Peabody are appalling

Peabody are appalling , they turn our homes into hovels . They turn our neighbourhoods into ghettos . Our estate manager is never seen nor replies to any calls . They couldn’t give a dam as long as they get the rent money . Utter crap . Not good enough

Just a huge let down

I have been in my property with Peabody Trust as my landlord for almost 9 months now. It has been nothing but a huge headache.

I have a problem neighbour, in which I have made multiple antisocial behaviour reports about. Peabody never acknowledges them. Not only that, I am constantly harassed by them for rent, which may I add is paid in full and on time every month. Yet they're now charging me £22 extra every month "to balance out my rent account". You would think the money I pay in rent I would be entitled to live in peace. I have complained to them about their handling of my antisocial behaviour reports which I'm not impressed with. I have now complained to the Housing Ombudsman and hopefully they will be able to see just how badly Peabody is run. If I knew this is what they were like, believe me I NEVER would have moved in here. Looking at the other reviews, it looks like I'm not the only one that has problems with them. I'm in good mind to go to the media and expose them.

the worse costumer service in the world…

the worse costumer service in the world they really don’t care about tenant and they are happy when we face problems

Very rare to get any repairs done…

Very rare to get any repairs done correctly. Most need revisiting for correction. Would never recommend using from my experience, services are substandard, waiting for appointments is frustrating, Seems there may be too much work and not enough operatives

Terrible property management

Terrible property management. Lack of communication, untrained customer service agents, low skilled engineers, no active listening and learning from constructive feedbacks, same mistakes made twice. Shame

They are quite happy to keep increasing…

They are quite happy to keep increasing the rent and the maintenance fee year after year. Yet, the properties are not maintained, repairs have to be chased continuously.

Very poor service

I have been with Peabody for the past 20 years. For a long time, they were had very good service for everything. The Neighborhood Officer would visit us regularly to make sure everything is in order. Over time, the service has gotten worse and it's as if they don't care much for us anymore. Recently, it has gotten significantly worse.

THE WORST HOUSING ASSOCIATION EVER

THE WORST HOUSING ASSOCIATION EVER! we have had a leak coming from the gutter, which was reported instantly. Peabody ignored it for ONE MONTH, in cold, rainy winter. The leak caused a lot of damage to the property. Peabody finally fixed the leak after a month, but is now refusing to fix the damages that were caused by the leak. I emailed the CEO of Peabody who was very nice and replied instantly saying a member of his team will get back to me. But he has no idea that his employees have NO RESPECT for him cause no one got back to me despite me chasing multiple times. Absolute shame!

Shared ownership 50%

Poor management of my building. Difficult to get hold of somebody dealing with it.
If you are buying a Peabody property please make sure you read everything before you sign up. Be aware of any extra costs. Not a good experience. Sorry but I am being honest.

Useless

The homeownership approvals team are totally useless. Have been awaiting a response for a month. No acknowledgement or attempt to respond to or resolve the matter at hand.

Communication with Peabody departments is extremely difficult

I attempted to get through to the Neighbourhood Housing Manager by phone in order to raise a serious concern. To do this I have to go through the Peabody call centre. A recorded message informed me I was in a queue and would have to wait approx 20 mins before the call centre staff were able to respond. So I used Peabody's website instead to raise a concern regarding a fire risk; this method of communication involves a wait of between 3 and 5 working days before a response is possible. Five working days have now elapsed and no response.
Seven days have now elapsed and still no response. Today is the 8th day.

Ignored for 2 months and counting.

Totally fed up with the lack of help or service from Peabody. No one gets back to me and I feel ignored and let down. I thought they were supposed to support us? 2 months I've been waiting for a reply despite my many calls and emails. Horrible treatment.

Mental Stress

Since reporting the death of my brother in law on 6th February 2026, it took 4 weeks for a member of the team to reply to me about returning keys and next steps and I am still waiting for a response regarding the rent due back despite calling and sending 3 emails. Why have customer service or finance teams if no one responds or even acknowledges emails / calls. This is having a severe effect on my mental health.

ongoing issue with CHANGING FRONT AND…

ongoing issue with CHANGING FRONT AND BACK YARD DOORS and severe drafts coming through my front and rear doors.

I first reported this issue last year (Ref: 5759567/1) and provided photos. I am going through complicated health issues. Although contractors attended and applied draft-proofing, the problem was not resolved. I was later advised by contractors that the doors are very old and cannot be properly repaired. In October 2025, an MTP contractor (Ref: 6092379/1) confirmed this, measured the doors, and informed me that approval had been given to replace them.

However, when I contacted you on 23/02/2026 and again on 03/03/2026, I was told there is no record of changing doors in their system , and incorrect information was logged about a door lock repair that I never requested.

The issue remains unresolved, and my home is still very cold despite constant heating. This is affecting my health, as I have serious medical conditions.

I am going through a complicated health issues, willing to provide Gp reports. I request that this matter is urgently reviewed and that both doors need to be replaced as previously recommend Not HEARD FROM PEABODY YET

I wanted to give no stars but Trust Pilot assumes even the worst company will have at least 1 star.
I have an emergency plumbing situation but their website is down for maintenance apparently. There are no emergency phone numbers or any other contact information. There are no emergency numbers for any situation which must be against the law. Meanwhile I am being flooded from an upstairs flat. Absolutely incompetent and begrudging landlords. The worst.
