A complete and utter con

Got a letter from this so-called company...do your research and you'll discover it's not actually a legitimate company, and after doing some research combined with some common sense, the letter went in the bin, where I should've put it immediately. I thank all the people on Trustpilot who took the time to share experiences and write actual information, real reviews, not the countless fake reviews that are on here! Based on the information in the REAL reviews, I did more research and discovered much of what was written about to be correct. Avoid this company at all cost, and similar companies. Remember people, if it sounds too good to be true, it generally is! The process of selling a house can be a long and arduous road, but don't give into temptation that will leave you far worse off in the long run!

SQ PROPERTY TRADING LIMITED - Not Using The Official Company Name Anywhere - Why?!

What is strange about this name is that it isn't the actual name of a registered, limited company. It is a pseudonym and appears to have been changed quite a few times. So, let's start with their letter, and the fact they call themselves, 'Express Offers'. Then, at the bottom of the letter, they call themselves, ''Express Offers Today''. On the government, companies house website neither name exists, and yet they are using a Company Number: 08768424. The actual name of the company with this number is, SQ PROPERTY TRADING LIMITED. They are three brothers, and the 'family' seem linked in three other companies. The question has to be this: why do they keep using a name that is NOT an actual Limited Company name and why does this name keep changing? I have received, over the last five years, at different addresses, many letters from them, claiming to want to buy the property I am selling. I have never fallen for the letter, as I believe it makes false claims. I work as a property developer, so I know the business of buying and selling. Yes, I have seen 'Express Estate Agency', and this, too, is linked to the same company number. So, yes, they do have a legitimate web-site and listings on the principal portals, but who are the sales representatives, as they only have a base or registered office in Manchester. Within the letter they send they make three claims or put forward three, as they call them 'solutions':
1. To provide a cash offer.
2. Aim to find a buyer for the property within 30 days.
3. Sell in the timeframe that best suits.
All are total nonsense. And the final is irrelevant, and does not fit, as it is based purely on a sale; thus there are only two proposals. If they can't even get these basics right, who on earth would trust them further down the line. Next, their offers, as can be seen, when one reads of experiences (just do a search) are usually 80% less than the price that a property is currently listed at. Then, apparently, the offer is, often, retracted and a lower offer made just prior to exchange of contracts. I would also agree with the negative reviews here, which all seem to have substance, whereas the positive revies lack anything at all! They simply state, in a few lines, nothing at all! The suggestion is, and I would tend to agree, that these reviews are bolster and probably fake, possibly obtained by setting up, over time, false accounts. There is something altogether wrong here. My advice, if you really need to sell, and feel you CAN take a big drop on your property, is talk to your agent, and suggest a 'proportional' price drop, NOT a steal! If you are, for instance, selling for, let's say, £400,000, this little lot will, probably, offer £300,000. This may, then, drop just before exchange, to £280,000! Yet, a legitimate agent will suggest a 5% drop, so, £380,000. Any company that hides from its ACTUAL company name, and married company number, is a company simply avoiding or hiding. Why hide this: SQ PROPERTY TRADING LIMITED. Company number 08768424?!

A joke from the listing onwards

A joke from the moment they listed our property.

All seemed well until the listing appeared. They reduced the price we agreed upon by 5% and then tried to justify it by saying that said it was a guide price and that buyers would understand. Right off of the bat our home had lost value.

Their pre-qualified leads were total rubbish too. I actually believe these to have been faked. Odd booking times along with patterns in names made them seem made up, along with the fact none of them showed up.

I submitted my 14 day distance sale cancellation notice within 7 days. A manager called and begged and pleaded for me to give them another chance for the next week. I did and it made no difference at all so I reconfirmed my cancellation again on day 13.

They then started saying that it can take up to a week for the listing on rightmove and zoopla to be taken down. I know that these sites can take listings down same day as a friend of mine works in the industry and I also was able to remove my own previous purble bricks listing within 24 hours.

I brought this up and then their story changed saying something about their admin team and internal processes meant that they only take adverts down weekly. At this point it was one week after I had cancelled. I told them to take it down by the end of the week (Friday) but yet again they failed to do this.

They have been displaying my home for sale when I have repeatedly told them to stop but to no avail. All messages from them have been short and rude since I cancelled and they seem to have no control over their own processes. Maybe they are just told to be as obstructive as possible to cancellations.

All of this is against the consumer protection act so I'll be following up for certain.

I also find it incredible that they ask for 1.5% to simply devalue your home and then get you to do the viewings.

Suspicious behavior, poor value for money, you would better off with a normal estate agent.
