like Visum is a much more efficient and transparent process, saving time and money. The ability to avoid inefficient, and sometimes dishonest, agents is invaluable!

He pretends it’s not him when you call up.
I asked him to change my property from a studio to 1 bed because they advertised it wrong.
He said he’d changed it before I paid.
7 days later still trying to get it changed to no avail.
I’m getting hardly any enquiries as it looks though I have an expensive studio advertised instead of a reasonably priced 1 bed flat.
When I’ve asked for a refund for a fault on his part, I was met with the response that I shouldn’t have paid if the advert wasn’t right! Even though he was the one supposed to change it.
Absolute nightmare of a man.
After telling Mark it was the wrong flat he was looking at, he realised the mistake and rectified the problem. Very simple to do obviously.
All sorted now!

This is the 3rd time I have used Visum and the 3rd time I have let my flat with them. It's straightforward, easy to use and a reliable service.

Hopeless to get in contact with. Repeatedly no reply to enquirys when wishing to view property. Bring bang good old people on the end of the phone when u call. Not automated messaged directing you to an online message system that cleary isn't fit for purpose.

Great value and price
Very poor communication
Enquired about a property and the landlord invited me to view. Landlord did not turn up for the appointment - later messaged me to apologise and say they had family issues, suggesting alternative viewing time. I responded via the platform and text message but heard nothing back from the landlord so called them at which point they told met they had a "queue of people who wanted to view the property" and it had been let. Very poor communication and wasted time travelling to view the property and chasing landlord. There was no way of getting any help from Visum, who offered the property via them/their platform and this is my experience of using Visum, which was not satisfactory in any way. If Visum is the intermediary they should have an element if control and/or help to their users.

Enquiries ignored - arrogant response from their admin
Advertised a 'professionally staged' flat with great photos and appropriately priced on Visum. However, after nearly three weeks we only received one genuine enquiry in spite of regularly high views. We became suspicious of a problem so asked some people to enquire on our behalf. Initially none of these came though, then after multiple attempts from each of them just one came though. When this was raised with the customer support on the phone and though their webmail, they just said everything was fine it must be the applicants not clicking though properly. The attitude was arrogant and not interested in seeing if they was a fault they could improve on. Avoid this - my experience just does not match the 5 stars reviews that are on here except one that said they also got no response.

Our house was originally on the market with a high street estate agent. Typical of the industry, contribution was poor.
We selected the 6 month package with Visum as there were a few useful add ons like photo's and a sign.
We learned that we could sell our house better than any 'middle man' can. And it cost around 1/10 of the price.
Direct contact with your buyers helps things run smoothly and reduces the stress.
