The quality of workmanship and the initial design of the homes is shocking, after 4 large water ingress into the house and garden that floods due to poor initial design as the run of water pours onto the garden and floods as there is no drainage, after initial acceptance of blame Roland homes senior team offered £500 compensation instead of fixing the problem. and this is after spending £1000 pounds on turfing which is now knackered due to the waterlogged garden, joke! I am now left with a big bill to fix something that should have never been a problem.
if you want a dream home with no stress and a quality product to spend your hard earned cash on, choose another company as rowland home is a shambles.
New home in Cuerden Place, Rowland Homes
We have recently purchased a plot in Cuerden Place and are absolutely delighted with both the quality of the house and the wonderful location. What truly made the experience exceptional, however, was the incredible support we received throughout the entire process, especially from Olivia, the Sales Executive, and Pete and Tony, the two Site Managers.
They went above and beyond at every stage to ensure everything was smooth and reassuring, always taking the time to answer our questions and make us feel fully supported. Their attention to detail, professionalism, and genuine care gave us complete confidence that our home was being built to the highest standards.

Avoid like the plague
What a absolute bunch of robbing gets. We reserved a plot for a 4 bed detached in Melling and because there was a hold up with our chain, we were unable to exchange contracts within the specified time frame. We had already gone over this time frame when we ordered and paid for £6200 worth of extras. Fast forward a few weeks and they informed us we needed to exchange, we chased up and solicitors were on it, next thing, they cancelled our reservation and are refusing to refund the majority of the monies paid. So far they have said they will refund £2246 for flooring but cannot refund for appliances as they have "been ordered" our solicitors have dealt with most the new build companies except these and have never come across anything like this. I wonder would they have cancelled if we had never ordered extras because they would have only made £500 as opposed to £4500. Scandalous, avoid like the plague!!! I wonder how many others have lost money through no fault of their own....disgraceful Rowland

Met with Stephen who was warm, friendly and professional. He knew exactly how to assist us and matched our requirements to homes that may be of interest.
We had been due to Reserve a Bellway Home but after meeting Stephen and viewing the Show Homes we have decided to cancel the appointment and stay with Rowland.
It’s very rare to meet a representative of any company who is as welcoming and professional as him.
As a Director within a PLC, I am not easily pleased as every day I need to manage personalities but Stephen your Management Skills really are exceptional and a credit to Rowland Homes

Jubilee Gardens, Chorley - great move
We have just moved in to Rowland's Jubilee Gardens development in Chorley this week. We met Lisa in the sales office about 8 weeks ago (it's all gone so fast!) and she has been really helpful and friendly since day 1. She kept us informed of progress every week, and we also popped in a few times to ask questions and she was always pleased to see us and took the time to make sure we were happy with everything. Even now after we have moved in she gives us a wave and a smile as we walk past - we don't feel like we have have been forgotten just because the sale is complete.
The house quality is fantastic and we have been so impressed with it all!
We've also been made to feel welcome by Mike (the assistant site manager) who has checked on us multiple times in our first week to make sure everything is OK, and also Liam (the site manager) introduced himself on our 7th day and was really friendly.
It's been a week since we moved in and I'm still smiling and over the moon!

Overall a very pleasant experience and excellent end product.
The whole experience of choosing the house,and watching it being built was excellent. Michelle in the sales office couldn't have been more helpful and professional,whilst guiding us through each stage of the process. The only disappointment was an unexpected delay,but we believe that this isnt uncommon in the building industry.
Now that weve moved in, we couldn't be happier with the house and have been extremely impressed with the service of Luke ( site manager) who has dealt with our short snagging list with speed and efficiency.

From the moment I walked into the sales office she was welcoming and helpful. She has kept me up to date throughout the process and and answered all quieries I have had. Overall the Rowland Team have been excellent throughout our journey.
Stephen and and Lisa were very accommodating and always strived to support us during the buying process, taking the time to answer any questions and ensure we felt informed and reassured at every stage. We did experience some minor issues when ordering flooring, largely due to tight timelines and system complexities, but Lisa was particularly helpful in guiding us through this. She has been extremely friendly, accommodating, and proactive in helping us navigate the process.
Mike, the site manager, and his team have been great - very attentive, with nothing ever feeling like too much trouble. While we understand that minor snags are inevitable with a new build, the overall standard of the work has been top notch. Having the development still being built comes with challenges but Rowland do what they can to keep it as clean as realistically possible .
Overall, despite some challenges, our experience has been very positive. 2 weeks in we're very glad we chose Rowland and would recommend them.

