Charlotte and Natalie have gone above…

Charlotte and Natalie have gone above and beyond dealing with nightmare tenants who have repeatedly paid rent late. Charlotte has continued to chase the tenant unprompted and was very professional and sympathetic with us. They have been brilliant especially the last few months. Thank you ladies! Tenants have now vacated and we have our property back! It has been super stressful and they took it off my hands and helped with it all. We couldn't have done it without their help.

Very helpful when problems arise and…

Very helpful when problems arise and extremely good at keeping me up to date with all the changes that have recently come in for landlords.

Very poor experience

Very poor experience. I have full maintenance package to manage my property. Multiple maintenance issues have been left unresolved, with slow responses and little practical follow-through. Quotes provided have been well above market rate. Some serious issues have not been gripped. Emails are simply not responded to.
Communication is chaotic — spread across email, portal comments and quote responses with no clear accountability, which creates delays and confusion. Overall, not a reliable or well-managed service in my experience.

Paid Fees but No Tenant Found

Unlike other agencies, they require an upfront setup fee before finding a tenant, and they also charge additional fees for arranging viewings with prospective tenants. I paid for their comprehensive package, along with extra viewing costs, but did not see any results.

In contrast, when I switched to another agency, they were able to secure a tenant within a week and only charged their fees after successfully finding one.

Overall, I found their process slow and ineffective. In addition to the agency costs, I also had to cover three months of mortgage payments without rental income, which added to the financial burden.

Although their initial fees may appear lower than other agencies, the overall service was not satisfactory. I would not recommend them based on my experience.

Having reviewed your case, I can see your property generated a good level of interest, resulting in multiple viewings and two completed tenancy applications. We also discussed pricing with you as the marketing progressed and provided additional promotion to help maximise exposure.

Ultimately, you chose to proceed with a tenant introduced by another agent, which of course was entirely your decision.

We appreciate that it’s disappointing when a property takes longer than expected to let, and we’re sorry we couldn’t achieve the outcome you were hoping for.

Ryan and the team have been fantastic from start to finish. The whole process was smooth, well-organised, and far less stressful than I expected.

Communication was excellent throughout. Ryan kept me updated at every stage and was always quick to respond to any questions I had.

Extremely disappointing and frustrating…

Extremely disappointing and frustrating experience with LettingaProperty.com.

I signed up after being told my property was worth around £2,100 based on comparable local properties, which gave me confidence that I was working with professionals who understood the market and would actively protect my interests as a landlord.

Instead, after taking £238 upfront, the experience quickly became a cycle of wasted time, poor communication, inconsistent advice, and disappointing service.

My property was initially marketed lower than the valuation discussed, then I was later pushed to reduce the rent even further — below what I had originally been led to expect — rather than seeing strong negotiation efforts to secure the best outcome. When an offer of £1,850 came in on a property marketed at £2,000, there appeared to be little meaningful negotiation on my behalf despite this being one of the main reasons landlords use an agent in the first place.

Over approximately four months, they failed to secure me a tenant while I lost valuable rental income. Throughout the process, I repeatedly had to chase updates, follow up myself, and invest far more personal time and energy than should ever be necessary after paying for a professional managed service.

What has made this even worse is the dismissive and lazy attitude I experienced, particularly from Kelsey Hall and Demi. Rather than taking accountability for the lack of results and poor service, I have been left feeling ignored, frustrated, and financially worse off after months of lost rental income.

To make matters worse, when concerns were raised early and I requested a refund, I was persuaded to continue on the basis that things would improve. They did not.

The viewing process itself also felt unprofessional at times, including basic carelessness from their clerk while handling my property.

What is most disappointing is that despite months of underperformance, wasted time, financial loss, and clear dissatisfaction, they are now hiding behind technicalities such as “advertising was delivered” rather than taking accountability for the actual quality and effectiveness of the service.

In my opinion, simply listing a property online is not enough to justify charging landlords upfront if the wider service lacks strong communication, proper negotiation, professionalism, and meaningful results.

I am extremely disappointed by the dismissive handling of my concerns and will now be escalating this matter to The Property Ombudsman.

Based on my experience, I would strongly advise landlords to think very carefully before paying upfront for this service.

We also provided additional accompanied viewing time at no extra cost after your concerns were raised.

As with any tenancy, the final outcome depends on a number of factors, including market conditions, pricing and the property’s presentation. While we appreciate this was disappointing, we do not believe your review reflects the full picture of the service that was provided.

As you mention, the matter can be independently reviewed by The Property Ombudsman, and we will of course cooperate fully with that process if required.

We genuinely wish you all the best and are sorry we couldn’t secure a tenancy for you.

Who wins their prizes...?

Company has a prize for bank to bank payments but direct debits aren't eligible, only manual payments via their website, which carry a transaction fee of £2.35. What type of organisation does that sound like to you?

Just to clarify how our payment options work: we don't offer Direct Debit. Tenants can choose between:

- PaybyBank (£2.35 per payment) – instant, secure payments via our platform
- Manual bank transfer (free) – arranged directly by the tenant each month

PaybyBank has been available for over a year at the same £2.35 fee.

The prize draw launched last month as an added benefit for tenants already using this service — we didn't introduce or increase any fees to fund it.

The draw is available to PaybyBank users because this is the only payment method we can track through our platform for verification.

Manual transfers happen directly between banks, so we're unable to confirm timing or eligibility.

The fee covers the cost of providing the PaybyBank service, which runs into thousands of pounds monthly to operate. The quarterly prize draw is our way of giving something back to tenants who use this method and consistently pay on time.

We appreciate you raising this, and we're always looking at ways to better support our tenants.

If I could give negative stars I would do so. This company appears to be completely incompetent and unprofessional. They seemed normal at the first consultation. They took the initial money. I wanted to get the property cleaned prior to the next tenant, as I do not live locally, requested them to arrange. Months went by, no response on phone calls or e-mail. When I finally complained, the person had the nerve to tell me that they had not replied as there was no new information to give me! To me this was completely unprofessional! Their complaints department excuse was that it was all down to 'human error' which tells you all you need to know about their standards. I then demanded my money back, after having lost months of rent due to their incompetence. They then had the nerve to tell me that they would refund the money as a 'gesture of goodwill!' They have no insight into their own incompetence, and do not seem willing to raise their standards out of the gutter!

You're right that our communication wasn't good enough. While there were significant delays outside our control (waiting for tenant details from the other agent, and your tenant extending their stay by three months) once you finally had access to the property, we should have moved much faster.

The gap between receiving keys and getting cleaning quotes sorted was too long, and when we did receive a quote, it wasn't communicated to you promptly.

You shouldn't have had to chase us for updates, and "no new information" is never a valid reason not to keep you informed.

We refunded your fees in full and have since made changes to how our team handles property transitions and communication, specifically to prevent situations like this.

That doesn't undo the frustration you experienced, and I understand why you're still angry about it.
