Avoid as Tenant

We were excellent tenants who paid rent on time every month and maintained the property to the best of our abilities, yet Breckon & Breckon attempted to withhold £517 from our £1,125 deposit - nearly half of what we paid. They charged us for window mechanism repairs that were carried out a month after we vacated and after the property had been re-let to new tenants, despite their own check-out report making no mention of any window damage. They also tried to charge us £300 for bathroom redecoration due to "mould damage" when their own inventory photographs clearly showed the bathroom ceiling was already chipping and black with mould when we moved in.
We had no choice but to take the dispute to independent adjudication through mydeposits. The adjudicator reviewed all the evidence and awarded the landlord just £10 out of the £517 they claimed, effectively rejecting 98% of their deductions. This result speaks volumes about their approach to deposit deductions.
Breckon & Breckon may be good for landlords who want an agent that will aggressively pursue deposit deductions, but tenants will only suffer from unfair charges and having to fight for what is rightfully theirs. If you do rent through them, take extensive photographs at check-in, document everything, and be prepared to challenge any unreasonable deductions. Good tenants deserve fair treatment, not to be used as a revenue source for routine property maintenance.

Exceptional Service

They’re just sitting there to loot money. Hardly any service provided. They’ll eat your deposit money for sure. The customers are the only sufferers here, whether you pay a deposit or a reposit. They do not value customer’s money at all. Even after spending 250 on reposit and 400 on end of tenancy cleaning they’re charging 240 extra for dumb reasons.

Appalling and disgraceful managing agents

Appalling.
I own a property at Woodstock Close which is managed by Breckon & Breckon. Since they took over as property managers, service charges have gone THROUGH THE ROOF.
They show no respect towards leaseholders, ignore communications, and treat us with arrogance bordering on contempt.
There are so many issues with this company - from them claiming to seek the most competitive prices for works and simultaneously charging 15% commission on all major contracts, to their abject failure to monitor regular contractors such as the cleaner, leading to contractors billing without performing works - a problem which persisted unchecked for over a year.
Breckon & Breckon have no regard for leaseholders, they don't care how our money is spent, they don't care about offering a professional service and they ignore highlighted issues and emails from leaseholders. All they care about is charging as much as they can and making the maximum amount of money for themselves, at the utter expense of leaseholders' financial welfare and mental health.
I am in the process of gathering all evidence to make a formal complaint about this company to the Property Ombudsman and likely tribunal. I will also consider taking my story to the press as B&B's contempt for residents and good practice is nothing short of scandalous. They need scrutiny, and soon.

* additional comment - the fact that Breckon & Breckon attempt to gaslight my feedback on their appalling management practices by suggesting I am bitter about my sale collapsing and that I "blame" them is completely inappropriate and immature and says everything anyone needs to know about this company and its conduct. My review did not even mention my sale, which is personal information. My sale did fail as the seller pulled out due to service charges making the property unmortgageable. But to dismiss my legitimate concerns by making innappropriate volatile personal comments is utterly unacceptable. Leaseholders wishing to sell are struggling due to the charges and properties at the Close are not selling and sitting on the market. But only the Ombudsman/law would ever make this Breckon & Breckon reflect on its conduct. The real life observable impact of its management has zero impact on its operations.

I am preparing a complaint for the Property Ombudsman and Tribunal. This company ignores ALL communications with me, and the feelings of the chair of the WCLA (an unofficial group I am not legally obliged to be part of or engage with) is absolutely not a reflection of many leaseholders who are extremely unhappy about Breckon & Breckon's conduct and are not being listened to by the WCLA or Breckon & Breckon.

The conduct of this company is deeply ill-advised and unrofessional and it will be answerable to the Ombudsman and the law. And likely the press. Shocking.

Breckon & Breckon were appointed as managing agents in 2023. Since our appointment, we’ve worked closely with the freeholder and WCLA (an Association set up for the leaseholders themselves) to address several long-standing issues inherited from previous managing agents and to ensure the development is managed responsibly and sustainably.

We have the full support of the WCLA, whose Chair recently wrote to thank us for our “practical approach, open communication, and rigorous financial management.” Service charges are not set by Breckon & Breckon alone but are reviewed and agreed in consultation with the freeholder and WCLA, based on actual maintenance needs and long-term planning for the upkeep of the buildings and grounds.

We understand your frustration following the collapse of your sale (which you blamed on the maintenance charge) and appreciate how stressful that must have been. However, we do not believe it is fair to attribute that outcome to our management practices, which are transparent and in line with industry standards.

While we felt it important to respond given the serious and inaccurate nature of your comments, we will not engage in further discussion on this public forum. Should you wish to discuss matters constructively, we remain available via the proper communication channels.

