Purchased a home that had been on the market for a year. I made my decision by looking at the home on line. My son did the "leg-work" for me as I still live in Florida and had to sell my home here before moving.
I will be moving mid-October to 160 Jude Lane!

Working with the Team (Garrett, Justin, and Devon) has been great. The team is professional, they care about the home owner and want to ensure that I am happy with my new home. They all provide excellent customer service with a friendly smile. It has been a pleasure to work with Richmond American Homes. I would highly recommend this builder to everyone I know.

I liked the way the house was built even thought some items not being delivered and backyard not getting done, I also felt like the builder could have provided other items like the remaining lights, blinds and seal the floors.

A truly remarkable experience purchasing our Forever Home from Richmond American Homes. From the beginning of the process starting with a knowledgeable and friendly sales staff to the end, concluding with the closing and every step in between all parties involved in this important transaction were very helpful, knowledgeable, and accurate with every detail along the way!

All and all a great builder. Any issues we did have, were not anything major, more cosmetic and resolved quickly and professionally. Love our new home, lot, street, and community. We are very pleased, overall, with Richmond American Homes. Great employees! Beautiful homes!

Really liked the designer selection for interior and exterior, nice plan with well organized space, a really light home with high ceilings, satisfying lot size and very good-looking community !

If i could give less than 1 start i would. Terrible experience terrible quality always with the excuse of those are production homes to justify their poor quality and attention to detail. Warranty team definitely not on point. Request takes for ever to get answered. Everyone super friendly before you buy it but once you do its all over.

6 weeks after moving in and I still do not have an oven. We are also missing the metal cups on the sliding doors which do not even slide well and are very crooked. Was promised a gas line on patio, hood over range but instead gave 2 microwaves, and no office doors. We had to have a lot of repairs done because so much of the house was rushed and no pride in their work. I hope the framing was done correctly. There were also certain options promised and then removed when they said we had to resign our paperwork. I believe that is where the bait and switch happened. Be careful and don’t trust what they say, make sure EVERY option is specified in the paperwork. They will seem very nice and friendly but protect yourself. Once we get things resolved, the house will be great, just a bad experience.

Buyer be warned, we bought a home in Pueblo by Richmond in 2022. We are currently selling the home and during the inspection they found several floor joists damaged. It is very evident that these joists were installed at the time of the build as we can see paint splatter in there damage areas. We are now stuck trying to file structure warranty through the 3rd party warranty service Richmond provides (RWC) and are being told this process can take months to a year to resolve. Richmond has said they cannot do anything since I’m now under the RWC warranty they provided. Meanwhile we are now stuck in an unsellable home because Richmond clearly did poor work on building the house and wont help in the slightest. DO NOT BUY FROM THIS BUILDER.

Richmond American Homes in Manteca(Magnolia at Arbor Bend) have the bigger lots but the layout and features of the home are very basic. For the amount they are charging other developers in the same neighborhood are delivering better quality homes to the customers.

My last correspondence with Richmond solidified this review. My new house had many warranty issues during year 1. Attention to detail was poor. It ranged from lack of paint beneath my house numbers to full heater replacement which warranty covered. The warranty rep and salesman handled my grievances well. One issue showed Richmond’s character.

My AC kept breaking during the second summer. I filed a formal warranty request despite an expired warranty. It took 4 weeks for the AC part to be replaced. It broke again in a week. I directly contacted Richmond warranty instead of filing another formal request. The AC was fixed again. It broke again after 2 weeks. I contacted Richmond directly again. Richmond’s chosen HVAC company sent a supervisor. He explained the specific system has a high probability of breaking parts. His HVAC company was getting horrible reviews, so he offered me a deal on a different AC system. After 2 months of lack of sleep, missing work and reparations, and emotional turmoil, I called Richmond’s salesperson one last time to update. He showed remorse and guided me to contact the BBB. I took the deal and filed a BBB complaint.

Now irreparable damage occurred. Richmond’s response was “After [the first] repair, Richmond American Homes received no further warranty requests from [homeowner]. Per [homeowner’s] filed complaint, he chose to engage an HVAC company directly to have the Air Conditioning unit replaced thereby eliminating our ability to offer any further resolution.” This is not the full truth feeling like slander and gaslighting. Richmond didn’t receive another formal warranty request, but I was in constant email/phone contact for the 2 months (5-6 weeks without AC during a hot summer) with Richmond’s warranty. I only worked with Richmond’s chosen HVAC company, not any other company. I was not told to file formal requests. Richmond has skirted around the truth with this response and wrongfully implicated consumer fault.

From start to finish, my experience with Richmond American Homes was outstanding.
