Having had a very positive experience with CTW earlier this year, I returned as a customer for more conveyancing work.

When I received the results of local searches, I discovered the news that the property had been underpinned in 1999. This information was nestled surreptitiously between humdrum information regarding parking zones and discovery of a gas safety certificate. My solicitor merely ended the list of findings with 'Kind Regards' at 4.55pm and promptly went on Annual Leave. She did not flag up the subsidence with me and neither did she attempt to seek further information on my behalf.

When I replied to her the next day regarding my concerns, not knowing she was on leave, I did not receive a reply. Having waited a full working day with no response to my legitimate concerns, I chased it up again the following day and was informed by someone known only as 'Locum' replying from my solicitor's email address that they had approached the seller's conveyancers for further information.

I waited patiently for feedback but after two further full working days with no feedback, I received an email regarding fixtures and fittings from my solicitor who now appeared to be back from leave. I was surprised that she was writing to me about such fripperies when there was clearly a much more pressing structural issue regarding subsidence that she had not followed up on since her return to work.

I therefore phoned her immediately. She appeared to be unaware of the underpinning (despite having signed the original letter informing me of the underpinning). I stated that I had been emailing for responses to her email in the intervening week and that the Locum had reassured me that they were dealing with the matter. When she checked her email account she found no record that the Locum had, in fact, ever contacted the seller's conveyancers for further information.

When I informed her that this was completely unacceptable, she apologised and stated that she would make enquiries. That was a Tuesday. By the Friday, I still had not received a reply. With neither any documentation from the sellers nor any attempt by CTW to communicate with me regarding the underpinning, I withdrew from the sale.

I am sure that for uncomplicated conveyancing CTW is generally as good as the next firm. However, should you need a conveyancer to advocate on your behalf when a sale is jeopardised, you may find yourself sorely disappointed and out of pocket.

We couldn't be happier with the service we received from Mesbah at the Maidstone Office throughout our conveyancing process. From start to finish, Mesbah handled everything with exceptional care, professionalism, and attention to detail.

We completed in the middle of June and Jessica Murphy was fantastic! Everyone we had spoken to had said moving is one of the most stressful things you can do but with Jess it felt remarkably stress free. She kept us updated throughout the process and at no time were we wondering what was needed next.

When she was on annual leave Aastha helped us get a document signed by emailing it over despite it being a very late in the day request as the chain were pushing for completion that week.

The process of buying a house is stressful and the reason is from our standpoint it feels as though everything is taking way too long. That is partly impatience on our side as this was a first time home purchase so the whole process is new and alien to us. Megan and Helen at CTW were very helpful in supporting Patrick and me through the mountain of paperwork and admin that felt never-ending. There were times i was getting very annoyed with the process. When i was told the paperwork to be supplied from us was done i could breath a sigh of some relief but the biggest stress thereafter was the waiting and i know i was chasing for updates regularly. I want to say thankyou to Megan for completing the work on the house purchase on Friday 26th and making it happen. One interesting odd thing for me on the friday the call to say "it is all done the house is now yours" felt a bit anti-climatic. the reason is we have been renting for 3.5 years and we have purchased the same said property from the landlords. woke up friday in a rental went to bed in our own home and nothing outwardly changed, it felt odd in a way. But i am glad that it is all finalised now.

I found from start to finish my dealings with selling mums house, twice as the original sale fell through last minute but Elizabeth Royle dealt with both transactions from start to finish for us and was really really good and professional. She was very approachable and easy to get hold of , always contacted us back straight away, dealt with everything quickly and thoroughly. Best experience I’ve had dealing with house move and I’ve moved myself a few times. I would definately use her again and recommend her services.

Very professional and helpful from start to completion with a house sale. We would recommend Charlie Kitchener and her team.

I instructed CTW, as a first time buyer, to complete the purchase of my now flat, at the end of 2024. In doing so, I completed forms from CTW which clearly identified the fact I had 2 Lifetime ISAs I wanted to use as funds for my deposit.

Approximately 1 one prior to completion, CTW asked for me to provide 15% a deposit for the flat. I asked whether I could use part of my LISA funds but was told this had to be cash. I then transferred the cash.

On the day of completion I was then asked to transfer the rest of the funds to purchase the flat. It then became apparent that CTW had forgotten I had LISAs to put towards my deposit. For context, it takes approximately 2-5 working days for LISA funds to be extracted from the accounts, and a solicitor must assist in demonstrating the LISA account is being closed for a 1st time buyer deposit.

With my flat purchase about to fall through on the day of completion, I had to request an emergency loan from my Father so I could provide the deposit. I also had to leave work and rush to a Barclays branch so I could transfer the large sum of money to CTW. Needless to say, this was one of the most stressful days of my life.

To pay the loan back to my Father, I had to take the money out of one of my LISA accounts, and I was taxed 25% of total as the money was not used to purchase my 1st property. I went to CTW asking for the 25% compensation but they only offered a few hundred pounds.

I refused this offer and went to the Legal Ombudsman with my case. The Ombudsman agreed with me and requested CTW to pay me the full 25% compensation. CTW then transferred this money to me. This took process concluded approximately 8/9 months after my completion date.

Now over a year since I completed, CTW have emailed me requesting that I transfer them £150 that was incorrectly sent to me as part of refund from HM Land Registry. I will of course send the money back, but the level of incompetency shown by CTW has been staggering.

My experience in the end was and has been disastrous.

- CTW came as a recommendation from a family member
- The communication was ok and they we mostly contactable over email. Phone calls were very difficult to get through.
- I was ultimately failed by the member of staff dealing with my case.

Had to swap solicitors due to my previous solicitors not being on the panel for my mortgage company. There was a lot of pressure from above to get this move done. My solicitor Kirsty worked at pace and with rigour and poise to ensure that every check was complete. At all times I was kept up to date with the process and she also told me straight what she needed from me. If you want something done quick these are the people for you. I would 100% use again.
