My business partner and I, close friends since middle school and now in our 50s, have together owned multiple single family rental homes in Texas. We learned about Flock, and were convinced by the company's transparency (I can look in the investor portal at any time and see all the homes owned by the fund), pledge to maintain low debt levels (50% of the fund's value or less), and effective onboarding process to now have contributed three homes. They bill themselves as a wonderful option for retiring landlords. That's likely very true, but we also see their approach as structurally superior in many ways we find attractive such that we plan to continue to find more rental homes, own them for an initial period, then discuss with Flock contributing them to the fund, as well. Their low debt level, along with the ability to get a lower interest rate, utilize interest-only financing, and get "volume" pricing for insurance generates more property-specific yield than what we experienced as "mom and pop" landlords. Our debt previously required personal guarantees, and while we were benefitting from the amortization on a property-specific P&I loan, that P&I combination consumed a much larger amount of the monthly cash flow in exchange for the prospect of a mortgage-free rental property in 25 years. That had a lot more appeal when I was in my 30s! Approaching my mid-50s, I'll take the ability to earn cash now. Plus, I have really appreciated the mindset shift that we've experienced as a result of contributing homes to Flock: the feeling of building equity value over time, rather than paying down debt, is a really nice dynamic and a great place to be. More joy rather than less worry - I like that trade off.

Asset values will always have periods when they are subject to fluctuate, rising and falling for stretches. I read the articles in the Wall Street Journal and other places that point to the fact that America has underbuilt homes relative to population growth for the last dozen-plus years since the "Great Recession", though, and believe that single family rental homes as an asset will continue to benefit from that supply-demand imbalance and appreciate over time along with the rents. We'll see - and can't know for sure. But I like that backdrop, especially combined with the low debt level on the portfolio, the zero debt in my name, and the fact that I now own part of a very large and geographically diversified portfolio of homes rather than being concentrated in one city. And I don't have to take calls about air conditioning units any more!

Last thing that's been important to us, and is also part of why we have now contributed three homes. I think the investment reporting is clear, clean, and easy to follow. The radical simplicity of no personal debt, replaced by an equity value, and each quarter getting reporting on a return that is a combination of (a) current cash and (b) incremental appreciation, with the option to toggle the cash portion each quarter between an ACH into my account or a reinvestment into more shares in the fund, has been a great experience. Good luck with your journey whatever route you take - the above have been the basis of our thought process and decision to contribute the three homes to the Flock fund with an expectation we'll do more over time.

We became “accidental” landlords when we moved and decided to keep the house as an investment. We really didn’t enjoy being landlords (found it stressful and time consuming) but still didn’t want to sell the house. That is when we came across Flock. From the minute we expressed interest, the Flock team has been patient with answering all of our questions/concerns, impressively knowledgeable and above all kind and great to work with. Our yearly income is the same as we were making through rent - without ANY hassle - while we still see our Flock shares grow.

I suppose the thing that all investors ask themselves when considering an early stage investment is, 'but can they deliver?' And trust me, when I was first considering Flock, I asked this question a hundred different ways.

Well, I took the leap and made the investment, and you know what? They've delivered. On every single thing. I'd invest again with Flock in a heartbeat.

So far so good! Onboarding was easy and the Flock folks were great to work with. Looking forward to an ongoing relationship and maybe even onboarding a few other properties.

These guys are doing things the right way - everything about our transaction was professional and timely. Flock offers a great offramp for stranded landlords like me to divest individual properties and first hand management duties while still being able to receive distributions and participate in the long term upside of the single family housing market.

Recent investor and I can honestly say that the returns have exceeded expectations. I like the business model and the Flock Homes team are clearly capable of executing the strategy. Looking forward to the long term success of Flock Homes.

We have had a wonderful experience with Flock. We had a rental unit for a few years, and we did not enjoy the expedience of being landlords. I came across Flock and immediately was drawn in by the idea of having the benefits of a rental property without actually being landlords. I kept waiting for it to be too good to be true, but it never was! The process was pretty simple, and all the people we’ve worked with (Ari, Deepa, and Chad) have been wonderful, kind, and honest people. I highly recommend looking into Flock.

I became interested in Flock about six months before I met with Ari and Deepa. Those two are so sincere and I sensed immediately that they had my best interests in mind. The process after that meeting was without stress and my townhome became part of the Flock on September 1st. Jeremy was a great help on site as I completed paperwork with the notary. Chad is the best. He will totally take care of you as you wind your way to completion. I'm not taking distributions but reinvesting in the company.

I held joint ownership to a great rental property, but my business partner's goals differed from mine. Both of wanted to keep rental income, and neither was ready to sell and pay cap gains. Flock provided an easy exit; turning our joint ownership in one property into shares so we we can operate independently.
The Flock team has been very accessible, and although we had a few bumps as one of the very first homes, all of them stood by to to listen, support, and resolve.
So far our cash flow has been at least what we had before (and I don't have to do a thing!) and values have increased in line with the market.
I'm looking forward to the future growth and success of Flock homes and feel as if I'm part of something unique.

Flock has been an exciting addition to my investment portfolio, and the benefits continue to accumulate! When I was considering selling a tenanted property I owned, my mind immediately turned to the hassle of waiting til the tenant moved out, paying for paint and carpet, and waiting 2 months without any rent coming in until the closing...and my reward would have been tons of capital gain taxes!
Instead, I sold to Flock. They kept my tenant happily in place, purchased the home As Is, and I traded my equity in the home for shares in Flock. These shares pay a solid dividend each quarter, and just like the real estate market, my investment has gone up in value! If I sold, I would have paid out a ton of taxes and missed out on these gains AND the monthly income.
Highly recommended, this is an elegant exit for anyone looking to sell properties with tenants in them, avoid taxes, and diversify their holdings!

We got involved with Flock early enough that they were stretched pretty thin as they scrambled to outfit their aircraft in mid-flight.

Still, the attitude and competence of every person we dealt with convinced us to go for it even as the prudent decision might not have gone that direction.

Now, almost six months later, already there is a growth in the capacity the company can handle. New employees are diving in to achieve greater bandwidth. As an early adopter, I am excited to see the positive growth and look forward to enjoying the results of our investment in Flock.

The team has been excellent to work with, and even with a somewhat compressed schedule and a tenant renewal, it was all navigated well. I can't attest (yet) as to returns/capitalization, but that's what the future holds.
