Please do not believe the ‘glowing’…

Please do not believe the ‘glowing’ reviews on this management, it is must definitely bots or a scam paid review. I have lived in london for half of my life and this must be the WORST place i’ve ever lived in, all due to LSH. When you come for a viewing you might be swayed by the decor of the building but the management is useless. Initially the agents equivocate about the bills, throwing us into confusion even as we asked for clarity and by then we had already placed our holding deposit down so chose to still go ahead regardless of the price of bills. We were told by the agency that there would be a building manager on site, we were even taken to the so called ‘ office’ of the building manager on site ( which turned out to just be an empty room- there was NO BUILDING MANAGER). They took around 2 months to install the Wifi so the ‘ wifi included’ wasn’t actually included until 2.5 months of moving in. We moved in to our flat on the 12th of September and there wasn’t a freezer. I raised it on fixflo and had to call multiple times for almost a month before they attempted to bring a fridge freezer. The incompetence management had placed an order for just a fridge so i had to now wait another three weeks before we finally received a fridge that had a freezer compartment. Another instance of poor management is the fact that we moved in on a free rent period of September ( moved on 12th September and was contracted that from then till the 1st of october, all our bills were payed for) but 2 months later, Eon is still sending my partner letters saying he has an outstanding £136.36 bill to pay. We’ve informed the management of this and raised the issue on fixflo MULTIPLE times yet till today we’re still being pestered by eon when that’s not even our energy provider and they specifically mention the periods at which that energy bill is for is DURING the period that we were not required to pay bills. Further more, our toilet was broken and constantly leaking water and this obviously was an urgent issue as there is only one toilet in our apartment, we called the emergency line to which they told us they couldn’t do anything about it immediately and we would have to 5 days before anyone could come and fix it. 4 DAYS with a toilet?!! Additionally, if you order ANYTHING here, if you’re not receiving the package immediately ( as in within 5 mins), it will get stolen by someone. We have reported this countless amount of times, there’s even a surveillance camera at the post boxes but apparently they aren’t allow to access it, only the police are. And lastly I simply believe they DO NOT HAVE A BUILDING MANAGER. It’s always ‘ the building manager isn’t on site’ or ‘ the building manager is having their lunch’ and me and my partner have been given many different names of this so called ‘building manager’ and spoken to different people but out issues are always postponed or ignored due to that and the contract protects them so well. I regret ever moving here and I’m now trapped until September 2025 so i would recommend you DO NOT either move into this building or buy any apartment within this building, for £1525pcm this is simply not worth.

Bunch of crooks who hike up prices without improving service

Shame I can’t leave zero stars. I want to concur with 91% people on here - HLM / LSH - or any other company they make under the HLM umbrella are complete cowboys. We pay above the odds for service charge of 12 flats for the area and make regular payments for services that do not happen - Cleaning, windows and cowboy gardeners who are extremely rude, pitch up for 35mins, obstruct access, hack away at plants and let ivy run wild. LSM have a sign in sheet but no one signs in, they see no problem with this (?) and yet still we pay for services we don’t receive. They have hiked up our monthly fee twice in quick succession and promised to improve services and since this all happened, the services have got considerably worse.

Our property manager does nothing and makes himself as difficult as possible to contact. You can’t contact him by phone (text or calls) and when you email, you get out of office response straight away…. It’s 2024 and we can’t contact you by phone? What?

When I first met said property manager, Oliver Masters, he was wearing a teeny, tiny pair of shorts and was marching around taking photos on his phone and failed to introduce himself or wear identification - I walked past him three times until I thought, who is this man and had to ask him who he was and what he was doing. It was pretty shocking dress and completely inappropriate for work - A woman would never dress like this to inspect a property. When he does come to the property (five times a year he graces us with his presence) we have to directly show him the many glaringly obvious things wrong otherwise his sight visits conclude ‘Everything is fine!’ He is not qualified to manage his wardrobe properly let alone the grounds of our flats.

If you try to complain or chase any of this they will kill any good intentions you have to implement change with a combination of complete apathy, lies and gaslighting.

