JS Estates are scammers. They owe me over £10,000

JS Estates are scammers, stay away from them! They owe me over £10,000.

Below is a summary of my complaint
JS Estate Agents have:

- Acted without instruction or authority
- Let my property without my knowledge or consent
- Collected rent without authorisation
- Misrepresented insurance arrangements
- Failed to safeguard my interests as a consumer
- Placed new occupants in my property without any mandate
- Enabled unauthorised sub-letting and an unlicensed HMO
- Causing me significant financial loss and legal risk

Their conduct goes far beyond poor service and constitutes systemic malpractice.

Initial Instruction – Tenant Find Only
In June 2024, I instructed JS State Agents to provide tenant-find services only. I expressly declined property management services.

Despite this, the agent repeatedly proposed tenants whom I believed could not afford the rent and whose referencing appeared inadequate.

Forced to accept Management via Insurance Misrepresentation
Due to my concerns, the agent advised me to take out rent guarantee insurance, explicitly stating that:

- They would arrange the insurance on my behalf
- The cost would be included within management fees
- This insurance would protect me against tenant default

I agreed to full management solely based on this assurance.

This later proved to be false or improperly administered, as no valid insurance claim could be made.

First Tenancy – Rent Failures and Deposit Misuse
During the tenancy:

- Rent was paid late almost every month
- The agent blamed tenants, despite being responsible for rent collection

At the end of the tenancy:
- The final month’s rent was unpaid
- The agent used the tenant’s deposit to cover rent arrears without my consent
- This removed protection against property damage
- The property was left with damages exceeding £1,000

When I attempted to claim under the rent guarantee insurance, the insurer required documentation the agent could not provide. No claim was possible.

Second Instruction – Tenant Find Only (No Management)
I later instructed the agent again, strictly on a tenant-find-only basis, with clear agreement that I would self-manage.

Unauthorised Tenancy Agreement and Occupation
Despite my explicit refusal to allow the agent to sign on my behalf:

- The agent prepared a tenancy agreement between themselves and the tenants
- Listed their own bank details for rent payments
- Allowed tenants to move into the property without my knowledge
- Failed to respond to calls or messages for weeks

This occurred without a valid tenancy agreement signed by me.

Repeated Unauthorised Rent Collection
Even after a corrected tenancy agreement was issued:

- Tenants repeatedly paid rent to the agent
- Funds were passed to me weeks late
- I had to attend the office in person to collect rent
- The agent later claimed tenants paid “cash” and that this justified them collecting rent

I never authorised rent collection, nor did I consent to cash payments.

Placement of New Occupants Without Consent
After serving notice and submitting a formal complaint, the agent admitted in writing that they had:

- Placed entirely new occupants into my property
- Done so without my knowledge or consent
- Done so without any authority whatsoever

Unauthorised Sub-Letting, HMO and Alterations
The new occupants informed me that:

- They rented the property from JS State Agents
- They placed multiple occupants in the property
- They applied for an HMO licence
- They carried out renovations and partitioning

All actions were taken without my consent and without any contractual relationship with me.

I have no tenancy agreement with the current occupants.
Their occupation is unauthorised and constitutes trespass.

JS State Agents’ conduct has exposed me to:
- Financial loss
- Regulatory risk
- Reputational damage
- Potential council enforcement

Unscrupulous people

I am writing as a former tenant of JS Estates to raise serious concerns about the way the company conducts its business and manages its properties.

I have recently learned that JS Estates relies on external letting agents to source new tenants. In this instance, a company called Homepride Lets has been instructed to market their properties. Given JS Estates’ widely documented negative online reviews and poor reputation for property management, it is deeply concerning that prospective tenants may not be fully aware of the management standards they can expect.

I was previously a tenant at Wilton Court, Wilton Road, Muswell Hill. After being required to vacate the property in 2025, I have now seen that the flat has been fully redecorated and returned to the market with an asking rent of £1,675 per month. During my tenancy of over a decade, repeated requests for essential maintenance and improvements were either ignored or refused. On one occasion, a gas safety issue identified by a certified gas inspector was not addressed in a timely manner, causing significant concern.

