Tenants and Landloard stay away from Davis Tate!
I have been a tenant managed by Davis Tate since October 2024. In 17 months of tenancy, I have experienced: an exposed electrical socket left unresolved for months until the local council intervened; a chimney problem reported on day one still unresolved 17 months later (a bird entered our home through it); no hot water in the main bathroom for the entire tenancy; three documented gas safety deficiencies on the Gas Safety Certificate left unremedied for over 20 months; and a Building Regulations Compliance Certificate withheld for 13 months after a boiler replacement.
When I raised legitimate complaints, the agent suggested I should leave rather than address the disrepair. When a rent increase was disputed through the proper legal process, I received a written email threatening that this "may go against you should you require any future reference."
The property was advertised for rent in the Davis Tate office window while simultaneously claiming the landlord's family intended to move in as the reason for our eviction.
Reading Borough Council inspected and identified a Category 2 hazard. I have now filed formal complaints with the TPO, Propertymark, LSL Property Services (their parent company), Trading Standards, the HSE, the ICO, and my MP.
I am a family of six including twin newborns. I would strongly advise any prospective tenant to exercise extreme caution before engaging Davis Tate as their managing agent.

Terrible experience trying to VIEW a house - DT Reading
The communication from them has been so bad I just had to feedback.
I never actually spoken with them, as they never responded to my 7 emails to view one house, they emailed me once, I responded, no response.
I called them, lady away from desk left to call me back - never called me back.
No wonder this house is still sitting for sale, my partner and I tried to contact them many times about one particular house we wanted to buy, and they never followed up. It is so bizarre for an Estate Agent, I had to write a review! Because of my experience just trying to contact them to view a house, and never getting responses from them, I really would never in the future use them or recommend them. Last contact was with 'Alana' and she never responded to my email, nor returned my call.

I am in a position to buy and so have requested a viewing via their advert on Rightmove - I have requested a viewing THREE times now and no communication from these.
If you're thinking about selling - look elsewhere for someone to market for you as these don't reply to possible buyers!!
They are the ONLY agent not to jump onto my request to view properties.... in this dead market you can't treat customers like this.

Davis Tate presented our property for sale only 11 weeks ago. Viewings were quickly organised and today contracts have been exchanged. The service was professional, efficient with regular contact with the agents. I would, and have, recommended them as outstanding.
Poor communication and customer service
From reading over reviews, it seems to be quite common that Davis Tate struggle with communication and clarity.
When we moved in, we had issues with discrepancies in the furniture inventory list, which took weeks to resolve (and was only resolved in the end because I sorted it myself). We’ve also had issues regarding specific building information from Davis Tate which again has been met with poor responses/no responses and some blatant lying on their end regarding the situation.
The whole property viewing and document process was easy, but as soon as we were locked into a contract, things seem to have gone quite drastically downhill.

We had the best experience buying our first home with David Tate (Henley, Oxfordshire branch). Jo Sutton was wonderful from the get go, she wasn’t pushy or overselling anything to us. When we fell in love with the house and put an offer down, she had it accepted the next day! Jo has been so proactive, empathetic and helpful during this process. She’s helped chase the seller’s solicitors and kept us updated the whole way, she’s made a stressful process that little bit easier just by being with us the whole way. Can’t thank them enough, we bought a house in less than a month and avoided stamp duty with the help of this branch! Thank you!!!

Put an offer in on a house and was accepted these scumbags with no ethics after we paid for solicitors and the rest of it. Kept marketing and took a better offer. Do not trust!!

I wish I could give 0 stars. It's been more than a month since my tenancy ended and still haven't received my deposit despite agreeing to pay 100£ fine for cleaning. Besmir Polamani, who is supposed to be the property manager does not know what is going on and if it wasn't for my continuous emails he would've just disappeared. shame.
Lack of communication
When we signed up with Davis Tate there was an office in our local town, Wantage. However, within a couple of months of signing up that office shut down and our business as transferred to Abingdon. From that point on we received literally no information unless I approached them with a question. We got an offer shortly before the contract ended which was great but then we endured six more months of me chasing for information. After complaining to the manager about this he took over as our link person but disappointingly the situation did not improve. We have now completed on the sale and we are grateful for the work they did do, but it would have been nice to build a relationship with a member of the office where weekly or two weekly updates were given. If this can be improved for other clients that would be wonderful.
First house sale
I have been thoroughly impressed by the service at Davis Tate Reading. This was my first house sale so I really didn’t know what to expect, how the process went, and what was required from me. Charlie and then his colleagues Tom Basset & Sam Huish were brilliant at keeping me informed at every stage. They were all very patient with me, took the time to explain things, and clearly had my best intentions at heart. Out of all the agents I reached out to, Davis Tate valued the highest, and at offer stage, managed to secure an ‘above asking’ offer. Not in my wildest dreams did I expect the outcome, nor the service they were able to provide. A very happy customer indeed!
Poor at responding and will try and take as much deposit as possible
Be very careful in recording everything upon moving in. We took very good care of our property, flagging by email the state that we had inherited it but Davis and Tate took an age to correct anything and multiple chasers (re: evidence of rats, leaking drain pipes etc.). Upon moving out they tried to take £900 of our deposit. These featured charges like £5 for lampshades as they were in different rooms to where they were (note all the lampshades were still in the house). I'd steer well clear if possible.

Engaged and informative esate agent
Tom Wareham-Bassett was a really engaged and helpful estate agent, worked really hard to get us a viewing at a time that worked for us, and was knowledgable about the property. Would recommend.
Painful checkout experiene
I have had a really bad checkout experience with Davis Tate, in spite of completing check out / end of tenancy formalities , like cleaning from their preferred, handing over the keys, assisting their sales rep during viewings, Davis Tate deducted 350 pounds from my deposit. The house was not clean when it was handed over to me and I had clearly conveyed my message to their property manager. I had also sent the entire communication with images of the stains and scuff marks towards which they deducted the amount. They recovered all the cost from me, which otherwise should have been borne by the landlord / Davis Tate. Really pathetic and painful. Squeezing tenants for money at the checkout is their business it seems. I would suggest to be careful while checking out of the property. I will NOT recommend Davis Tate at-all. Be careful when dealing with them!!!!!

A bit of an unethical approach to selling properties. I spoke to Oliver with regards to an offer getting rejected on a property and no reason given. He was rude and ignorant and brash. I found his tone very bullying.
Either way when you look at how many properties they have advertised speaks volumes about their service as compared to other agents in the area. I would not recommend this agent to anyone. They waste more time with negative attitude rather than a positive experience.
