We used Guy for our property purchase. Fast, efficient, very friendly and at a good price. Highly recommend
Dealing with solicitors can often be a painful process, but Kingsley Bond have been an absolute breath of fresh air. They recently handled my remortgage, and the whole thing was completed efficiently and exactly on time.
What stood out most was their communication. They are incredibly responsive to emails, often getting back to me in under 30 minutes, which made the entire process stress-free. Matthew Le Bas was fantastic throughout, providing brilliant advice and keeping everything moving forward. I would definitely recommend Matthew and Kingsley Bond to anyone looking for a reliable conveyancer.
Extremely unprofessional service. We instructed this firm based on a recommendation from our estate agent, and it turned out to be a huge mistake.
Throughout the AML and source of funds compliance process, we received virtually no guidance or practical advice. Many of our supporting documents were in a foreign language, yet it quickly became apparent that our solicitor lacked the necessary knowledge and experience to deal with overseas funds and international documentation.
Rather than admitting this from the outset or seeking appropriate guidance, they repeatedly gave us instructions that turned out to be incorrect or completely unhelpful. We were constantly told to "just send us everything you have and we'll see," but no one properly reviewed the documents or explained what evidence would actually satisfy their compliance requirements. As a result, we spent weeks gathering unnecessary paperwork and repeatedly resubmitting documents that should never have been requested in the first place.
The communication was consistently slow and unresponsive, and the document requests were excessive, unclear, and constantly changing. If the firm did not have the expertise to handle a case like this, they should never have accepted our instructions. Instead, they gave the impression that they understood the process, only for us to discover months later that they were unable to deal with it.
The delays were not limited to the AML process. Our search report also took several weeks to reach us. When we finally received it, we noticed that the report itself had been issued by the council well before it was forwarded to us. We were never given an explanation as to why it had been held up for so long, despite repeatedly chasing for updates. This lack of communication and unnecessary delay only added to the frustration and significantly slowed down our purchase.
Their lack of knowledge and poor handling of the matter delayed our purchase by several months. After wasting our time, causing unnecessary stress, and charging us legal fees, they eventually informed us that they could not proceed with the transaction.
We have now instructed another firm, who immediately demonstrated a far better understanding of the compliance requirements and has handled the matter far more efficiently.
I would strongly recommend avoiding Kingsley Bond.
For a remortgage - the communication throughout was extremely poor.
I was repeatedly left chasing for updates, and important information was often only provided after I specifically asked for it. With a deadline approaching and significant financial implications if it was missed, the lack of proactive communication created a huge amount of unnecessary stress.
Several fees and process decisions were only fully explained when I queried them, leaving me feeling as though I had to manage parts of the transaction myself rather than being guided through it.
The client experience fell well below what I would expect from a firm being paid to handle both the legal work and communication with the client.
When researching for a solicitor to assist me with a property purchase, I found a minefield of poor reviews and issues. Kingsley Bond was recommended to me by the agent and my mortgage broker, and I can only assume the poor reviews for them on here are false, overly nit-picky, or possibly written by people who simply don't understand how complex and convoluted purchasing of property can be in the UK.
Victoria was amazing. She was patient for a first time buyer of property, took the time to very patiently and comprehensively explain anything I didn't understand, and went out of her way to make sure I was informed in a timely manner and advised me of what to expect. There were no hidden fees/charges, and I paid what I expected. They are not the cheapest nor are they the most expensive company I compared, but I'm glad I picked them.
I'd gladly recommend Victoria for any leasehold purchase in London. The transaction went as smoothly as possible and she's been a pleasure to work with.
I recently completed both a sale and a purchase with Kingsley Bond Solicitors, and the experience was nothing short of exceptional. From the very beginning, the team made the entire conveyancing process feel smooth, well‑organised, and completely under control.
Their communication was outstanding — clear, timely, and always reassuring. Every step was explained in plain English, and I always felt fully informed about what was happening and what to expect next. Buying and selling at the same time can be stressful, but Kingsley Bond turned it into a seamless, well‑managed experience. Highly recommend.