Furthermore, during the final stage of my tenancy, I was subjected to successive proposed rent increases of £250 at a time, with the final proposed rent reaching £1,750 per month. I submitted a counteroffer of £1,650, which was declined by the tenancy management agent handling the matter. The overall approach taken was unreasonable and lacked professionalism.

In my experience, the standard of management and the treatment of tenants fell well below what one would reasonably expect. It is unfortunate that prospective tenants may enter into agreements without a clear understanding of who will ultimately be responsible for managing the property.

I trust that these concerns will be taken seriously

The worst letting agency in the UK/worst portfolio Manager

After renting a property in Muswell Hill flat 21 Wilton court Wilton road_ N10 for over a decade, I feel compelled to share my experience with JS Estates — an agency I would strongly advise anyone to avoid.

From the outset, it was clear that this agency operated with a highly unprofessional and, frankly, dismissive attitude toward tenants. Regardless of how reliable or respectful you are — paying rent on time, taking care of the property — the moment you report an issue, you're met with condescension and disregard. The tone of communication, both over the phone and via email, is consistently unhelpful and often outright rude.

Over the years, I learned that it was far easier to handle basic maintenance and repairs myself rather than go through the hassle of dealing with them. Their customer service was consistently poor, yet I remained in the property largely because the landlord kept the rent relatively low. To be clear, this wasn’t a gesture of generosity — the property was never refurbished or improved in any meaningful way throughout my tenancy, either internally or externally.

JS Estates only seemed to take action when legally obligated to do so — and even then, they complied with the bare minimum. Every time some essential work was finally carried out (e.g., the balcony repairs, fuse box upgrade, or common area maintenance), the cost was effectively passed on to tenants through significant rent increases — often in the range of £250 to £300 at a time.

A glaring example of their negligence is the current state of the building's flooring. They stripped out all flooring across the blocks and simply left the job unfinished. The stairways now pose serious tripping hazards, and it's likely only a matter of time before someone gets hurt. This situation has remained unresolved for an extended period, and it seems likely that further required upgrades — such as to the EPC rating or the rooftop — will once again be funded through increased rent for current tenants.

The final straw for me was during my most recent contract renewal negotiation. JS Estates attempted to increase my rent by another £250 — again, without having done any improvements to the flat. When I submitted a counteroffer, I received a condescending and dismissive reply from a staff member named {Dee Wde} (Portfolio Manager). Her response not only ignored my proposal entirely but also reflected a shocking lack of professionalism. When I followed up to ask why my offer was disregarded and questioned the tone of her email, she responded with even more arrogance and hostility.

My advice to anyone considering renting a property through JS Estates is simple: don’t. Their disregard for tenants, poor communication, and willingness to shift the cost of essential maintenance onto renters make them a deeply frustrating agency to deal with. You’ll likely end up paying for upgrades that should be their responsibility — or at the very least, not passed on in such an aggressive way.

I share this in the hope that future tenants are better informed and that, maybe, JS Estates will take a hard look at how they treat the people who keep their business running.

PS: Portfolio Manager ( WADE) — tenants are not beneath you. If you work in property management, basic courtesy and professionalism are not optional. Either seek customer service training or consider a different career path.

I honestly don’t know how J S Estates are still in business. For 20 years, we’ve been calling, texting, and filling out their so called “online portal,” and nothing ever gets done. Two decades of broken promises, lies, and complete disregard for their tenants it’s an absolute disgrace.

They never answer calls, they ignore messages, and they leave properties falling apart for years on end. Nothing ever changes with them it’s always the same story, over and over again.

J S Estates, get your act together. People deserve better than this level of neglect and disrespect. You should be ashamed of how you treat your tenants.

JS Estates have been managing these blocks of flats for over 20 years, yet the standard of property management remains extremely poor. Despite charging thousands of pounds annually in service charges and management fees, the condition of the property continues to deteriorate.

