Absolutely the worst lender I have ever…
Absolutely the worst lender I have ever dealt with. My experience with Landbay Mortgages has been nothing short of a nightmare. Initially, I was on a fixed-rate mortgage, which suddenly switched to a floating rate without proper notice, effectively doubling my mortgage payments. The new rate was so exorbitant that I had to negotiate a payment plan just to manage the skyrocketing costs.
The ordeal didn't stop there. After enduring months of delays because they kept requesting additional documents, the head underwriter finally approved my new mortgage. However, just when I thought the nightmare was over, they pulled the new mortgage offer without any valid reason. This happened after they had dragged the process out long enough to push me into arrears and force me into a payment plan under the oppressive floating rate.
Landbay Mortgages' incompetence and unscrupulous practices are appalling. They have no regard for their clients' financial stability and seem to thrive on creating distress. Their constant delays, changing terms, and ultimate withdrawal of the approved mortgage demonstrate a complete lack of professionalism and reliability. I urge anyone considering Landbay Mortgages to steer clear and find a more trustworthy lender. This company is an absolute disaster and will only lead you into financial ruin. Avoid at all costs.

We understand that mortgage terms can be complex, and we appreciate your patience in allowing us to look into your case.
A fixed-rate mortgage will always revert to a variable rate once the fixed period ends, which was 5% + BBR, as detailed in your mortgage offer. It also outlines when the fixed rate period ends.
We also notified your broker 90 days before the end of your current fixed deal and then we notified you 30 days before.
Regarding rescinding your new mortgage offer, Landbay is a responsible lender with strict policies that need to be met to consider a new application.
I appreciate that this isn't the outcome you would've wanted. However, I hope that our response clearly explains why we have made this decision.

Avoid at all costs
It took over a year and still no mortgage in place so I had to go to another provider. Very slow and difficult to work with- take my advice and never use this company as I certainly never will again, even if they are the 'cheapest'. It got to the point where I had to complain about the complaint because it took a long time for anyone to get back to me!