Lovely Family Estates
We moved into Riverside Place in August so I wanted to give some feedback now we're settled.
We chose this estate because it's close to our daughter's school, we already know the area well, great transport links, and a lot of amenities within walking distance.
The estate isn't finished yet, but the people and families that have moved in so far all seem so lovely and it's a great place to raise kids. It's very safe and welcoming and was lovely to see everyone out and about with young kids and being respectful and generous on Halloween.
The house itself, we put together a long list of snags. However, none of these were major issues, just attention to details was lacking in some areas e.g. paint being left on the chrome lights and smoke alarms. All of these have been dealt with with no pushback and I think there's just one or two things left. Anything that's arisen since (the extractor in our en suite stopped working) replacement has been bought by Rowland and fitted at a time that we can work with.
Elliot was absolutely fantastic during the sales process and advocated for us in getting changes to the property we wanted. After sales, we've been dealing with Shaun who has been methodically choosing tradespeople to come in order so that everything is resolved. A few jobs have had to be done more than once as we haven't been happy with the quality. Shaun has agreed with our grievances and ensured they are done to the quality we expect for such a wonderful home.
We really feel settled in our new home now and absolutely love living here. Coming from a 1950s property previously, it's such a relief knowing if we uncover something not right with the property it's covered by Rowland rather than an expensive discovery.
Can't fault them, we've had a great experience and love our new home.

Riverside Place Carnforth
We reserved a stunning plot on Riverside Place in Carnforth after hearing great things from friends who had already moved there — and we quickly saw why they loved it! We chose to go with part exchange, had our mortgage offer in place, and everything was moving smoothly.
Unfortunately, we hit an unexpected snag when a place was taken at our chosen school, leaving no space for our 6-year-old. Sadly, we had to withdraw from the purchase.
It’s moments like these when you really appreciate the quality of a company — how they treat you when you’re no longer a customer. Elliot in the sales office was the main reason we reserved so quickly, and his professionalism and kindness when we had to pull out have left a lasting impression.
Because of him, and how Rowland handled everything, we’re certain we’ll be buying from them in the future.