It’s deeply disappointing that more attention wasn’t paid to other residents’ reviews earlier—it’s now clear that JS Estates are not equipped to manage residential estates effectively or responsibly.

There appears to be a concerning pattern of neglect, lack of transparency, and a general disregard for the needs of both tenants and leaseholders. It feels as though they are taking financial advantage of residents while delivering very little in return.

It’s time for freeholders to re-evaluate who is managing their properties. A change is not only necessary—it’s long overdue.

Mock the disabled

Where to begin! 1 star isn't low enough. avoid Js Estates at all costs there are members of the team that mock the disabled, are xenophobic and when your boiler breaks in the middle of winter they think 4 months is an acceptable time to resolve the problem leading to increased bills. There are about 30 more horrible things I can say so trying to keep it brief (trust me this is brief) I won't name names but you can see his name through these reviews AP has no humanity and mocks the disabled and less fortunate. Does his best work over the phone so there is no paper trail, lies, read, shared and saved confidential hospital documents because he thought i was telling lies about my medical conditions (the irony) ignores emails / replies to bits he wants to. The last few days of being there the neighbour above had work done to their floor and the workers js estates hired came through the roof, said nothing and damaged out electrical equipment. But as I'm no longer a tenant they have ignored my email ls but can send emails asking me questions. From every neighbour I have spoken to they rent out inadequate houses in the hanwell area and should be ashamed of themselves. Scam artist who say they work for 'independent landlords' but really it's massive souless property conglomerate. More of their lies. Message me if you want to know more (I keep screenshots)

Honest review, we are suffering mental and physical issues regarding J S Estates!!!!

Please be aware that this J S Estates agency is the worried homeowner or agency we deal with in London. Their houses aren’t well managed or maintained; even if they aren’t fit to stay in, they risk our health and safety, and most of their houses aren’t good enough.

Please, again and again, be careful with this J S Estates company; They give you a good welcoming before they get your money, and after you get the house, there will be your hard time in London, and even they will not be able to take care of you, and they try to keep all the blame on your side, and I can say 100% they are the scammer and worst company in London, even the United Kingdom.

Please, again and again, do not deal with J S Estates !!!!!!!!!!! Never ever trust them.

Be aware of these modern scammers!!!!!!!!!!!

These people are scammers

These people are scammers, they are a group of people who'll try to scam you by asking for a holding deposit for the property which they won't even show you in person, they will only show it to you over the video on WhatsApp app and won't even talk to you over email. When asked to view the property in person they only give the holding deposit, and when they agree to view the property half an hour before the viewing time they will message you saying someone takes the property. So they won't let you even see this property.

these ppl are scammers!! avoid at all cost also their properties at Melbourne Court are managed very poorly, awful condition and when you have attempt of breaking in and moving out due to feeling unsafe due to agency not securing a building or in fact showing zero concern they charge you from your deposit. I lived there for 13 months and it cost me my mental health and now these nasty scammers stole money from me. Neighbours living there are dirty, loud and just sad to say awful people which prevent you from even simple recycling in 2023. Agency takes agencies to fix anything at the property and they lie through their teeth. Avoid Avoid!!!

Dealt with J S Estates?

Has anyone here had dealings with J S Estates in London?
Here in Merton, we are several owners, of small flats, trying to elicit a payment plan (none of us have this large sum) for a very large levy we are expected to pay, for maintenance work which is now around two months behind schedule. We have been sent an arrears “statement” via email dating back to 2002! None of us even lived here then!
I’m a tough 71 year old, but I’m beginning to feel horribly vulnerable.

Be very careful of JS estates. I’m not entirely sure they are an honest company. They collect rent but don’t necessarily pay the landlord.
They also did not return the deposit claiming that one of their Directors ran off with the money!

Worst agency in London and probabily in Uk. Guys don’t trust this agency they lie and they made you fake contract. If you come thrue this agency run away. The told as in the begging that water was included and was not true we have it to paid for it. Any problem you have if you contact them they answer after few days and most of the time they don’t fix your issue. Do really be careful. We need to help each other stay away from this agency
