Unprofessional, Exploitative & Avoid at All Costs
I had one of the worst rental experiences of my life with YPP Lettings.
In September 2024, I viewed a flat at Q Three Residence and was told I would need to pay and sign immediately or risk losing it to someone else. Despite the flat being unclean, with visible hygiene and safety issues, I felt pressured into securing it on the spot. These issues included dirt and dust throughout, hairs and toenails on the floor, dead insects, and a smoke alarm literally covered by a shopping bag, an obvious fire safety risk.
I raised these concerns immediately. YPP acknowledged the issues and promised to fix them before move-in, but nothing was done. I ended up cleaning the flat myself because no help arrived. At the same time, a £500 cashback promotion that had influenced my decision to enquire about the property was abruptly withdrawn. I was told it had been advertised “by mistake” and removed from the website, despite being actively promoted when I signed up.
I submitted a formal complaint to YPP on 24 September 2024, which they acknowledged but then ignored for months. Only after escalating to the PRS (Property Redress Scheme) did I receive any meaningful outcome. PRS ruled in my favour on all major points:
The flat was not ready or safe for occupation
The cash-back offer was falsely advertised
Communication was poor and complaint handling was inadequate
I was misled and pressured into signing
YPP was ordered to pay £500 in compensation, but even then they delayed payment, arguing that they didn’t have to comply. It took severe threats from PRS before they finally paid up.
Unbelievably, at the end of the tenancy, YPP issued a fine for “cleaning and missing items”without specifying what was missing, and based only on three photos of alleged uncleanliness. The inventory I needed to defend myself was inaccessible, despite multiple requests. According to their own contract, the property should be returned “professionally cleaned or in the same clean state as at the start” and I left it in far better condition than I received it.
Even after enquiring, I still don’t know what the “missing items” were. Perhaps they were referring to the toenail clippings on the bathroom floor or the plastic bag covering the smoke alarm, both of which were present when I moved in.
YPP is, without exaggeration, the most unprofessional and exploitative letting company I’ve dealt with. They prey on young and often first-time renters who may not know their rights, and they pay tenants £30 to leave good reviews, which explains their skewed online ratings.
Please save yourself the stress, money, and legal hassle. Do not rent from YPP. Their business practices are shameful, and their customer service is virtually non-existent.

Sister Nikki Cheung is really such a kind person! I just moved to Oasis Residence and encountered some problems. Sister Nikki Cheung at the front desk helped me deal with them very patiently—she told me how to report maintenance issues, how to use the gym, how to participate in activities, and more. She helped me solve many problems, but she will be transferred to another apartment under YPP tomorrow. I hope I can meet her again in the near future.

Rented two flats from them in harrogate. Awful company. I left both flats in perfect condition. Paid a lot of money for professional cleaners to come in both when I left. On both occasions they made up fake claims trying to get money out of the deposit. Totally unreasonable to deal with. Forced me to go the TDS to appeal my deposit. I won both times, total waste of my time. Always paid my rent on time was a good tenant left both flats spotless, they could have just said thank and good luck thank you for staying with us. Rude, mean, liars. Many times they called me demanding rent even though I had paid it on time. Totally disorganised. They charge way above market rate for rent too. Small bedsits, and they charge huge rents. I know that’s the state of the UK rent market but they will put the rent up on you at chance they get. Worst company I’ve dealt with. Good luck to anyone dealing with them. Jake Morell was particularly useless there.