Great service

From all the people we had to deal with during the process of selling and buying, Leah was the best!

Breckon and Breckon Bicester

Maxine at the Bicester office has gone above and beyond for us in managing the sale of our house. Always professional, but with a sense of humour- which is vital when in the stressful environment of buying and selling houses. Very happy to recommend Bicester Breckon and Breckon - if I was intending to move again (which I’m absolutely not!!) I would have no hesitation in using them.

I had a delightful and seamless…

I had a delightful and seamless experience with Breckon & Breckon. I am thrilled with the flat I'm currently renting! I found this company very easy to communicate with. The whole process of viewing the property, submitting an offer, and securing the flat was very straightforward.

Side note: After picking up my keys from the Breckon & Breckon office, I went to my new flat and found that they had left little courtesy packages for me. There was toilet paper and toiletries in the bathroom, and a little kitchen kit with dish soap, a tea towel, etc. in the kitchen. I found this detail very kind and welcoming. I have never experienced a letting company this thoughtful!

My letting agent, Charlotte, was fantastic! She was professional and helpful. She was understanding and made everything about the rental process and the specific property easy to understand. I am very grateful to her and could not be happier with the lovely flat in which I am now living.

Choose another leasing agency!

I highly recommend you choose another leasing/renting agency if you can-- there are many better managed ones in the Oxford area. During my renting period of 3 months with them, Breckon and Breckon provided very little flexibility, communication, and understanding. The flat was not as described/advertised nor was clean when I moved in. And after paying additional money to opt into flat fair- they still were overly punitive when I moved out. I cleaned the property thoroughly and they still charged me for an additional cleaning because they found one strand of hair... and took a picture of it as proof. They also lied and tried to charge me for a late checkout which flat-fair disputed. They are not a trustworthy nor delightful business to work with.

Appalling service

Appalling service from management and sales teams. The sales team was very unresponsive and let the sale of my apartment drag on for months longer than they needed to be. The management team were also very poor and continue to bill me even though I moved out in July and have explained that. They claim this is completely out of their hands and were extremely rude and dismissive.

Know what you're getting yourself into

There is much to say about the state of renting in general, but Breckon & Breckon Summertown, in Oxford, truly puts a unique touch on the experience.

The sales team will quickly rope you into an agreement, wherein you'll sign up for a third party service called LetAlliance, wherein they'll score you to see if you are good enough to rent with them. We passed, but it all left a funny feeling of our great country's historical past of "othering" those who do not own a property themselves. I am happy to have left this part of my life behind me.

Throughout our tenancy, communication with Breckon & Breckon was less than satisfactory. Responses to our queries were often delayed, and we frequently had to follow up multiple times to get any action taken. This lack of responsiveness added unnecessary stress to our renting experience.

Maintenance issues were another point of contention. Simple repairs took longer than expected to be addressed, and there seemed to be a disconnect between the agency and the landlords. This inefficiency made us feel like our comfort and well-being were not a priority.

Upon moving out, we faced unexpected charges deducted from our deposit. Despite leaving the property in a better state than when we moved in, we were billed for services that were neither communicated nor agreed upon. This left a sour taste at the end of our tenancy.

In summary, the management by Breckon & Breckon in Summertown left much to be desired. I would recommend future tenants to document everything meticulously and ensure all agreements are in writing, using precise wording, as they will find any way in which they might be able to void it. It’s essential to be proactive when dealing with this agency to safeguard your interests. Mind you, all agencies are likely at the same level and I would rather recommend renting off smaller developers, who manage their own property. At least that's worked the best for us over our renting years.

Complicated chain, outstanding support

We were a part of a complicated chain. We viewed a home in Witney, Oxon in February and fell in love with the property. To move forward, we needed to put our two houses on the market. John had them online and live with professional photographer within the space of a week. We very quickly had viewings (10~) within a week and moved to offer stage within a month. John supported us thinking through the offers we received and the offer we made. I found him to be a great source of guidance throughout the entire process and cannot recommend him enough. We also partnered with Alex, who sold one of our houses and did several viewings and he was consistently supportive, contactable and open. I found the group whatsapp chat useful, quick, and easy to communicate. If we were to sell again, we would definitely use B&B.

Consistent communications with updates
Transparency wherever possible
Guidance on complex situations (chain complications!)
Management of conversation with Solicitors
Support in selling and procuring furniture/curtains etc…
Honest and Open
Accelerated process wherever possible

Summertown office need micromanaging. If they're going to relay an applicants offer to you on your house, ask them if they have checked applicants proof of funds and if they have mortgage agreement in principle in place!