And it will slowly send you crazy if you’re not careful. The sheer number of people calling out how crooked this company are is a saving grace to the state of your mental health after trying to deal with LSH.

Incompetent is being kind.

I would highly recommend documenting absolutely everything happening in your flat/property and all correspondence. Have that proof of neglect to hand when they try to charge for another service that is only needed because they have mismanaged all of the services your are paying for but not receiving.

Or run as fast as you can.

Legal gangsters

Legal gangsters. Disgusting people. They are blood suckers who hide behind legal loopholes to scam hard working people. I am shocked they have not been exposed yet. It will all come crashing down soon and they will end up on a BBC documentary hidden camera style. They are putting our management fees up every year to extortionate rates. Started off around 135 a month which was already ludicrously high for a building with no reception. No security no gym no pool literally no facilities. It is now over 500£ a month which is more thsn my mortgage. The building is literally falling apart. Filthy carpets, lifts dont work, painting not been done. I cant sell my property due to how bad the communal areas are. I believe it is an intentional scam to force owners to sell for cheap. Flagstaff court in canterbury is the building. I am trying to contact all the other owners to get agreement to kick out this fraudulent company. They are commiting a crime by charging crazy rates for work they dont do and they hire themselves to do the maintenance. As in they set up sister companies to then subcontract them to carry out maintenance. But its all fake. The building is in diar conditions. No work gets done. If you are an owner of a property in flagstaff court in canterbury please deliver your email or phone number addressed to "the owner" and put it under the door of 18 flagstaff court. I will contact you and we can take them to court. We are many and they are a few. I have contacted the ombudsman. They cannot get away with this any longer. You can just imagine their owner is probably hiddeously over weight and drives a brand new range rover on finance through this scam company that we all pay for per month.

Absolute shambles

Absolute shambles! In process of selling house, spent £500 for a maintenance pack and they can't respond to enquiries. My solicitor keeps chasing them for a response and due to the delays the chain is on the verge of breaking. 5 months on and praying for a miracle! Total waste of time!!!!!!! Why can they not respond to a simple enquiry????

I wouldn’t even put 1 star, but I had to put a rating to be able to go forward.
This company is absolutely horrendous, they have absolute no idea what they are doing, the communication is awful, I’m a leaseholder so they are meant to “maintain” (I put that word loosely) the property grounds which they do not do, and then have an excuse as to why they haven’t!
I have even issued a formal complaint and even that was excuse after excuse.
Do not use this company, we as leaseholders at our property are currently trying to get the management changed ASAP!

This company do not understand how to run basic maintenance

I’ve never dealt with anyone as bad as these guys!

One of the worst customer service…

One of the worst customer service experiences I have ever received. We have had a faulty dryer/washer for our entire duration of the tenancy and a leak in the ceiling from the flat above. Both of these issues have been reported week on week, hassling the customer service team. We are always promised call backs but receive no calls. We are paying the premium price for a lacklustre of the facilities and services which SHOULD be provided. This company is lazy and does not care about its customers, DO NOT use/get into business with this company. All you will have is a constant headache.

I am writing to share my disappointing…

I am writing to share my disappointing experience with Laura Garner-Currie and Lambert Smith Hampton in Sheffield. Unfortunately, my interactions with this team have been marked by poor communication and unprofessionalism, which have left me feeling extremely dissatisfied.

Despite multiple attempts to reach out for assistance, my calls and messages often went unanswered. Subsequently, contacted a Director, the information provided was inconsistent and, outright false. This lack of transparency and reliability is unacceptable and has severely undermined my trust in their services.

It is evident that effective communication and professionalism are not priorities for Laura Garner-Currie and Lambert Smith Hampton. I hope others can avoid the frustration I have experienced by seeking more reliable and honest service elsewhere.

Should this company still be allowed to trade?

