I bought two properties recently through ES1 and found the process easy to follow and understand. They were very friendly and I was always kept in the loop and reassured throughout the process. When I am in a position to purchase another renter, I can't imagine that I would go anywhere else.

I am new to the property buy to let game and ES1 made it easy for me. They are with you every step of the way and always available. Just to let people know it’s impossible to get so many 5 star reviews without them being payed for reviews the real reviews rate this company 1 star which is all part of Solomons investment partners just renamed to enable them to carry on trading after putting themselves into liquidation to avoid paying all the deposits owed so every time they get an honest 1 Star review they buy some 5 star reviews as it’s impossible that ever positive review would be 5 star unless payed for where are all the 4 star and 3 star reviews plus having been in contact with various ex employees they have informed me this is what they do buy reviews apparently it’s quite easy for companies to do this on the dark webb I have informed trust pilot of this and they are investigating

After Solomon Investment Partner got expelled from PRS, all employees moved to ES1 and now they are trading over here. All their properties have titles UN1, registered to buyers like myself who are not able to complete after the poor quality, and unfinished works and lot of flaws! Do yourself a favour investors! Steer away from these scammers! Do your own research! Visit the location regardless of distance! Get the survey done prior engaging into final exchange! These guys never does what they promise! We are over 100 victims of their wrong doings! You have been warned! You will never get what promised. You won’t be able to obtain mortgage on any of the property they are selling! You won’t be able to sell them as no lender will lend you money! I am waiting on a property which was meant to be completed end of 2021! No refunds no interest on unfinished projects

I note that the majority of the positive feedback for ES1 comes from people who
* only have a single example of feedback - the one they have given for ES1;
* give broad feedback on how great the experience was without giving any details on the property they purchased, what return they are being paid, the additional costs incurred through using associated property management companies, who the amazing legal team were and how they sourced loans - issues that over 100 buyers have, and continue to, experience;
* make no comment on the many difficulties that others have had and that are reported on many websites including Trustpilot;
* make no mention that the team behind ES1 are the same team behind Solomon - including a previously barred Director

I also note that ES1 have posted a response that they have never dealt with Empire. However, I have evidence that clearly states that, and I quote, 'ES1 is an Estate Agency specialising in the sale of residential units created by the experienced property developer Empire Property Concepts...' This was published in 2021 despite their claim on 27 Nov 2023 that they have never worked with Empire Property.

To the 100+ people who are trying to recover their money, to get loans, to get a compliant property built and handed over and to even get phone calls returned, ES1 are an industry example of everything that is bad about property sales and could be used as a case study on how NOT to do it..

Please do your research, please heed the warnings - these are not individuals who are trying to undermine ES1 for personal gain, they are individuals who are 1000's GBP out of pocket and who are loosing money due to the lies they were sold.

All of us are praying that we will be able to get back to the financial position we were in before we communicated with ES1 / SIP.

But it goes beyond the money - many of us are having our health and wellbeing impacted by the position we find ourselves in, which without the support of other buyers in the same position, would no doubt be even worse.

Please read the reviews and make the right decision - walk away as quickly as possible

I had a very disappointing experience with ES1.

Initially, they made bold claims about purchasing properties below market value and promised exceptionally high returns. However, the reality turned out to be quite different.

Misleading Promises: The company assured me that I could buy properties at a bargain, but when I delved deeper, I realized that the prices were not as attractive as they seemed. The promised returns were nowhere near what they had initially suggested.

Endless Delays: The process of property delivery was excruciatingly slow. It felt like centuries before any progress was made. Communication became sporadic, and updates were scarce. It was frustrating to wait endlessly for the completion of the project.

Quality Concerns: To make matters worse, the quality of the construction was subpar. As a result, mortgage lenders were hesitant to finance the properties. The low build quality raised serious doubts about the long-term viability of the investment.

In summary, ES1 failed to deliver on its promises, leaving me disillusioned and regretful. I strongly advise potential buyers to not cooperate with ES1.

They were always there to offer guidance and reassurance in the midst of uncertainty. The support from our initial contact until the final transaction was truly exceptional.

We had a fantastic experience buying our first letting property from ES1. The team were very attentive and helpful through out the process. We highly recommend them.

Avoid this company at all costs. They owe me thousands in unpaid interest and I have paid £36k as a deposit for a delayed development that may not be mortgageable.

This company has no moral compass, they have left a hundred odd investors in the same situation yet have the audacity to trade under ES1 as if nothing has happened.

Look at all the reviews, how can this many reviews be wrong?

SCAM SCAM SCAM STAY WELL CLEAR! THE DIRECTORS ARE THE SAME AS SOLOMON INVESTMENT PARTNERS AND SOLOMON NEW HOMES. All the management team behind it are the same, DHM, Dicio Finance, Lockings the whole package it's a nightmare from day one! Do not invest here! Save your money. Your deposit will never be returned! if you terminate. They do not build to the relevant specifications and quality! You will not be able to get a mortgage on it! as it has no value or a very low value! Be aware, save your life investment and go elsewhere, invest in something that is real and physically built to excellent quality where your valuer can come in and you can get a mortgage, do no invest here, I promise you, your life will enter into a nightmare if you do!

In return for making a reservation to acquire a property, The Portus Group Ltd T/A Solomon Investment Partners ("TPG") agreed to pay me 3% interest per annum on my deposit, the interest being payable monthly. On 23 November 2022 Lisa Cooper, Director, informed me in writing that interest would no longer be payable monthly but would instead be payable on completion together with a 10% uplift due to the change in timing. After completion the debt remains unpaid and Lisa Cooper, Director, informed me that TPG has now ceased trading. The Directors of TPG are Lisa Cooper, Marian Ward and Andrew Michael Ward, who is, I understand, a person with a significant interest in TPG and who is also subject to a Disqualification Undertaking. Properties previously marketed by TPG are now seemingly being marketed by Esolone Ltd , trading as ES1 (of which Lisa Cooper and Marian Ward are directors and of which Andrew Michael Ward is, I understand, the owner via Solomon Group Holdings Ltd). Do not deal with TPG and I highly recommend you do not deal with ES1/Esolone Ltd due to commonality of Directors and owner.

I have been deceived, and it is evident to me that no money was deposited with them. This is a warning: avoid investing or you risk losing your money. Hundreds of us have lost our deposits, our builds, and our valuations. I'm again on track to generate a significant profit with “Acadianblue”. Fast and efficient payment

OMG I’ve just decided to follow up on my investment with Solomon IP… only to see they’ve folded like a pack of cards, with sooo many people losing their life savings, or worse (one reviewer is near suicide). A little research shows this company is EXACTLY the same people, same everything, same developments, same promises. Do your own research… you’ll quickly find out for yourself. Caveat Emptor!
