I had a really good experience working with Arnold & Baldwin. They are a friendly team. My surveyor Ashley was extremely professional and did a great job detailing every aspect of the property. He explained everything in detail and I was even able to call him again to go through the report and ask questions. His approachable manner made it a less stressful process.

I had a great experience with Arnold & Baldwin. Gethyn was incredibly helpful — he managed to find me a surveyor at very short notice, with the survey taking place less than 48 hours after my initial inquiry. His communication was excellent throughout, and he really went out of his way to help me meet a tight deadline. Sean, the surveyor, was equally efficient and professional. He gave me a clear verbal report from the survey over the phone shortly after visiting the property, followed by a full written report the next day. The whole process was smooth, fast, and reassuring. Highly recommend!

Arnold & Baldwin were recommended to us by our estate agent for a property in Guildford (that we bought, renovated and sold) and we also used them to survey a subsequent house in Crowborough. In both circumstances the company provided quality surveys, including drone photos for the Crowborough house that identified important issues. We will use Arnold & Baldwin again when we make our next house purchase.

I am so glad I took out a survey on the property I was looking to purchase.
I was being rushed to buy it, I told them I won’t be exchanging contracts until I had the level 2 survey carried out. Dean’s survey report was so detailed including the fact that there had been vermin activity noted in the eaves of the property, maintenance that would need to be carried out long term. I thought as a 17 year old property, it wouldn’t have too much wear and tear, but it’s a property that had been rented out the past 8+ years so clearly it hasn’t been taken care of like if the home owner was living there.
Due to Dean’s very detailed report, I was able to get a further reduction in the property price. I however have still ensured to get pest control to set traps at the property to observe if there will be vermin issues before moving in. I will also be getting some quotes for the works that would need to be carried out to bring it to a liveable standard shortly after we move in.

Thank you Dean, your knowledge and thorough review helped me confidently approach the vendors with my concerns before exchange and ask them how they would be sorting this prior to exchange. It also helped me make an informed decision as I know what issues immediately look to sorting when we move in. It would have been horrible not to have a survey done and move in as a lady and issues start popping up! Everyone ensure you get a survey done before purchasing even if you think it is expensive! This has got me a further saving of thousands of pounds reduced from the asking price. I highly recommend Arnold and Baldwin if you want a very detailed survey.

The team at Arnold and Baldwin were a great experience. I initially spoke with them about setting up a potential level 2 survey pending the acceptance of my offer - there was a bit of confusion about the date being actually booked so I called and ended up getting an earlier appointment. Ashley was very communicative and provided a very comprehensive report quickly as well as giving me a call to discuss the key parts of his findings - he was great at breaking everything down in a way that a first time buyer with no idea what to expect would understand. The team at Arnold & Baldwin did a fantastic and thorough job in carrying out a level 2 survey on a property I am seeking to buy. A&B was recommended to me by a friend who was similarly supported by them during her house purchase.

Sam Williams, who was my first contact at A&B, was incredibly helpful in carefully guiding me through the survey process and the various options.

John Grindley then conducted the survey. Even prior to doing so, I asked him to look into potential issues with the property that had already been identified via the seller’s agent. The A&B team were extremely willing to accommodate this and other requests.

After the survey was conducted (but before the report was issued), John very helpfully called me immediately to provide a helpful initial summary of his findings and overall impression of the property. This was of great comfort to me pending receipt of the final report.

The report itself was issued promptly a couple of days later. Its findings were extremely detailed yet very accessible and well structured. It included photographs and detailed write-ups on numerous areas / aspects of the property. It identified any issues comprehensively and followed up with recommendations where appropriate. All recommended measures were clearly explained and easy to act upon. Certain issues identified in the report have helpfully been raised in enquiries with the seller’s solicitor to ensure they can be resolved prior to my purchase of the property. I simply would not have been made aware of certain issues had it not been for the report.

The purchase of the property is currently under way. A&B have stressed multiple times that even though their survey report has already been issued, they remain on hand to answer any follow-up queries that I or my conveyancing solicitor may have.

I would definitely recommend John, Sam and the rest of the A&B team to anyone seeking to assess the soundness of a property prior to purchase.

Very good communication from the surveyor Dara who rang on the day of the survey to give initial feedback and who was very helpful with responding on further queries raised during the conveyancing process. Grace in the office was also very professional and communicative.
