Our experience of buying an apartment from shanly Holmes’s was great fully helped by senior sales manager Tai and the lady Amanda who all through the buying process the two of them were there to guide us through all aspects of the process from letting us into the apartment at short notice to measure things up we could not have had two more help full people sell and help us buy our dream apartment

Great experience with Shanly. Tai and Amanda are fantastic.

Buying a new house is always stressful, and a happy outcome in many ways depends on the people you work with along the way. Tai and Amanda at Shanly were the best we could hope for as first time buyers. Not only diligent, but so kind. We always felt supported, even through bumps along the way, and we're now very happy with the property. The flat itself and the building are just lovely, everything is detailed to high standards and we've felt we made the right decision putting our trust in Shanly.

An Amazing Home builder, above and beyond in every way

I bought off plan at Ascot Oaks in June 2025.
Having worked in the construction industry for 40 years I am pretty particular and Shanly Homes nailed it
Buying a home is a huge decision and Shanly Homes made the experience exciting and stress free.
Nothing was too much trouble for the team, Andy, site manager, Rosie and Miranda in the sales office and Graham, who did the handover were so patient and understanding. Communication was clear and timely, questions were always answered and concerns were handled quickly and with respect.
The craftsmanship is excellent and the attention to detail shows throughout the home.
I am incredibly happy with my new home and grateful for the obvious care and pride that went into building it.
I would absolutely recommend Shanly Homes to anyone looking for a home builder to trust.

We are extremely happy with our purchase at Ascot Oaks and couldn’t be more pleased with the entire experience with Shanly Homes.

From the very beginning, Rosie from the sales team was absolutely outstanding extremely knowledgeable, professional, friendly, and genuinely supportive. She was always there for us, answered all our questions with patience and clarity, and made us feel truly valued. We visited many new developments before choosing Ascot Oaks, and it was largely thanks to Rosie that we felt confident and comfortable making the decision to buy our home with Shanly Homes.

We would also like to warmly mention Miranda, who was equally kind, involved, and supportive throughout the process always attentive and helpful, even without being asked.

The customer service at Ascot Oaks has been exceptional. You really feel supported and that you genuinely matter to the team. Our home is beautifully built to a very high standard, and we absolutely love it.

A special thank you as well to the site manager Andy, who is incredibly knowledgeable, approachable, and always ready to help. It makes such a difference knowing someone is always there if needed.

We’d also like to mention Graham, who carried out our home demonstration. He was very knowledgeable, positive, and explained everything in great detail. It was a pleasure working with him, and we wish him all the best at his new site.

A big thank you to the entire Ascot Oaks team! We are truly happy with our purchase and very much looking forward to enjoying life in our beautiful new home.

House purchased at De Havilland Place.

I have recently purchased a house at DeHavilland Place White Waltham and I just feel I should take a few minutes to thank Kerry, Sally and the whole team. From start to finish I felt that I could ask any question and they would always be prepared to help with a smile making the whole process run smoothly from start to finish, there was nothing that was too much for them.

A first-hand account of poor service, shoddy workmanship, and a lack of aftercare

My dealings with Shanley Homes (in Beaconsfield, Buckinghamshire) have been nothing short of appalling. From the outset, I was made to feel anything but a valued end customer. After having my offer accepted in June 2025, I finally completed on the property on 30th September, a delay caused by Shanley Homes’ consistent failure to respond to queries and, more alarmingly, issues uncovered during my searches revealing they were in breach of planning permission.

Although I was not in a hurry to move in, what greeted me upon my arrival on 27th October 2025 was utterly unacceptable. The wheely bins were left full with waste. To add insult to injury, I was faced with a water bill totalling £400, dated from June 2025—long before I had even set foot in the house.

One of the advertised features was an EV charge point, but not only was the installed model different from what was advertised, it has never functioned to this day.

The so-called “partial new build” was riddled with defects: cracks in door frames and walls, inoperative lights and extractor fans, and power sockets with no electrical feed whatsoever. The quality of workmanship throughout the property is shockingly poor; it is abundantly clear that no pride was taken in any aspect of the build, and the materials used are of such inferior quality that I am doubtful they will last beyond six months.

To make matters worse, Shanley Homes seem to have no knowledge of the property’s basic infrastructure. For example, upon moving in, I discovered a light permanently switched on, with no one able to identify the corresponding switch. I was facing business tariff energy bills at this point. This is just one instance among many where their lack of aftercare was glaringly obvious.

As soon as the sale was completed, both Shanley Homes and their appointed estate agent, Tim Russ, (Beaconsfield, Buckinshamshire) washed their hands of any responsibility, leaving me to deal with the mounting issues entirely at my own expense.

In all my years, I have never encountered such a group of unprofessional individuals—despite their claims of over a decade’s experience in the field.

If you are considering Shanley Homes, I strongly urge you to look elsewhere. Unless you are prepared to spend your time and money rectifying their numerous oversights, avoid them at all costs.

I paid just over £1 million for this property, and the overall experience and quality have been nothing short of a nightmare. You would never believe the price tag based on what I have received.

