I recently used SAM Conveyancing to provide a Deed of Assignment covering income from rental properties. I had already seen a couple of negative comments directed to Chadwick Lawrence but decided to give the benefit of the doubt as the process seemed a lot faster and straight forward than other Lawyers were offering.
I was pleasantly surprised - the whole process was seamless and completed within a few days.

We recently used SAM Conveying for the survey on our first flat, and we couldn’t be happier with the service. As first-time buyers, we had a lot of questions, but the team was always on hand and responded quickly and efficiently to everything we asked.

They made the whole process feel straightforward and much less stressful than we expected. Communication was clear, timely, and reassuring throughout, which really helped put our minds at ease.

We would highly recommend them to anyone looking for a reliable and supportive conveyancing service.

The process was quick and efficient. Ehren gave a very prompt and complete answer to my initial query which reassured me that I was getting what I needed. The only thing I would add is that I wasn’t aware that my task would be passed to another provider. In any case both organisations were quick and efficient.

This is the second time I’ve used Sam conveyancing, first time was for a sale and purchase and now another sale, I’ve had a great service from Amy and Amanda, I have been updated along the way, it’s been refreshing to have another smooth process. I will use them for all my future transactions.

AVOID AT ALL COSTS

I absolutely regret choosing SAM Conveyancing. I trusted them to help me through the house-buying process, but instead they passed me on to Chadwick Lawrence — one of the worst solicitor firms I’ve dealt with.

Given SAM Conveyancing’s high ratings, I assumed they would work with reliable and professional firms. That was not the case at all. The entire process became extremely stressful and frustrating.

Communication was very poor. I had to chase repeatedly just to get updates, and I was never able to speak directly with the person handling my case. Calls were not returned, and I was given incorrect information, which only caused further delays and confusion.

Overall, this made what should have been an exciting experience feel like a nightmare.

Please do your research before using SAM Conveyancing and be cautious about being referred to firms without checking their reviews first. I received no real support and completely regret using their service.

From start to finish the communication was excellent. Joe responded very fast to all my enquiries. The information given to me to book and pay for the survey was very clear and easy to do. Very good value for money for a level 2 survey including a valuation. The survey itself was booked within days with confirmation of the time it will take place. I received an initial email on the day with brief details of the surveyors findings and had the full report within 3 days. The surveyor Izuka completed a very detailed report with pictures and answered a question I had almost immediately. This is the second time I have used this company after another property fell through and have received excellent service once again. Would highly recommend. Thank you.

Absolutely incredible. So organised and efficient throughout. This is the first time I’ve had a conveyancing experience where I didn’t get stressed or frustrated at all. I initially received a quote from SAM Conveyancing for a remortgage and transfer of equity. However, it later emerged that they were not on my lender’s panel, and my case was passed to their partner firm, Chadwick Lawrence.

I was assured that my SAM Conveyancing case handler would remain actively involved and “always be on hand” to provide updates or answer any questions. Unfortunately, this was not the case. From the outset, Chadwick Lawrence provided a very poor level of service, and despite copying my SAM case handler into numerous chasing emails, she stopped responding entirely around four weeks into what became a 12-week transaction. To date, I have not received any further communication from her or anyone else at SAM Conveyancing.

From the beginning, I was clear about the nature of the transaction and mortgage type when obtaining my quote, as well as my desired completion timeline. Despite this, the process took approximately six weeks longer than planned, with little to no proactive communication.

In addition, I was charged several hundred pounds more by Chadwick Lawrence due to the mortgage type—something I had explicitly disclosed to SAM Conveyancing before receiving my initial quote. This lack of transparency was extremely disappointing.

Overall, the service from both SAM Conveyancing and Chadwick Lawrence was unacceptable. I would strongly advise anyone considering either firm to look elsewhere.

We have had a very positive experience using SAM Surveys. From the outset, the team clearly explained the entire process and provided honest, transparent advice on the most suitable level of survey for our property purchase.

Although the report indicated it could take up to five days to be completed, we were pleasantly surprised to receive it the very next day. Communication throughout was excellent, they kept us fully informed when the survey was booked, provided regular updates, and followed up afterwards to ensure we had received all documentation and to address any questions or concerns.

Overall, the service was efficient, professional, and reassuring during what can be a stressful process. I would highly recommend them to anyone in need of surveying or conveyancing services.

I used SAM conveyancing for a Level 2 house survey. The process was easy and the survey was undertaken and the report delivered quickly. The report was detailed and was clear and easy to read and helped to identify a couple of areas that were raised with the seller that I would not have known about. Friendly staff and would use again.

I needed an anti-fraud certificate for our remortgage and SAM conveyancing was able to sort that for us! I found it difficult to find somewhere that would provide this as a stand alone service without having to do it along with our remortgage. They could also do this service online which saved time and travel expenses.

They were very clear and helpful and it was sorted within a week, I’d definitely recommend SAM conveying to friends who need similar legal services.

We recently bought our first home, and SAM Conveyancing were absolutely superb throughout the experience. We were lucky enough to have Ehren helping us through the process who was really attentive and reassuring. He replied quickly to any questions we had, and was a great bridge between us and our solicitors.
When we move in the future I will 100% be using them again due to the 10/10 service we received.

Brilliant support while buying our first home. Ehren was incredibly helpful and informative from start to finish, even after our first purchase fell through. Nothing was ever too much trouble, and we felt supported and confident at every stage.

Selected SAM Conveyancing as our conveyancers after seeing many good reviews for their services here and getting a decent quote after finding their website helpful through our learning process as first time buyers.
Saw they list that they are on our mortgage lender's panel on their site but when we named SAM conveyancing to our lender they were rejected for not being on the panel. After reaching out regarding this, they told us they outsource the conveyancing to another company Chadwick Lawrence. This seemed very weird, but Chadwick Lawrence had many good reviews on Trustpilot too so we carried on.

We found out quickly that Chadwick Lawrence outsourced their document verification service to yet another company (armalytix).
We completed all forms and verifications we were asked to same-day, after nearly 2 weeks of very little communication or progress from Chadwick Lawrence, SAM Conveyancing or Armalytix we were informed armalytix were unable to complete their service (we've had no such issue with other conveyancers) Chadwick Lawrence rudely told us "need to find another solicitor" then informed us that because they'd have to do the work themselves they'd need to keep charging us fees "until they're satisfied".
We gave notice to cancel instruction as we were still within the cooling off period which Sam conveyancing confirmed and that they would "shut your file today".
However, we received no refund and after chasing it SAM Conveyancing refused to refund us claiming we'd elapsed the cooling period.
After I complained sending back their own dated messages showing what they claim was false. I eventually got refunded.
I dread how much worse it'd be been if we continued with them.

The online query form didnt pull over all the information so I was initially quoted for the wrong thing and had to reexplain, however they had good communication arranging the survey and afterwards, and let me know when there would be a delay. The report was easy to read and understand.