Absolutely dreadful. We had to provide lots of evidence concerning a gifted deposit in connection with a house purchase. They just kept asking for more even though they had enough evidence to prove there was no money laundering. Either they didn't look at the documentation they were given or they didn't understand it. They appeared to make it up as they went along and to be maximising work to increase their fee.
We were very disappointed with the service provided by our solicitors, and the entire process became unnecessarily stressful as a result. The company was recommended by seller’s estate agent and after checking online reviews we decided to give them a go. The whole experience was completely different.
To begin with, they overlooked the fact that we were selling a shared ownership property. Our case was then split between two different individuals handling the sale and purchase, who did not appear to communicate with each other and rarely kept us informed.
We were also asked to provide a large number of additional documents due to a monetary gift. Which is not a problem, but the issue was – communication. There was not empathy nor helpful advice, we had to work out ourselves what is the best documentation to prove our position, where to obtain it etc. Clear explanation why all this paperwork is required (which also caused additional expenses) came only after several weeks of back-and-forth, during which we received vague responses such as “if you do not provide this, we will not be able to proceed.” This was very stressful and confusing.
Overall, communication was poor throughout. We received little to no meaningful updates on progress, and responses lacked clarity and transparency.
Finally, we were shocked to receive an invoice for sale that was almost double the original quote.
Matthew Le Bas and his team are exceptional—highly professional, efficient, and deliver results. They combine strong expertise with a proactive approach, ensuring everything is handled smoothly and effectively from start to finish.
A really positive house purchase with David Lloyd.
Wouldn't hesitate to recommend him to anyone else.
Five stars
Ria was incredibly efficient, knowledgeable and proactive in our conveyancing as well as being personable and professional. She was always transparent, always replied to emails within a day and helped put our mind at ease with questions we had being first-time buyers. I could not have asked for a more seamless experience and I could not recommend them more highly.
This is the most incompetent, inefficient, and unprofessional company of solicitors that I have ever dealt with in purchasing a property. Its service to customers is deplorable, reflecting wholesale ineptitude, negligence and bad management. Here is a list of the issues that I had to contend with. (1) The initial quotation stated an incorrect price of the property, and consequently an incorrect stamp duty. (2) The on-line portal requesting various financial and other details was ludicrous and premature (e.g., asking for details that were certain to change, stating a stamp duty of almost double the correct amount), and merely added to confusion later on. (3) There was an inundation of requests for irrelevant information about sources of funds, when such information had been provided repeatedly in previous correspondence. (4) There were requests for other information (including hard copies of documents), which could have been requested well in advance of approaching deadlines. (5) There were incorrect instructions about the withdrawal of funds from a LISA account, which again needed rectifying. (6) The final invoice was incoherent and incomplete, and yet again needed to be corrected; it even included a charge for “excessive correspondence”, which was unwarranted and insulting. (7) Never once was there an apology or acknowledgment of any errors or faults. (8) The response to email correspondence was abysmal, and one is lucky to get any reply at all. I could go on and on, but the upshot of all this debacle was to cause me unnecessary stress and anxiety, and to delay the completion date of the property purchase. I strongly urge anyone to avoid Kingsley Bond Solicitors. It is an awful company that completely lacks professionalism and competency, and that is wholly disrespectful and condescending towards its clients.
Extremely poor communication and long delays. I had to chase the firm constantly to progress my case. Their handling caused serious stress and financial loss. I would not recommend.
Very poor communication and service. I constantly had to chase my solicitor and their team for updates, including on serious title restrictions. Calls were rarely put through, messages went unanswered, and important issues were not escalated in time. As a result, my sale was delayed, my property did not sell, and I suffered significant financial loss and stress. Extremely disappointing experience.
Used this company and in particular Freya Lewis-Swire (Brighton area), for both selling and purchasing of a property. If you want timely, professional and someone who has the client's best at heart then use her and this company. I will use her again as and when I sell and buy. A big thank you to her and this company for all the help given.