Reported to The Royal Institute Of Chartered Surveyors.Reported to The Property Ombudsman.
Monies and information that should have been handed over on 22/01/24 still outstanding as of 20/05/24. Fire compliance work which should have been actioned 04/23 ignored. Utility bills not paid so additional charges applied and court action threatened. Cleaners paid excessive amounts. Landlord paid £5000 for arranging very expensive insurance. Insurance valuation report used that was totally inaccurate.*(Property built 2006 reported as 1930s. No common areas listed. Cycle store courtyard laundry bin store and lift obviously don't count.) Promise of action from senior management did not materialise. We are now considering civil action through the courts.

Trust the amount of one star reviews…

Trust the amount of one star reviews this company gets. The price they charge for the amount of brain power they applied is shocking. They are scam artists. The valuation team are useless and really need to be sorted out. I’m annoyed I have to give them one star. The gentleman that came to visit us, I won’t use his name but he wasn’t interested in anything that was being said. Never asked for information and simply just made up whatever he wanted to. Do not use this company. I cannot stress that enough!

I'm a leaseholder and after getting the…

I'm a leaseholder and after getting the invoices from hlm property management can see charges for 175 a time for paint work from this company that they didn't do. Not surprising to further find out the companies are connected. Do not trust this company they make us pay for a cleaning who dosent clean. Making the property lose value by not repairing the roof. We are currently getting help from the coucil to implement an order they sort out rats in the pipe work.

Not interested in working with the community.

This company manage commercial shopping malls around the UK. We have one of theirs in Newton Mearns near Glasgow 'The Avenues'. Their only interest is in their shareholders, and they don't even do a good job of that. They don't work with the communities around their malls and actively block members of the immediate community from advertising community events on their noticeboards. The manager of The Avenues Shopping Centre has an obvious need to control, so fits right in to this company. Not a good look from a Community perspective.

Just bad experience living in a rented…

Just bad experience living in a rented property from these people!
They tried to evict me for struggling with a full house renovation, no idea why they didn’t put me and my dog in a B&B for a few nights, I was falling through the floorboards with a broken leg on crutches! And they left me to live in a building site for months? I couldn’t even go out my back door as it was blocked with scaffolding. I’d lived there for 25yr, and they tried to evict me behind my back? I have severe disabilities, and they refused to help me in anyway ?
They do absolutely nothing about neighbours being noisy and abusive, making my life an absolute hell?
I had suicidal issues due to the stress!!!!
It’s supposed to be home?

Chasing me for fees for a property I…

Chasing me for fees for a property I sold 3 months ago, despite them telling me what I needed to pay as part of the ridiculously expensive management pack from them and HLM property. Shambles, said would call me and then claimed my phone wasn’t taking calls, got pretty much zero response unless I emailed the managers and never got through on the phone.

If you see the LSH or LPS logos make sure you are ready for a scrap

%36 service charge on commercial property and nothing gets done

I have been a tenant in a commercial property managed by them and it is total disaster ,
Reporting a issue with leakage Infront of the building it has been reported SEP 2019 upto now issue has not been resolved, plus they are charging %36 service charge on top of the annual rent you would think they will however no suprise to me they are presenting big commercial estate agent however no one knows what is going on they change their staff very often so that putting the blame on previous staff end of the day jobs are not getting done and all you hear is bla bla bla keep away or make sure you get written contract with them otherwise you end up loosing alot of money and the stresses cause of dealing with them

Beware of this company

They are the managing agents for my flat in Ashford.
They overcharged my electricity bills by manually altering readings on two bills. When complained, they fogged off saying it was not deliberate and offered no explanation for planted readings and did not offer to correct the bills.
I complained up to the highest management level, but couldn't believe sheer incompetency of managers to understand simple electricity bills.
I am left with no option other than legal action.
Shoddy accounting system with muddled up accounting.
BEWARE if they are your managing agents. Check your bills thoroughly. Incompetent bunch

Very bad customer service.

LSH are the managing agent for my block of apartments. They supply no communication and do not respond to mine or my neighbours simple queries. They are being paid by us residents but have no respect for them. It is bad practice and very disappointing from such a large organisation. I wouldn't recommend them to anyone.
