Impressed with CPS tenant finding service
I'm impressed with CPS's tenant finding service. We find that Rhys Owen and his team attract suitable tenants quickly, and carry out necessary checks and paperwork efficiently, looking after the interests of landlord and tenant. The landlord fees are reasonable.
Misleading communication and no accountability – avoid CPS Homes
Our experience with CPS Homes was extremely disappointing. After moving out, they attempted to make unfair deductions from our deposit including charges for pre-existing mould that had already been reported to them multiple times. Despite clear evidence, they continued to dispute it.
They also sent misleading information about the Deposit Protection Service (DPS) process, claiming the landlord had “the final say” and that the return of our deposit could take “2–3 weeks,” which is not accurate.
After over a month of back and forth, we escalated the issue to the DPS, who reviewed the evidence and awarded us the full deposit back in full which reinforces that their claims were unjustified.
When we raised a formal complaint with CPS, it was handled by the very same staff member the complaint was about, meaning the process was entirely biased. The same member of staff who argued that up to 3 days wait time for a response to each email we sent was justified whilst withholding a £1300 deposit. This left us no choice but to escalate the matter to Rent Smart Wales for investigation.
Tenants deserve fair treatment, accuracy, and transparency which are three things we did not receive from CPS Homes. For any other tenants facing similar issues, I would advise to always challenge any unfair deductions through the independent adjudicator at DPS. You have nothing to lose and everything to gain. I was fortunate to know my rights, but I genuinely feel sorry for tenants who may not and who are taken advantage of or made to wait for money that is rightfully theirs. Especially in the current economic climate, you should be able to trust your letting agent. Sadly, that was not our experience with CPS Homes.

If I could give 0 stars, I would. Students do NOT rent with CPS Homes! Our house had an uncountable number of issues, and was never cleaned upon move in. Upon move out, CPS tried to charge us for, and I quote, "dusty skirting boards" when the house upon arrival had dirty underwear, bugs nests, and dried toilet paper stuck to the ceiling (which we had to clean ourselves). We won the battle for our deposit back after refusing their 'generous' attempts to get us a good deal (A.K.A trying to wheedle as much money out of us as possible because they knew they would lose an official dispute) only because we had clear documentation of the house upon arrival and move out, as well as email chains reporting our issues with the house (and evidence of them ignoring this). In fact, they even admitted over email that we left the house in a better state than when we moved in!
My advice to any students who are saddled with a house from CPS homes would be to not give up the fight. Document every little scratch and dust mite you find on move in, and document how clean you leave the house upon move out. Don't be afraid to email as well as using their tenant reporting system as it is very hard to check tenant reports that have been marked as solved, leaving no evidence behind. I recommend videoing every nook and cranny: behind the toilet, ceilings, door, anything you can think of.

Cleaning and Deposit Issues With Renting
If you're a student looking to rent a house for your second or third year — look elsewhere first!
Our house was unclean on move-in day, with significant dirt, grime, and leftover junk throughout the property. Despite contacting CPS Homes to request a second clean, the cleaning company they used did a poor job, and we ended up having to clean the house ourselves.
At the end of our tenancy, CPS Homes still charged us a cleaning fee, even though we had thoroughly cleaned the house before check-out to avoid this exact situation.
Fortunately, we had extensive evidence from both move-in and move-out days, as well as clear email correspondence. This helped us successfully reclaim the disputed portion of our deposit related to cleaning charges.

Be aware that CPS are only letting the property on behalf of the landlord. If you have taken on a property through them they are no help at all if you have issues with the property and the landlord is hopeless in sorting things out. CPS do not come and inspect the property before it is handed from previous tennants to the new ones. This was quite shocking as you would expect a clean ready to move into house. Another letting agent used in the last 2 years have given well presented houses and checks on the property were made during the time there. Obviously this is not something CPS does! Fingers cross about the deposit returned at the end of the 12 months.
