I had a very disappointing experience with Kings Group which I feel I should share for any looking at using their services in the future.

We had an offer accepted on a house being sold through Kings Group Tottenham earlier this year (on a Friday).

On acceptance, were told we had to pay £60 to have our ID verified, which I thought was a bit of a cheek but we just did it to get things moving.

On Monday the next week I sensed something wasn't right - for some reason Kings Group hadn't got confirmation of the ID verification from their third party even though it had all gone through at our end. They didn't want to send the memo of sale. It felt like something was going on...

The next day, on Tuesday, we were told that the seller had in fact accepted a different, higher offer.

The Kings Group agent was apologetic on the phone, which I appreciated, and he told me that he would "at least organise a refund for our £60 ID check".

It is now October, around 5 months later, and I still haven't received this refund. I called Kings Group a number of times over this period asking them to help and sort it out. At first they told me that I would have to do it myself, then they said they would look into it. But somehow it didn't seem a very high priority for them to make good on their promise to refund me and it remains unresolved.

What made matters worse, is that after being gazumped and fairly upset about missing out on the house - our details were forwarded, without our permission, to numerous other Kings Group branches in London. So for the next months I received numerous calls from Kings Group Walthamstow, Kings Group Enfield etc.

None of them knew our situation, they just had my data - so they would first try to sell me a mortgage broker (Kings Group always start by trying to get you to use their broker services), and then continued by asking me what sort of property I was looking for.

I had no interest in buying in any of these locations so had to politely decline multiple enquires.

Even after asking to be taken off the list each time, I would still receive calls from someone new at these branches. They always said my details would be removed but they clearly never were.

So I would avoid Kings Group for the following reasons:

* poor handling of a situation resulting in gazumping (obviously the seller is partly responsible here but the agent should have advised them not to accept our offer if they had another offer in the wings)
* profiteering off ID checks
* going back on their word to sort out the refund
* passing on data without permission which is frankly illegal and also caused some emotional distress

I held off writing this review for many months to give Kings Group a chance to make good on some of the failings, but at this point I have given up on resolution.

Selling a property is rarely straightforward, and mine took a long time to get across the finish line. But looking back, I have to hold my hands up and give absolute credit where it is due, Charlie Christou is in a league of his own.

When you work with an estate agent, you sometimes wonder if they are just there to make their commission. Of course, this is their job, but Charlie earned every single penny of his, and then some. Most agents do the bare minimum and shrug their shoulders when things get complicated. Not Charlie. He went way beyond the call of duty.

You wouldn't normally expect an estate agent to coordinate with building regulators, liaise directly with builders, or act as an errand boy to let contractors in and out of a property. Yet, Charlie handled it all without hesitation. He took calls from me well outside of office hours just to clear things up and give me peace of mind.

From our very first encounter, he was a man of his word. He delivered on every promise, deeply understood the local market, and knew exactly how to target the right clientele for the area. Because of his hard work, the volume of viewings was incredible, so much so that if the property hadn't been vacant, the day to day turnaround would have been spinning our heads! A huge shoutout to the rest of the Kings crew, too, who were absolute stars throughout.

Having used a few different agents in the local area previously, the difference in professionalism, patience, and work ethic with Kings Group is night and day. Yes, their fees might be slightly higher than some others out there, but once you experience the level of service Charlie and the team provide, you completely understand why: you get what you pay for, and they deliver excellence.

I have zero complaints, only massive gratitude. Charlie, thank you for your relentless graft, your integrity, and for getting the job done.

Kings Group (Waltahmstow) were great from start to finish - found our buyer and kept on top of the chain and process throughout. Highlight to Michael who really helped pushed to exchange and then completion.

Unfortunately, I had bad experiences with them as I was misleaded by their testimonials.

They're just opportunistic to buy houses in very small prices when people are in difficult situations. They manipulate people's helpless situations.
I would never take any services from them in future.

What can I say about Ben? He is beyond brilliant! His communication skills are perfect. Always answers quickly and this is essential when dealing with a stressful situation such as a house move. He's a tall man with a big heart!! Thank you Ben!

I cannot recommend Kings Group (Cheshunt) highly enough. Farida, Ali and Charlie were all absolutely fantastic! But I do need to give a special mention to Ben! Wow! What an absolute star! He kept me sane in a very stressful and long process and he was at the end of the phone any time, sending me emails at every turn and kept me informed throughout! He was fantastic and I can’t thank him enough!

I cannot recommend Kings Group (Church Langley) highly enough, especially Ross, who was absolutely exceptional from beginning to end. From the moment he found our buyer right through to when we handed over the keys, his communication was flawless. He kept us updated at every single stage—honestly, much more than our solicitor ever did! Ross is incredibly professional, personable, and empathetic, which made a huge difference during a stressful process. To top it all off, they gave us a lovely moving-in gift box packed with goodies and money-off vouchers. Thank you, Ross and the team, for going above and beyond!

