Really really really bad company to deal with. We were told by evolution that they were the only company that deals with 3rd charge mortgages.
What they don’t tell you is that if you put the help to buy amount on your loan, it becomes a 2nd charge mortgage and you have access to loads more lenders.
After 3 days of intrusive questions, such as “you spent 95p at an Esso garage, what was that for”? We decided to read the other reviews on Trustpilot about evolution. We then called around and included our help to buy which then gave us access to loads more lenders and I’m happy to say we’ve been accepted elsewhere.
In the time it took to get the new loan sorted. Evolution didn’t contact me once and completely ghosted me.
Also….. watch out for 5 star reviews…… when you fist call them, they tell you lots of positive things like “you have passed the affordability check and I’m happy to say we can proceed”. They then ask you to leave a review on trustpilot before they get someone else to call you to mess you around for 3 days. So a lot of people on here have left a 5 star review, thinking they’ve been accepted.
Stay well away from this company. Include your help to buy and there’s loads of lenders who can help you. If you already have 2nd charge mortgage, please use someone else. These lot are completely unprofessional and quite frankly a bunch of cowboys!
We asked for a £50k loan initially, and we would have to pay back £180k over 20 years and the interest is variable so that could go past £200k. 🤯

Disgrace of a company, charge you more than a loan shark. If you would like to pay 4 times more than your loan, like daily phone calls emails and messages, be chased for a month for being 1p overdrawn, then this is the company for you. Do not make the biggest mistake of your life please.

Do not use this company
Do not use this company - I was totally miss-sold the loan. They ‘front end interest’ which means that for the last two years I have paid £400 a month (total repayments to date over £9000) towards a £20,000 loan and I have only repaid £400 of the loan! total disgrace! if not resolved by the company I will be going to the FO!
