Hopeless excuse for a lettings agency

Hopeless excuse for a lettings agency. The negative reviews on here look suspiciously more genuine than the positive ones and I'm not surprised. Demanding proof of OVER 3x yearly rent in yearly income in order to be able to rent a starter property also says quite enough about their practices and their awareness of purchasing power in the current economic situation. They probably hope I'll grovel about and try and find another of their sub-standard, poorly maintained properties, in the hope the ceiling will stay up. No thanks. I'll look elsewhere.

Thank you for your comments. For clarity, our referencing process requires proof of income at 3x the monthly rent. This is not unique to us - it is a widely adopted benchmark across the lettings industry to ensure affordability and protect both tenants and landlords. It is certainly not intended to be excessive or unreasonable. It is also reviewed regularly, in line with the economic climate.

We’ve never had complaints from genuine applicants about this requirement, as most people recognise it as a normal and necessary part of securing a tenancy.

Our reviews are all genuine, and we’re proud to rent to several thousand people in Cardiff every year.

I had a very disappointing experience…

I had a very disappointing experience with CPS Homes. I requested a virtual viewing as I wasn’t able to attend in person, but they were unwilling to accommodate this. Instead, they offered to send a video of the flat, which I never received.
Over the course of two days, I called four times and sent an email, and each time I was told that the agent would send me the video. During every call, I made it clear that I was ready to pay a deposit to secure the property, but they insisted the agent would be in touch.
I called a fifth time, only to be told that the property had now been let agreed. Incredibly poor communication and overall terrible service.

I wish to express my sincere gratitude to Chelsea and Nathan. After going through a number of difficult situations in my past, including the distressing experience of losing the sale of my flat just before Christmas and having to renew everything from scratch, I decided to contact CPH homes and they were there to guide me at every stage.

They provided clear and thoughtful advice, always ready to answer my questions and reassure me when I had doubts. Especially when I felt nervous, with so many things to manage while selling and buying a property, they remained attentive and professional even when matters became particularly stressful.

Their dedication, patience and kindness made all the difference, and I felt fully supported throughout the process. I wholeheartedly recommend Chelsea and Nathan from CPS homes to anyone looking for reliable and considerate guidance.

The worst.

Do not under any circumstances go with this company especially if you are a new uni student joining in september. Do yourself a favour and avoid them like the plague!

Buying our first home

I had the pleasure of working with Chelsea when purchasing my property through CPS, and she was absolutely amazing!

She was professional, attentive, and communicated throughout the entire process - adding me on WhatsApp and always available to provide personal care and reassurance.

As a first time buyer, Chelsea made sure every detail was handled smoothly and kept me informed every step of the way even when my own conveyancer wasn't communicating what I needed - I couldn’t have asked for a better experience and would highly recommend her and CPS to anyone looking to buy a property!

In a word awful

In a word awful. If you’re selling your property with these people good luck. I wasn’t but interested in buying one they had to sell but shocking service, lack of communication in the end gave up.
There are so many great agents in Cardiff but these are not one of them.
Avoid!

Absolute rip offs

Absolute rip offs. Avoid for sure. End of tenancy they just steal your deposit. If you do go with them make sure you get lots of photos and evidence as they will try and rip you off. My son’s deposit was stolen from him due to this companies scammy methods.

In the meantime, we can say that no deposit is ever “stolen”, because it is impossible to do so. Every deposit is held by a Government-approved deposit scheme called Deposit Protection Service (DPS). They physically hold the funds and only release them once an agreement is made between landlord and tenant, or – if an agreement can’t be made – the DPS adjudicator makes a decision based on evidence provided to them. So, if your son ended up with no deposit being returned to him, it was either because he accepted the landlord's claim was correct, or because the DPS decided it was correct after being presented with evidence. It is very unusual for outgoing tenants to not receive any of their deposit back, so the evidence must have been overwhelming.

We feel it's important to point out that it's not uncommon for there to be a dispute at the end of a tenancy. Quite rightly, tenants are keen to receive as much of their deposit back as possible, whereas landlords would like to be compensated for any dilapidation they believe is not a result of wear and tear. So, by virtue of their own standpoints, deposit claims are a contentious matter. We're pleased to say that the vast majority of deposits CPS Homes returns are done so with mutual agreement between landlord and tenant, meaning only a small minority require independent adjudication.

Scummy company

Scummy company. On arrival the our tenancy was a dumping ground, although we were told it would be professionally cleaned. Didn’t help at all when this was raised at the beginning. Then taken advantage of as university students at the end of our tenancy with our whole deposit taken, half of it being on cleaning costs even though we did a full deep clean of the place at the end ourselves. I would recommend not using this agency and if you do make sure you have evidence from the beginning.

In the meantime, we can say that we conduct inspections of all properties prior to new occupants moving in, and instruct cleaning where necessary. We're very conscious that cleaning is subjective, where one person's "clean" (particularly when moving out) is another person's "not clean" (particularly when moving in). We’re prepared for situations like this, so if incoming occupants aren’t happy with the standard, the cleaners we use are more than willing to return and go over any points of concern – ideally meeting the occupants in person to ensure everything is resolved. Complaints about cleaning from incoming occupants are very rare, but on the occasions they do happen, this re-visit system works well to resolve things quickly.

Regarding moving out, it is very unusual for outgoing tenants to not receive any of their deposit back. We feel it's important to point out that whenever a 'landlord' makes a deposit claim (emphasis on 'landlord', because it's not CPS Homes), tenants have the right to dispute it and have the Deposit Protection Service (DPS) make an independent adjudication on the claim, so it's never a case of a landlord simply 'taking' a deposit – those days are long gone, and rightly so.

So, if you ended up with no deposit being returned to you, it was either because you accepted the landlord's claim was correct, or because the DPS decided it was correct after being presented with evidence.

CPS excellent letting company

Excellent letting company, they are always a head before the tenant contract comes to end. Jordan, Rhys and Nikki who manages are on top to renew contracts or find new tenants. Very good at communication. I would recommend everyone to use CPS for there Lettings.

Karys is a 🌟

Karys was so helpful during our check in inspection and made sure every issue we had was taken further. Was so nice to be able to feel comfortable voicing matters to a member of staff as we have had previous bad experiences during trying to sort matters out.

Selling my home with CPS - excellent

I had the best possible experience with CPS homes and would highly recommend them. Professional from the start, excellent attention to detail when it came to advertising my home, special staging and expert photography provided within the service plus social media coverage. I was impressed with their photographer, I couldn't have asked for better/more. Have been with some other agents in the past and CPS were by far the best. Thank you very much

Great rental agents!

My wife and I have nothing but good things to say about our experience as new landlords with CPS.
Rhys has been absolutely fantastic to work with, Highly professional, easy to communicate to and was super attentive, I would recommend him to anybody looking to rent out their property.

Also special mention to Kacey, who was an absolute pleasure to deal with, super focused and constantly kept us in the loop!