We understand you have raised concerns regarding your property newly refurbished and extended by Sorbon Estates.
A completion in September following the acceptance of an offer in June is not excessive nor unexpected given the legalities involved with house sales, and the need to wait for searches and queries raised on both the side of the buyer and seller. We are unaware of any breach of planning permission, and should this have been the case, the sale would have been unable to proceed.
We apologise that the bins had not been emptied when you took possession of the property but once raised, we immediately had them emptied. Any water bills dated before you completed on the property would have been in the name of Sorbon Estates therefore at no time would you have been liable for the settlement of them. Regarding business tariff energy bills, it is the discretion of the homeowner to use whichever utility company and tariff they choose from the day they move in.
The agent’s particulars did not include any reference to the EV charger and the EV charger was already installed at the time of your viewings. We accept that we supplied you with the incorrect instructions for the charger but we remedied this as soon as possible. Your EV point is illuminated indicating that it is working, however, if it is failing to charge your vehicle we would advise that you contact the manufacturer as soon as possible whilst the charger is still under warranty.
Regarding hairline cracking, this is to be expected in a property that has been refurbished and extended due to the drying out of new plaster. Adequate ventilation will enable you to keep this to a minimum.
We accept there was an issue with one extractor fan which we replaced and we are unaware of any electrical sockets that have no power feed.
The ‘permanently’ switched on exterior light had a dawn to dusk bulb which, on request, and as a gesture of goodwill as second-hand homes do not have a warranty, we replaced.
We pride ourselves on the quality of our materials and specification and the brands and suppliers used at your home were reflective of this.

Fantastic home buying experience!

We recently bought our new home at Ascot Oaks by Shanly Homes, and the experience has been excellent from start to finish. The quality of the development and attention to detail really stood out and gave us confidence in our purchase.

A special mention must go to the sales team, who were outstanding throughout the process. Miranda and Rosie were particularly fantastic — professional, approachable, and always responsive. They kept us well informed at every stage, answered questions promptly, and made what can often be a stressful process feel smooth and reassuring.

Overall, a very positive experience and we would happily recommend Shanly Homes, and Ascot Oaks in particular, to anyone considering a new home.

Great Experience in purchasing my new home

It was the whole process, from the time I first looked at my apartment to when I got the Keys, Tia & Amanda in the sales office were always very helpful and always gave me good advice.

We have investigated the matter, and it seems that the works you are referring to at an adjacent property were within our contractor’s scope of works albeit not scheduled for that day. Works that had been scheduled had to cease and rather than go off site the contractor elected to move onto the works near to your property. Unfortunately, on this occasion the contractor did not inform the site manager prior to starting the works. We apologise that this led to inconvenience and miscommunication for you and your neighbour. The matter has been raised with the contractor. We will ensure that all future works near your property are suitably communicated.

Ascot Oaks July 2025

The reason we chose a Shanly home at Ascot Oaks was, as stated in the brochure, all the premium features are provided as standard. The homes are well and thoughtfully designed including plenty of storage space and a decent quality build. The exteriors offer a variety of finishes with attractive landscaping and developments are located in nice areas. what’s not to like?
We were the first adopters on the site, and in all honesty, I was quite apprehensive about buying a new build and was somewhat of a whinger initially. However, I need not have worried. The sales and support team headed up by Rosie were so helpful and informative throughout the entire purchase process. Follow on site-based issue management through Andy and Graham was excellent with good communication. Subsequent support provided by Toby in Sales and Phil in construction was also second to none.
We are now settled into our new home and are extremely pleased and happy, knowing we have made the right decision.
Keep up the good work Shanly and thanks again for a lovely new home.

I did not have confirmation the house…

I did not have confirmation the house had passed necessary safety requirements until 3 days before I moved in!! The boiler has a major issue and my bifold door does not lock properly. Parking is very difficult because my drive is adjacent the site entrance

Exceptional Service

The sales office staff in Waterside quarter are second to none
They are professional, courteous and knowledgeable. We dealt mainly with Kerrie who kept us up to date with the processes involved and was exceptional when unfortunately we had to pull out of our purchase ( nothing to do with Stanley Homes ) in fact they were above exceptional
I hope we have the opportunity in the not to distant future to deal with both Kerrie and Shanly Homes again

Fantastic Experience

We recently bought our dream home from Shanly Homes at the Moorfield Mews development, and we couldn’t be happier with the entire experience. We first found the development online, called to enquire, and decided to walk in, and from that very first moment, we were made to feel welcome.

We were warmly greeted by the on-site sales manager, Mr. Jazz Virdee, who showed us around and helped us realise straight away that this was the home we had been looking for. Jazz and the team went above and beyond to support us throughout the process, helping us find a mortgage broker, chasing solicitors to keep things moving efficiently, and ensuring we settled into our new home smoothly.

The house itself is built to an exceptionally high standard, with outstanding finishes, thoughtful design, and excellent facilities and amenities. We would also like to thank Ashley Miller, the Senior Site Manager, whose dedication and attention to detail ensured the homes were built to the highest quality.

Shanly Homes also provided clear instructions, great customer support, and all the guarantees we needed to feel safe and welcome in our new home.

We are truly grateful to Jazz and the entire Shanly Homes team for making what could have been a stressful journey feel smooth, personal, and exciting.
