Communication has been excellent. The team are very helpful with any questions we have had and always quick to reply.

The problem with Manning Stainton is that they made such a nuisance of themselves during the tenancy that they repeatedly violated my legal right to quiet enjoyment of the property and so breached the tenancy contract multiple times.

They demanded inspections every six months, and sometimes more often, as they regard it as their right to demand an inspection anytime it suits them. If the property did not meet the personal cleanliness standard of the inspector then I would get a threatening letter informing me I was in breach of contract but not telling me what the specific problem was (gaslighting).

They provide a form for reporting problems. Early in the tenancy, I reported a faulty tap and the inspector wrote "OK" on the form but nobody came for a month so I fixed it myself. After that, I fixed most problems myself and only reported major problems. So they were generally good at fixing things but it was only major things they were notified about and that was pretty rare.

They put the rent up during the national Covid crisis then tried to get me to do video inspections. I found it hilarious that they expected me to put myself out for them for free.

They won't tell you what time of day they will turn up for these inspections which, in effect, means they are demanding access to the property all day for something routine that only takes a few minutes. I would book the whole day off and go out so they wouldn't disturb me during work.

This worked OK until a new manager arrived and things got really bad. Previously they would give me several weeks notice of an inspection, but this manager would send a text message only three days before, not enough time for me to book a day off work, so I had to complain about that on two occasions, causing a nuisance for me and so more violations of my right to quiet enjoyment.

More recently this manager emailed late in the day saying she wasn't coming and wanted to rebook. Despite having access to the property all day on the day specifically requested by them this would require another whole days access to the property, and I would have to book another day off work, causing another complaint by me. They tried to do this again the next time so I had to complain again which forced them to turn up this time. All causing a nuisance to me so more violations of my legal right to quiet enjoyment of the property and more breaches of contract by Manning Stainton.

Finally they tried to withhold my deposit until I had proved the Council Tax is paid up. As the bill was always in my name and paid directly to the council by me the legality of this threat is highly dubious. The Tenancy Deposit Scheme makes it clear, it is for the landlord to prove a loss, the tenant is not required to prove anything. If this went to arbitration they would have lost for certain. This caused more bother for me so yet another violation.

Renting from Manning Stainton is an oppressive experience like being in prison or an army camp except you're paying for it. I bet the landlords love it though. Thankfully I'm now an owner occupier so there's little chance I will ever have to deal with these people anymore.

Alice was the letting agent for our home, and did a fantastic job of it. Tenants were gotten quickly and we were given updates in a timely manner. It was an incredibly stressful time relocating, but Alice made things easier, helping us through a few hiccups along the way. She was efficient, professional and supportive, sorting out all the needed logistics which was really convenient for us as we couldn’t be physically present. Thank-you to Alice and the team for making the whole process a lot easier to deal with.

Great service overall. Tesh came to do the initial assessment and he was very helpful and knowledgeable. He also took great photos of the property- I could not hope for any better. Alice dealt with the letting side and she was equally great. The property was let within 3 days of being on the market, after the first viewing. They were in contact throughout the process and very easy to get hold of. They also dealt with the statutory testing on our behalf and the service was well priced and great.
