Great community, i have learned a lot about creative financing. Nothing replaces doing the work, but Pace provides tremendous value and a community!

It is so great that Pace always comes up with ways for us to learn more new tricks in his zooms. This is exciting to learn more about RV Park and the underwriting process along with the usage of Grokbot.

As a Gator member of Pace’s community, my experience has been an ongoing journey of learning, growth, and taking action. I’ve been developing my skills in real estate deal sourcing, focusing on mobile home parks, RV parks, and fix-and-flip opportunities including creative financing. I’m committed to applying what I learn, building meaningful relationships, and connecting qualified opportunities with the right buyers. Although I’m still working toward closing my first deal, I remain determined, proactive, and excited about the opportunity to grow within this community and build a successful real estate business.

One thing I really like about Pace Morby is that he doesn't just talk about real estate. He actually breaks things down in a way that makes sense and shows you how to go out and put what you're learning to work.

Whether it's creative finance, SubTo deals, talking with sellers, or just figuring out how to structure a deal, there's a lot of good information you can actually use.

What I like most is that it's not just a bunch of motivational talk. Pace and the community really push you to get out there, talk to people, build relationships, understand the numbers, and most importantly, take action. It's also helped me look at real estate differently. Instead of just looking for a good deal, I'm looking at how I can solve someone's problem and put something together that works for everyone involved.

Another big thing for me is the community. You've got people at all different levels who are actually out there doing deals, sharing what works, what doesn't, and helping each other figure things out. That's worth a lot in itself.

I don't care how much experience you have, there's always something you can learn from somebody else.

If you're serious about getting into creative real estate investing, or even if you've been doing it for a while, I'd definitely recommend Pace and the SubTo community. Just understand that you've got to be willing to put in the work. Nobody's going to do it for you.

I joined Pace's world to learn creative finance, and what surprised me most is the people. In the Owners Club and the Capital Raising Pathway, I've learned to underwrite RV parks at a real DSCR and structure seller-finance offers that work for the seller and for me. I've also learned to raise capital by leading with my story instead of just numbers. Right now I have an offer out on a Denver building for a tattoo shop with friends, structured with three options I learned here. Heather, Nisha and the team are generous with their time, and the community shows up for each other. If you want to actually do deals and not just watch videos, this is the place.
