A process made impossible due to their poor sales skills, bad communication, dishonesty and appalling ignorance from management.
We had agreed a sale on a property, out of the blue deep into the process when the things were moving along the agents rang up to say the sale is cancelled with no reason.
If things weren’t so bad on their incompetence, then they rub salt into the wounds by selling the same property we agreed to buy to someone else for a lower price? Kind of at a loss at how bad this organisation is as you really can’t make up what they did… which cost us time and money.
A disreputable business... one that had pleaded to have the original negative feedback removed, however in light of what has happened and the total ignorance from compliance manager, general manager… This will be a permanent feedback as they will not get away with their abhorrent behaviour.
ABSOLUTELY stay away from this business, they can’t handle what they claim… trust me as I speak with experience that there are genuine sound estate agents out there and Michael Graham is not one of them.
Not well represented and dreadful sale process
We sold our property via the stony strafford branch recently. We must say that we are totally disappointed with the service we received.
First, we felt under represented by the sale agent. She occasionally undermined our property from its location to the condition of the property even though our property is still within the NHBC warranty and built by a well known developer.
Second, the vetting of the buyer is very poor. We were told at the eleven hour that the buyer is not able to afford the initial asking price after 5 months into the process. This leaves us no other choice but to meet half way with the buyer as we were very close to completing our new property purchase.
Third, the sale agent constantly bother us to provide information to the buyer's solicitor even though it was clear that the buyer's solicitor has been very slow to response. Our solicitor has a transparent event logging system so we can see how quickly they have responded but the sales agent doesn't seems to understand it.
Fourth, on the completion date, the sale agent kept asking if we are going to drop the keys at the office as though we have a choice. We don't understand why she kept asking the same question and refusing to meet us at the property.
To be fair, the initial meeting with the senior manager has given us confident that we are in good hand however the sale agent who took over just made the whole process dreadful and painful to go through. We have used other local agencies before in previous sales and they have exhibit a much higher professionalism. We were definitely better represented by them achieving the asking price we wanted.
We will not recommend this agency to anyone we knew. Paying more doesn't always mean you get the best value.

I sold my house in Olney via the local Michael Graham branch and I also purchased through Michael Graham in Bedford. I dealt with Jonathan Selsby for the sale and Mark Williams for the purchase, both were very professional.
Michael Graham were way ahead of other agents in terms of marketing video, sales particulars and photographs.
I would definitely use Michael Graham in the future if I sold again.

Just sold a property with Michael Graham (Buckingham). Very happy with the service, fair fees, lots of viewings booked on first day of appearing on Rightmove (though sold to the first viewer). Great write up and photos, and great communication throughout.
Be Careful When Using this Company
I wanted to share the extremely poor service I received last year from this estate agent. MG did facilitate the sale of my home but the service level was very poor after a sale was agreed. I have bore in mind COVID and staff being furloughed but there is only so many allowances you can make when they charge so much!! The amount charged does not in anyway reflect the service level my buyer and I received. It would take to long to itemise everything that went wrong but suffice as to say neither party will ever use this company again or recommend it. A complaint was made but the response from the company was they felt their service levels were good enough!!. There is a ongoing complaint going through to the Ombudsman.
Terrible company, avoid at all costs
Very few viewings for their 1.5% plus vat fee.
Poor house layout mapping, that took multiple attempts to get right before publication.
Terrible sales conduct during viewings.
Swearing during a viewing in front of prospective purchasers.
Treating a viewing as a social visit not a sales task.
Complaint made to Michael Graham.
Poor web advertising refinement. Finally improved after months of poor results.
Sole Agency ran out and notice served on Michael Graham.
Michael Graham emailed In early March they would consider revising fees and come back to us. They didn’t.
Hardball buyer found by Michael Graham who beat us up to reduce price by £25,000, then at the eleventh hour demanded another £30,000 off.
Corona Virus occurred. Agents said all would be handled by head office.
Buyer and Seller completely abandoned by Michael Graham. Phone calls to head office went unanswered for us and the buyer.
Buyer and Seller proceed without Michael Graham.
Agent reappears just before completion to try and stop sale.
Michael Graham head office knew of sale and produced an invoice though.
Agent asked to adjust fees as he has promised in his email three months earlier.
We have endured huge stress, worry and additional expense.
We were given notice to wait for a Director to assess fees reduction.
Lengthy delay for Director to reply.
Michael Graham’s legal guy then enters process to threaten legal action in 7 days.
Complaint to Managing Director as instructed by other director.
Offer of interim good faith payment to Michael Graham refused by them.
Ombudsman process initiated.
Michael Graham leaps over ombudsman process into court action in contradiction with their industry regulator membership guidelines
All along we have stated we are happy to pay a fee based on the service provided, and one that represents the problems we encountered with Michael Graham. We have this spring also sold another property, with an agent who performed perfectly throughout, selling the house in good time with healthy viewing numbers, heading off issues in a timely manner, and charging 1%+vat for their services. Michael Graham have fallen far below this standard, and were asked to review their fees when their sole agency expired and I served notice upon them. They chose to ignore these requests and put us through the turmoil described above in pursuit of 1.5%+vat. I have offered 1%+vat, which has been refused. I have offered 1.25%+vat, likewise refused.
I have made a without prejudice payment to Michael Graham of 1.25%+vat £10,800 but still, they chase us through the court process.
I’d avoid this company at all costs.
Disinterested, rude and lack of any service at all.
My husband and I are a professional couple moving back from the UK to France after 10 years away.
We are searching for a rental property to begin with whilst we settle back in and then have a budget of £800k to buy a property.
We contacted Michael Graham Aylesbury office to make an enquiry about renting as we like the look of some of their properties.
On my second conversation with them I flagged a concern with them which was would they need to meet us in person for the right to rent checks. They emailed back to say yes. As we don't live in the country, and as my husband, to complicate matters further, works overseas (not UK or France) this would not be possible for us so I replied and ask if there was a way round this. I never heard from them again!
Firstly, this is a concern that other agencies have overcome. Of course there is a work-around, like in anything in life. In any case, to just not respond is rude and also staggeringly short-sighted.
I wrote to the Managing Director to hear his views but he didn't bother to reply either.
Tellingly, their Facebook page review facility is switched off.
We are pleased to have now found a partner agency who have helped us find a rental property and who will in the near future help us buy. This has been a very stressful time for us, relocating back to the UK and having to do it all from a distance.
Michael Graham have lost out, but so have we on their properties, and all so unnecessarily.
