JS Estates are scammers, stay away from them! They owe me over £10,000.
Below is a summary of my complaint
JS Estate Agents have:
- Acted without instruction or authority
- Let my property without my knowledge or consent
- Collected rent without authorisation
- Misrepresented insurance arrangements
- Failed to safeguard my interests as a consumer
- Placed new occupants in my property without any mandate
- Enabled unauthorised sub-letting and an unlicensed HMO
- Causing me significant financial loss and legal risk
Their conduct goes far beyond poor service and constitutes systemic malpractice.
Initial Instruction – Tenant Find Only
In June 2024, I instructed JS State Agents to provide tenant-find services only. I expressly declined property management services.
Despite this, the agent repeatedly proposed tenants whom I believed could not afford the rent and whose referencing appeared inadequate.
Forced to accept Management via Insurance Misrepresentation
Due to my concerns, the agent advised me to take out rent guarantee insurance, explicitly stating that:
- They would arrange the insurance on my behalf
- The cost would be included within management fees
- This insurance would protect me against tenant default
I agreed to full management solely based on this assurance.
This later proved to be false or improperly administered, as no valid insurance claim could be made.
First Tenancy – Rent Failures and Deposit Misuse
During the tenancy:
- Rent was paid late almost every month
- The agent blamed tenants, despite being responsible for rent collection
At the end of the tenancy:
- The final month’s rent was unpaid
- The agent used the tenant’s deposit to cover rent arrears without my consent
- This removed protection against property damage
- The property was left with damages exceeding £1,000
When I attempted to claim under the rent guarantee insurance, the insurer required documentation the agent could not provide. No claim was possible.
Second Instruction – Tenant Find Only (No Management)
I later instructed the agent again, strictly on a tenant-find-only basis, with clear agreement that I would self-manage.
Unauthorised Tenancy Agreement and Occupation
Despite my explicit refusal to allow the agent to sign on my behalf:
- The agent prepared a tenancy agreement between themselves and the tenants
- Listed their own bank details for rent payments
- Allowed tenants to move into the property without my knowledge
- Failed to respond to calls or messages for weeks
This occurred without a valid tenancy agreement signed by me.
Repeated Unauthorised Rent Collection
Even after a corrected tenancy agreement was issued:
- Tenants repeatedly paid rent to the agent
- Funds were passed to me weeks late
- I had to attend the office in person to collect rent
- The agent later claimed tenants paid “cash” and that this justified them collecting rent
I never authorised rent collection, nor did I consent to cash payments.
Placement of New Occupants Without Consent
After serving notice and submitting a formal complaint, the agent admitted in writing that they had:
- Placed entirely new occupants into my property
- Done so without my knowledge or consent
- Done so without any authority whatsoever
Unauthorised Sub-Letting, HMO and Alterations
The new occupants informed me that:
- They rented the property from JS State Agents
- They placed multiple occupants in the property
- They applied for an HMO licence
- They carried out renovations and partitioning
All actions were taken without my consent and without any contractual relationship with me.
I have no tenancy agreement with the current occupants.
Their occupation is unauthorised and constitutes trespass.
JS State Agents’ conduct has exposed me to:
- Financial loss
- Regulatory risk
- Reputational damage
- Potential council enforcement
