I have been very disappointed with the service I have received as a landlord. At no point have I felt that the agency had my best interests at heart. Instead of providing proactive support and guidance, I have often been left to chase for updates and information.
I have also found the advice provided to be poor, particularly regarding changes in legislation. Rather than keeping landlords informed in advance so they can prepare and make informed decisions, I have typically only been notified after new regulations have already come into force.
In addition, I have found some members of staff difficult to deal with, and communication has often been frustrating. As a landlord, I expect a managing agent to provide knowledgeable advice, timely updates, and responsive service, but unfortunately that has not been my experience even though I pay the full service management fee.
Overall, I would not recommend this agency to other landlords looking for a professional, proactive property management service.

Had a viewing 45 mins away from my house. No one turned up. Called to ask where she (Tyiana) was and she didn’t pick up. Called the office and they couldn’t get ahold of her (Tyiana). A woman I spoke to said she might have made a mistake and the viewing is Sunday, not Saturday. I said that’s fine but I had sent her an Email confirming I was on my way that morning so if that’s the case why didn’t she respond? They had sent me multiple confirmation messages and emails. The fact that she couldn’t contact me back to even apologise is disgraceful and downright disgusting. Wasting peoples time like that. I wasted my time, money and declined other viewings for this. Wouldn’t have even left a review but they had the audacity to call me 4 days later to ask if I’d like to view the same property they didn’t turn up for. Kmt. The audacity. I had literally tried to forget about the waste of time, money and energy taken but the call just irritated me further. Especially when I had asked to be contacted by a manager and received no response. How shameful.

I've left the tenancy almost 4 years ago and I'm keep getting emails regarding current tenants queries. I've asked Stratford to remove my name feom the tenancy agreement numerous times, it took only over a YERA to do so and now I get DTS contacting me regarding overdue payment. After contacting Stratford about this issue I got the most unprofessional and arrogant response from Luke. This is unacceptable to deal with an issue that doesn't concern me and to get that kind of customer service is just a joke. I know from the current tenan they have been having issues with this company at the end of the agreement so people avoid avoid avoid this company!!!! I'll get a response here, I'm sure as they are very vocal, I wish they put that energy towards helping their customers instead!

A special thank you to Sandip for assisting my elderly tenant who is recently recovering from a heart attack. The boiler stopped working over the weekend and engineers could only attend the property on Monday at the earliest which would mean two days without heating or hot water with outside temperatures close to freezing. Sandip went out of his way to personally contact the tenant on a video call to talk him through how to get the boiler working again and thankfully it worked. A fine example of someone going above and beyond the call of duty!

Hawks are without doubt the best agency I have worked with in the last 10 years of being a professional Landlord. Whereas many of the major high street names such as Foxtons merely see you as a commodity or a number, Hawks offer that personal service that you will not get anywhere else. I highly recommend working with this team of experienced, friendly and professional Estate Agents as they are brilliant at taking the stress and strain out of letting a property.

I rented with Hawks Brentford department and can say that they are very good people (very friendly & polite), however as agents they are useless or lazy: none of my request haven't been processed within optimal amount of time: washing machine was turned out to be broken during first usage, fixing of the dishwasher took 2 months, whereas hand over report was stated that all appliances are in good working conditions. They managed to provide us with a parking space that was attached to the other car and the only solution that was suggested to leave a note with apology and this note worked for a week while we keep pinging people to get it resolved. Additionally It's really hard to get the right message to the right person. Usually you got to the central office where they promise to pass it over or you even reach the person in the branch and they promise the same, however there 95% that you won't get a call back, so I don't know whether it's a complete communication disaster or such messages just get ignored.
They were first agencies I faced with here but I really can't get how this 'service' may cost 10% of the monthly rent.

Unprofessional, manipulative behaviour that I several times politely highlighted was inappropriate. However in relentless pursuit of his fee as quickly as possible, the behaviours continued. I would recommend you DON'T work with this team. I have kept all correspondence so I can back up what I'm saying here. M and Co team, it's imperative to stick to the truth in a transaction, to treat people with respect and not to divulge information about the other party in an attempt to manipulate the situation. There is an Ombudsman and I think the team should bear this in mind and remain professional. Awful experience, I cannot overstate how awful their behaviours were.

Update - Hawks sent me a message asking for my contact details to discuss my issue - months have passed and you guessed it, not a peep out of the team. Disingenuous behaviour and a waste of time to add to the poor service. Best avoided.
