Really disappointing experience with Rohail and Zown.

Started off strong, but quickly turned into constant follow-ups from our side. We had to chase responses, repeat requests, and still didn’t get what we asked for days! the worst part was showings.

DO NOT go with them just for the 10–15K cashback. There are plenty of realtors who offer cashback AND actually provide full service—or negotiate well enough to save you way more than that.

Also, their setup is confusing. You don’t deal with one consistent agent—random people show up for showings saying they’re “helping out” or are friends of the account manager. When asked basic questions, they literally say “Rohail will guide you, I’m not sure. about this area” It was honestly both hilarious and pathetic at the same time.

Overall, felt like we were doing everything ourselves. Wouldn’t recommend.

Worst company ever.
Zown is hands down one of the WORST Realtor company anyone could work with. People only praise them because of their CASH ADVANCE offer (EMPHASIS ON ADVANCE) that they have. It's a deal with the devil. "Sign with us and get screwed by doing most of the work yourself. Be on the lookout yourself. Advocate for your own best interests. Fight to get your own down-payment in case a housing offer falls through"...

Ryan advised us once to place an offer on a house, 25k over asking price. Even an agent that works for Zown told us that was ludicrous and down right unethical.

Zown does not care about the best interest of their clients. They want to fill their pocket as much as possible.

They screwed us over numerous times. Failed to send us house posts and had us missed out on the offer.

They are unprofessional. Avoid

We were looking to save money during our home-buying journey and came across Zown, which had many great reviews on Reddit. Our initial call with the owner was very promising. I was genuinely excited to onboard. We had been working with another realtor previously, but the cashback and down payment assistance Zown advertised made it appealing enough to make the switch. I was also impressed by the features and reporting tools they claimed to offer.

Unfortunately, our experience with the assigned realtor quickly fell short. After a brief 5-minute introductory call, communication became extremely one-sided. We frequently had to follow up ourselves, and several scheduled calls were either missed or delayed without any warning or explanation. After the first no-show, we even asked if the agent would prefer to choose times that worked for him, but his consistent response was, “You let me know what works for you.”

Between February and June (when we ultimately found our home), our agent sent us listings maybe a handful of times — and only after persistent nudging on our end. Midway through the process, I voiced our dissatisfaction directly. While there was a short-term improvement in responsiveness, it quickly reverted back to the same cycle of delays and follow-ups. It left us wondering whether the money we were saving was really worth the lack of support and guidance.

Another major frustration was the lack of transparency around the cashback and down payment assistance. We were initially told these funds would help with our down payment, only to be informed days before closing that they would be issued after closing, and only because we didn’t use Zown’s recommended lawyer or mortgage broker. This crucial detail was never communicated upfront. After letting Zown know we needed the funds to close, we were given the rebate before closing, but it created unnecessary stress at an already stressful time.

Zown also advertises a 1.5% cashback if you use their mortgage partner. It turns out this is only 0.5% of the mortgage amount, not the home price. Again, that was never made clear until we received a quote and realized the discrepancy. We ended up using our own mortgage provider for a better rate and opted out of using Zown’s lawyer. Frankly, we were worried the subpar service would carry through to closing, when reliability is crucial.

That said, there were a few bright spots. The showing experience was excellent. Bobby, our viewing agent, was fantastic — organized, knowledgeable, and always made our tours efficient and pressure-free. Easily a 10/10 experience with him.

We also appreciated the extra $2,000 rebate Zown offered on top of the 1% cashback during the offer process, a nice gesture.

Final Thoughts:
Zown is a great concept, but our experience suggests the execution doesn’t always match the promise. The savings were real, but came at the cost of consistent, quality service. Perhaps things would have gone differently with a different assigned agent. In hindsight, we could have talked our original agent about cashback prior to switching to Zown. We likely would have stayed with them, their support was far more consistent throughout.

Also worth noting, no one from Zown reached out on closing day. Not even our agent. While not entirely surprising at that point, it still felt like a missed opportunity to provide even basic follow-through.

Grateful for the cashback and our experience with our showing agent, Bobby! We still refer Zown to our friends who are willing to do all the work in terms of spending time daily to find the homes and comparisons of the areas of interest. The cashback does help.

Zown helped me to buy my first home. They have really good realtor who can work for you in all the phases of home buying. Thay have a team who is specialized in each and every step of home buying process. They are excellent negotiaters, i got home less than the market price. I would recommned zown to everyone becuase great srevice with great 1.5% cash back to home buyers.

Our experience with Zown was very positive overall. Like with any newer company, there were some small bumps in the process, but what impressed us most was how quickly and professionally they responded and corrected things.

They’re clearly still growing and learning, so while they’re not perfect yet, you can tell the team genuinely cares about helping people and doing better.

We recently bought a home using Zown and had a mixed experience.

On the positive side, the concierge support was fantastic, shoutout to Ryan!—we always felt taken care of, and the mortgage broker they recommended was professional, knowledgeable, and a pleasure to work with. These parts of the service really stood out.

However, the real estate experience left a lot to be desired. We ended up working with three different realtors. The first didn’t feel fully transparent and expressed frustration about their compensation, which felt inappropriate and unprofessional. The second was very good, but was unable to complete the process. The third often turned conversations and parts of the process toward referral requests.

On top of that, the cashback we received was lower than what was advertised on their site. We were told this was due to a lack of understanding around the BC commission structure—fair enough, as this was their first deal here, but it still felt like we were part of a pilot project, without clear upfront expectations.

All in all, Zown has a great concept and excellent support people, but they need to improve their realtor network and ensure transparency around financial promises, especially when entering new markets like British Columbia.

Hello! I’ve been monitoring the real estate market in Canada to prepare for my first home purchase and came across Zown via a social media advertisement. The deals were so enticing that I had numerous questions! Fortunately, during our appointment, they took the time to thoroughly explain their process and, even more importantly, the details of their cashback offer. While there’s often a catch with such offers, I discovered that there’s none for the cashback provided to first-time buyers like us! You might assume there are contracts or agreements involved, but there aren’t—it’s straightforward. Zown simply returns a portion of their commission to us buyers without any conditions! Additionally, Ethan, our realtor throughout the entire process, has been outstanding! He understood our preferences perfectly and helped us locate our dream home in just a few days! If you’re considering buying a home, I strongly recommend Zown. You won’t be disappointed!

I saw an ad for Zown on IG and I thought their offering was very interesting. We were not really looking to purchase a home at the time but since they are offering downpayment assistance, I thought it might be interesting to just look.

We spoke with Sunny who explained to us how the downpayment assistance works. They are essentially giving the buyer part of the commission that they earn. The only thing we have to do is use their brokerage once we decide to sell our home (and there’s no set time when this needs to be done or no commitment to sell at all). We eventually found a place within our neighborhood that we really liked and made an offer. Ibrahim, our realtor, was awesome at negotiating for us! He used data to help us make an informed decision and he even managed to get the furniture from the house included in our offer! (The sellers were going to sell them separately, but having it all included in the offer is even better!) The funds from the downpayment assistance really helped with the closing costs and gave us a nice buffer.

Overall, we had a great experience with Zown, and working with Ibrahim was great. I would highly recommend using them! 🙂

The review is becoming a long one- but also key to share here that Zown has really put in effort to build a good community of all the people that buyers/ sellers would need during the process- our lawyer, mortgage agent, house inspector - we got connected through zown- and it helped us so much and saved us lot of additional effort and stress of finding the right people for these different jobs.
