I live on Handley Place, a St Modwen development that looks presentable from the outside but behind the front doors tells a different story. The roads remain unfinished. Surface water collects because drainage was never completed. Streetlights go out for months. Landscaping is dying off. Routine maintenance is ignored. Residents pay full management fees for a site that is still incomplete years after people moved in.

Communication is non-existent. Emails are left unanswered, calls are never returned and written complaints receive copy-and-paste replies that avoid responsibility. Their most recent response to residents confirmed they would be “taking no further action” on several open issues that fall squarely under their original build obligations. That sums up their approach: avoid, deflect and close the file.

The biggest concern for anyone looking to buy a St Modwen home is what happens after completion. Once you have your keys, you lose all leverage. Problems with workmanship, infrastructure or safety are pushed between St Modwen, their contractors and the management company until nobody is accountable.

If you are viewing a St Modwen property, visit Handley Place first. Speak to the people already living here. Ask them how many open defects remain and how long they have been waiting for a response. Keep detailed records from day one, copy every email, and be ready to escalate through the Consumer Code and the New Homes Ombudsman. You will need to fight for every basic fix.

St Modwen are failing in finishing the road resurfacing in a timely manner. It is a health and safety risk to drive up and down the road. They are failing in keeping residents informed of the planned timescales for rectification and are refusing to engage with residents regarding this issue.
Furthermore, they are not finishing the tree planting and aesthetics of the site. All this in light of the site being finished with all but 1 house sold and no St Modwen contractors on site!!

Kyle was our agent and he has been amazing to work with- friendly, helpful and always quick to respond. Made the whole home-buying process easy.

We were greeted by Joanne who immediately introduced herself. We explained our position and she presented all of our alternatives. She was very pleasant and knowledgeable about not only her site but others where we could see show houses . My wife and I were both very satisfied and actually enjoyed our meeting , if the houses are as good as the agent we will be buying one hopefully.

Have just viewed our new build and it looks nothing like like the house we agreed to buy. The sales team advised that changes were made to the appearance but we were not notified. We are now seeking legal advice as the house looks ugly and we would not have purchased or exchanged if we knew the house would look like this. We were promised the house would look like the show home but currently we are devastated that changes have been made without discussion. St. Modwen have recently been purchased by Miller Homes and they approved the changes.

St Modwen homes Heathy Wood, now builders are off site, no communication with head office they do not respond to emails, disgusting service too many problems to list here, no formal complaints phone no, no response to email sent on 30 September, they try avoiding you!!!!

We recently purchased our first home at Snibston Mill with St. Modwen Homes, and our sales representative Kyle has been absolutely outstanding throughout the entire process.

From our very first visit, he was patient, transparent, and genuinely committed to helping us find the right home within our budget. He guided us through every stage — from initial discussions and mortgage coordination to handling all our questions about warranties, snagging, and completion details.

Even when unexpected challenges came up, Kyle always responded quickly, explained everything clearly, and went the extra mile to find solutions. His professionalism and friendly approach made what could have been a stressful process feel smooth and well-organized.

We’re now happily moved in and couldn’t be more grateful for Kyle’s support. Highly recommend both him and St. Modwen Homes for anyone looking to buy a new-build property!

As far as new build buying goes st. Modwens in worcester have been great. We’ve had some slight snags which have all been sorted. No new build will be perfect but aftercare has been very good.

We’ve paid for a house but haven’t even had a note about progress or planned visit to see it, yet our completion date is November! The customer service is atrocious, we’ve got cover staff in our sales office who have failed to provide any updates or help - the last 6-10weeks before our homes ours has been awful, we’re still waiting on our pre plaster check but with 6 weeks to go till completion I’m pretty sure we’ve missed that… no comms about any progress, what the plan is, since Miller took over and the staff came in - it’s been a shambles.

Very happy with the experience I had with st Modwen homes. I have to say kyle was very helpful through the whole process, made everything easy as possible. ⭐️⭐️⭐️⭐️⭐️

Scammers and extremely poor customer service. Contacted every single email and complaints and get ignored or provided with refusal to accept responsibility or do anything about snags.

Took my money for extras and failed to fit them and now refusing to refund the full amount.

They also fail to follow actions directed by NHBC and the consumer code.

Next step will be court, which they will also probably not attend and make excuses for.

Response to st modwen:

Customer service have not been compliant on 2 occasions with NHBC now and same with the consumer code. NHBC are yet again having to take it upon themselves. Due to further delays and none compliance, the consumer code is also having to take further action.

After Miller combines with St.Modwen, the customer service gone wildly worse. I have told them the tiles went wrong for months and no replies at all. It is not like that before when we move in years ago, the site team would take care of it at once and the problem will be solved within a month. It is really disppointing and I am not going to recommend it anymore.

I was very happy with my experience at St Modwen Homes . It’s always a stressful time when buying a house and I have to say Tigan was so helpful and always had a smile and there to make the whole process as easy as possible. Very happy with my experience at Brandon Leas .

Buying a house with St Modwen Homes was over all a good experience. Purchasing with a chain can be very stressful and at points we wasn’t sure it was going to go ahead. However, with great communication from the team especially Tigan we always felt reassured as she motivated us on. Some minor snagging issue were noticed after completion but the team sorted these issues and nothing was ever too much to ask. A massive thank you to Mick, Dave & Tigan for all of their efforts. We are very grateful and are looking forward to enjoying our new home.

As a first time buyer, my experience went really well with Branston Leas. Everything was explained really clearly throughout each stage by Tigan. She made sure I was well looked after. Highly recommend!
