Flock Homes has been an incredible gift to me and to two of my family members, who had been helping me manage two properties in the Denver Metro area. I have been helped by the Flock Homes personnel from Day 1, having personal interaction with personable and efficient Sean, Gracious and talented President Ari Rubin, and administrative guru Owner/Advisor Danielle Rabman. I am particularly impressed that Flock has chosen to office in a fairly rough part of Denver in a practical, but not showy, office building. Contrary to many startup companies, Flock has chosen to carefully steward its investors' money instead of show-boating in a fancy high rise office in Downtown Denver or the Tech Center. Bravo!!!

I just closed on my first home sale to Flock end of December in NC. The process was easy with all document signing being done on-line and the notary coming to my home for final signatures. Earlier in the due diligence phase, Sean answered many questions from me, connected me with a Flock owner and the CEO, and was extremely transparent with all information. This built a lot of trust with me and I'm very happy with my decision to join Flock.

The process was fairly straight forward but the people made the difference for me. Sean and Danielle were very professional and provided me with everything I needed to make my decision. They made me feel welcome and more importantly trustworthy to do business with.

The Flock organization has been has been a great way to transition some of our existing investment real estate properties to being a part of a passive real estate investment group. The transition was easy. the Flock team was very helpful as we learned about, discussed, and decided to make this move. The ongoing working relationship with their team in the months following our transaction has also been very good. Very importantly, we are satisfied with the financial return we have seen up to this point. As we look into the future we are happy with what we have seen so far and have faith we will continue to be very satisfied with this real estate investment.

I love the Flock model and the team was professional and easy to work with throughout the transaction process. Monitoring the properties and returns via the portal is clear and simple. It's great to own a smaller portion of a more diversified set of properties than just a few homes that are not as diversified, and having the Flock team manage them is wonderful.

As one of the earlier investors, the Flock was extremely accessible. I had a phone call, and then lunch with the founder, Ari Rubin, who definitely had a vision of what was possible, but he backed it up with his education, intelligence, creativity and follow-through, apparently attempting to do everything right without cutting corners. After trading in my rental property about 8 months ago, everything is working as 'advertised', and the company continues to be open and available to investors.

Very customer focused. Easy to reach to someone who can answer things. Very open to feedback to improve the process and/or the platform. I will do transaction with them again.

I appreciated Flock's flexibility in allowing me to allocate some of my exchange proceeds to other investments.

With closings only done on the last day of each month, I did wish that I could have made the closer month-end closing rather than having to wait another full month. With the continued growth of Flock since my initial investment, I am also looking forward to seeing an increased value per share reflected in the portal.

Trust is the most important ingredient, but not the only ingredient needed. Honesty, integrity, insight, foresight, persistence, knowledge, communication skills, management skills, accounting skills, etc. Companies will have problems, but can they persist and beat the odds? Can they properly adjust? Flock Homes has these. Thinking of the set-up, the idea of gaining share by relieving landlords of their assets in a least taxable and most futuristic way is paramount. As landlords, we've experienced housing values go down and go up, but we knew long term, properly managed, these values will go up. For landlords, this is a way into retirement while still keeping future gains, all else being equal. I started this journey in the 1980s, and finished in January'2022 with Flock Homes. I don't think about my rentals now, I do get proper quarterly payments, and I concentrate on other investments as I wish.

Very good overall experience. Everything went smoothly and was well explained.
I got my first distribution check and feel very happy that I no longer have to deal with managing my property. I’ve discovered the benefits of being part of a diversified portfolio where I still receive income even thou my home may be vacant.
The only negative was at closing I felt I had no clear ownership in the LLC for a time.

The entire transaction was conducted very professionally and was extremely smooth.

We did a 721 exchange of a rental property we own in April this year into Flock Homes. We found the process very straightforward. They provided an online estimate on our property, filled in a few documents, did a walk through and handed over the keys. That was it. The process was very streamlined from initial discussion to contracting to transition. I consulted a lawyer to read the documents, and they found a couple of inconsistencies (that were quickly fixed).

They also setup meetings with other owners to hear about their experience.

Communication was clear and they were very responsive and patient with our 1001 questions.

One thing I wish I had done was more modelling of how the 721 exchange process is impacted by mortgage, cash out and existing depreciation. It seemed clear reading the guidelines but having completed the exchange there are some nuances we found out later that are important to work through upfront.