Kings Cheshunt (Ben) gave us a wonderful, extremely helpful service when selling our home, we would highly recommend them, after having our house up for sale with another local agent we decided to change to Kings Cheshunt and they successfully sold our home within 2 weeks, HIGHLY RECOMMEND, GREAT POLITE SERVICE,QUICK RESPONSES ALWAYS

Where do I start.. Ben has been absolutely incredible throughout my house move process. We had challenge after challenge and without Ben I am sure our chain would have fallen through! Friendly, professional and went over and above to make it happen! Could not rate enough!!

Tottenham Hale area. I was pressured by Rohman Kakar into accepting working with the KINGS in-house mortgage broker (Elijah Dasilva) after essentially being told (strongly implying) by Rohman we wouldn't have our offer accepted unless we work with them. I said I would work with their in-house broker to find the best deal then had my offer accepted just hours later. I got a call the next day by Neil Prayag asking for my solicitor's information. I said I would give it to him later and wanted to talk to my solicitor about the required lease extension. Their mortgage broker emailed me asking me to hurry to sign documents and I said other mortgage brokers didn't have me sign anything and I wanted my solicitor to look at it before I signed. Neil emailed me later saying the deal was off with no warning. It's like the mafia with them requiring to use their services. They want everything done over the phone because they can twist words to manipulate their clients into signing the deal they want. I would not work with them even if it was my dream home I was trying to buy and they were the only ones I could work with. Avoid at all costs.

I was way for a couple of months .my partner did the viewings.he was told to wait downstairs as is custom..we had about 5 viewings. When I came back I realised my jewellery box was gone a cartier pen and boxes of perfumes. All together about 12 k.worth. the jewellery was in my wardrobe. When my partner went up the doors were still open. I know that sometimes viewers open cupboards and wardrobes. A family of about six came around looking at everything. I can't say it was them of course .I went to kings in the high street and told someone there. I never even received a call back. Has anybody else had a similar experience?I'm not saying it was a staff member or anything BTW. But how easy is it for strangers to look around your personal space and have a perfect opportunity to take whatever they see.

Tries to arrange a viewing to see a couple of properties in Tottenham Hale on sale with Kings Group. They never arranged it or got back to me. Instead I got bombarded with mortgage advice though I’m a cash buyer. Now I avoid looking at properties on sale by Kings Group. Totally pointless!

Kings oak properties are the worst builders in the UK. They are very unprofessional I would pay people to stay away from these people they are nothing but criminals! They will feed you false information.

Very unprofessional and dis- honest company! Please stay away. They lie about property details and do not accept wrong doing nor rectify and your left with the fees you've wasted your money on!

One of the worst estate agents ever I have dealt with,
Asked for hundred documents and proof of savings which equal four times the amount of the annual rent amount and asking for guarantor who should be a home owner or have a British passport and all payslips then after pushing them they just followed the usual rules
Besides after all of that, they gave me a room which I did not choose or opt for for a bloody expensive rent and while having Wi-Fi in the house they denied having it and I found out when checked online to purchase a one that the house already have a one

If I could give zero stars, I would. Kings Group’s handling of my property has been appalling:

Quoted £50 for a repair (confirmed in writing), then refused to honour it

Rude and dismissive staff: Ella Fletcher, Megan Bush, and Jade Fox offered no accountability

Blamed a “typo” instead of taking responsibility

Ignored formal complaints procedure — no reference number, no proper investigation

Shockingly advised a tenant to remain in my property after a court-issued possession order

This is misrepresentation and a breach of their legal obligations.

I submitted a formal complaint to the Property Ombudsman in June and will be updating them with this continued negligence.

Do not let them manage your property. They will cost you money, peace of mind, and waste your time.

Avoid at all costs.

Kings Group Tottenham have been listing properties that are not for sale - not just ones that they are taking a while to take down, but actively listing properties that are not on the market. They then lied about the situation (including the assistant manager, Junaid (unsure on spelling)) multiple times over several MONTHS. The only reason I found out was because, thankfully, one agent told a contradicting story and when I raised it, the responses turned a lot colder.

Even disregarding the scam they are running, the agents are terrible at responding, everything is on the client to check up on, and nobody seems to care at all.

From reading reviews the Harlow branch sounds great but my goodness, the Tottenham branch is atrocious and should be avoided at all costs.

A terrible experience from the start. Agents have an awful attitude towards clients on either end of the sale - it's as if selling a property is an afterthought and they're not interested in efficiency. Lots of false deadlines, no information or contact to follow up. Would not waste your time with this firm, consider looking elsewhere.

Great Team of people in the Cheshunt Branch , I would definitely recommend using them. Particularly Alfie and Charlie. Great Customer service!