Formal Complaint Regarding Outstanding Issues at Levens View
We are homeowners at the Levens View development and have now lived here for three and a half years. From the outset, our experience with Rowland Homes has been extremely disappointing, with numerous unresolved issues still outstanding.
At the time of completion, we identified over 200 snags. Despite assurances, many remain unresolved. For example:
• Carpets – We were provided with the wrong carpets. The supplier has visited three times, yet we still have not received proof that the carpets installed match what was ordered. They have now refused to attend further.
• Front Door – We are now on our second replacement door. Despite this, we ultimately had to purchase our own replacement at a cost of over £1,700.
• Kitchen Cupboard – This remains damaged and unrepaired.
• Thermal Imaging – We were informed by Managing Director Chris Sams that Mr. Eccles would arrange for thermal imaging to be carried out to determine where our property is losing heat. Despite this assurance, no such inspection has taken place.
• Road Surface – The shared road outside our property has required attention multiple times. We are now waiting for our section to be re-tarmacked for the third time as it is again crumbling. Despite the poor condition of our driveway, Rowland Homes has also refused to resurface it, but would keep a close eye on it.
• Home Care Pack – We are still waiting for a full home care pack, which should have been provided when we moved in. To date, we have only received a partial pack.
We have dealt with countless site managers during this time, as they seem to leave frequently. We also dealt with Mr. Ian Harrison, who was a Managing Director. Mr. Harrison was extremely effective in resolving our snags, but his sudden departure left us back at square one, without any notice or explanation from Rowland Homes.
Initially, we dealt with Customer Service Manager Carl Kellet. Unfortunately, his approach was unprofessional, and we requested that a Managing Director take over the case. Since then, we have been in contact with Managing Director Wayne Eccles for over nine months.
Mr. Eccles agreed in writing to a settlement of £2,500 for the front door and the damaged kitchen cupboard, yet this payment has still not been received. When asked to confirm a timescale, his response was that the cheque would be released “once agreement with carpet and drive”. We recently set a one-week deadline for either payment or rectification of the outstanding issues, but no reply has been received.
Over the past three and a half years, we have:
• Submitted multiple formal complaints.
• Contacted company owners Paul and George Rowley directly (without response).
• Written to Managing Directors Linda Gaskin and Chris Sams (without reply from Linda Gaskin but a visit from Chris Sams but no other action).
• Received only verbal assurances from Mr. Eccles, rarely backed up in writing.
In addition to the financial and practical inconvenience, the situation has caused significant stress and, in one instance, resulted in physical injury when a paving stone (left in disrepair by Rowland Homes) caused a fall in which I broke my wrist. On another occasion, loose roof tiles—left unsecured within the first year of ownership—fell and narrowly missed me.
Since buying our house, Rowland Homes have made us out to be liars, repeatedly failed to keep their word, acted unprofessionally, and sought to avoid responsibility. On the rare occasions that we receive an email, it is carefully worded to avoid commitment and to leave matters unresolved.
After 3.5 years of patience and cooperation, we are no longer willing to accept delays, unfulfilled promises, and a lack of accountability. We respectfully request that Paul or George Rowley, as company owners, take responsibility for resolving this matter directly.
Actions, not further assurances, are now required.
Disappointed
We bought our home at Ingol The Green after seeing one of my friends home at SandPiper garage Cottam by Rowlands . We are really disappointed after getting the keys. They gave the keys in a hurry so that not to miss the final deadline day to avoid fines or compensation to the customer.
They gave the keys with everything fitted in a hurry and garden as a mess. Still after 6 months the garden is uneven with holes in it . My toddler always trips over that holes .
Then Marketing guy Mathew and site asst Manger Luke will say that they are here to help but once the keys are given, nothing really will be done.
There are still mortar bits on the tiles on front of the patio doors which makes it look bad.
When we tried to fix wardrobes we found out that the roof of the rooms are not straight .
The doors won’t close properly. They gave keys with the solar panel locked and told us that it is live . But after 4 months they realised they didn’t made it unlocked for us after me sending the pictures.
Rowlands did a good job at Cottam as it may be their first project in the area. but it is worse in Ingol . This will be our first and last with Rowlands .

Richmond Point Review – Think Twice Before Buying Off-Plan
I’d seriously recommend avoiding buying off-plan with Rowland Homes - Richmond Point, based on our experience with a property at Richmond Point (Plot 350). As soon as our money landed in their account, work on our house pretty much stopped. They blamed it on a “shortage of bricklayers,” but when we visited the site, there were bricklayers working on six or seven other houses — none of which were for sale. Strangely, both houses next to ours were finished on time. Ours? Constant delays with excuse after excuse and the only difference was they had our deposit and technically 6 months extra to play with.
When they finally got around to building it, it was like they just used whatever materials were lying around. The brickwork and roof were a mess. They clearly used different bricks on the sides of the house — probably thinking no one would notice — but it stood out in the worst way. It looked cheap and mismatched, nothing like a new build should especially when its over £550k.
And the roof was just as bad. It really makes you question who signed off on it. If they’re happy to pass something so obviously flawed, it’s worrying to think about what’s hidden that you can’t see.
The worst part is, we really liked the design and the location. They didn’t have to build it so poorly — it was a choice, not an accident. A new home should have uniform bricks and tiles, not whatever was left over at the end of the build.
Thankfully, we managed to get all our money back because the build quality was so bad. Now, they’ve put the same house back on the market for £5,000 more than we were going to pay — which honestly just shows they don’t care about fixing the issues or delivering quality. I raised the problems over three months ago, and even though the house is supposedly “ready to move into,” nothing has been sorted.
All in all, a really frustrating experience. If you're thinking of buying from Richmond, especially off-plan, I’d say be very, very cautious.
