If KB would allow you to submit honest anonymous reviews, their ratings wouldn't look so good. First, after you buy your home, good luck. Their people take forever to respond to your concerns. Our A/C went out in the middle of an excessive heat streak and they didn't respond for three days. (Also, have had A/C issues several times and now, less than 4 years later, needs a new compressor.) The paint job is terrible even after being told numerous times it needed to be fixed. You get a person after for touchup work, but we went way over the time limit because there were so many issues.) Door handles fall off (and we are very gentle with our home), plugs don't work, etc. I had to point out that in the master bath they were missing the drawers that went in the middle of the vanity. Our design person was not very knowledgeable and caused a major issue with our sliding glass door. Also, they never ordered a front door for us, which we also caught. Either upgraded toilets or sewer lines are ineffective causing constant clogging when there's minimal waste being flushed. Bottom line, they don't care if you've spent your hard-earned savings, you're just another number to them.

Kb homes is a huge joke not only do they nickle and dime you at design studios. They have you put ernest money down that when you sign their contract states if you have to cancel. It may or may not be refunded but they won't even give it back if you cancel a day after sending them money. I get keeping some of it. But they need to put in contract none non refundable period. We had every thing planned to move and my job cut people got denied for my loan lost all my money. Kb doesn't care and enjoies doing this to people. So be warned that buying with kb homes you better be 100% sure that while their building your home you won't have any issues or you'll lose everything you put into it.
I'm still glad we bought KB Home - after 4 years
We closed on our KB Home in the Austin, TX area in 2020. I am genuinely glad we bought a new build home from KB Home. No, I do not work for them. This is not a scam; I am a real homeowner with no relationship to KB Home. This is my real experience. This is not a "sweetheart review."
Let me say that not everything is "right." But most of the things that were not right, KB fixed. Still there are a few issues but they're not terrible. Most MLS homes have issues too; so let's not be so surprised if a new build home is not "perfect" either.
However, I need to clarify: we did *not* just sign a contract for a specific floorplan and then "go away" until the day of closing. Far from it. From the day they broke ground until the day we closed, I came by at least twice per week and roamed through the house and outside, taking *video* of everything. To this day I have video of everything that's behind the walls of every room, along with the insides of the ceilings of both floors. I also took still pictures.
I found various things that I was not happy about. I won't list them because there are *too many* but I did have pictures of most issues. I would email KB Home at least once per week, typically to complain about this or that, and I'd include still photographs so as to illustrate my point. They did not rectify every issue, but they did rectify most of them.
I also had the house inspected (at my expense) *before they put up the drywall* and got a report from the inspector which I also sent to KB Home, which triggered some "fixes."
I hired an inspector (who said he'd inspected over 20 KB Home's in our community) to inspect our home before closing as well. He said to me, "I can see that you've been all over KB to make sure they did this house right. This is one of the strongest builds I've seen in this community." I had not even told him that I had been hounding KB Home for months.
In my opinion, KB has the best floor plans of any builder. Also, their Design Center is fantastic in that they offer *so many choices*. Also, we got to choose floor plan options, like enclosing the "game room" which is now my office, and more. These options are a *huge upside* for KB. I personally visited and checked out 20 different builders in the Austin area and walked through many of their model homes and read their literature - and in the end we chose KB for our new home.
Now I want to emphasize: although I'm pleased with our home, and although I really feel we made the right choice in going with KB ... there was genuine work involved for me. And there was also plenty of stress and frustration, although I got through it. Also, when communicating with KB, I didn't just "send an email" or "leave a voice mail message" and then wait for a reply. No. I continually was "on their back," following-up on things and staying on top of every new thing. Sometimes I had to get creative so as to grab their attention - I'll leave it at that.
Warning: anyone living far away who thinks they'll "remotely" build a new KB Home in Texas and then just show up for the closing ... I wouldn't recommend it. No possible way will your realtor's cell phone pictures of the building process tell the real story. For us, we were living within an hour's drive so we could do this. Taking personal responsibility for watching over the building of our home was critically important to make things work correctly. It's like being a parent; you don't let your child do whatever he/she wants to do; you need to have some degree of "supervision" over them as they grow up. Same thing with a new-build home; it positively requires your personal "monitoring."
One last thing I'll say, and this is kind of tough. When I would ask the "Design Center" personnel if they could do something special - like a wanted a driveway which was wider - they told me that the "City" would not allow such. Well, I myself contacted the "City" and asked around - for days - until I could find a person who could discuss this "rule" which KB claimed. This probably happened on 5 separate occasions. Every time, the "City" person told me something different than KB told me. Whoa. On each occasion I went back to KB and quoted what was told me. Each time, KB finally agreed to do what I had originally asked. But never was I given an "apology" for their "wrong information." Hmmm ... think about that. This is another example of what I'm saying: you must be pro-active and watching out for *yourself* when building a new home. Don't take every answer from the builder as "Gospel truth." Check it out yourself. As my business friend says, "Trust but verify."
I have much more to say, but it would take hours to write it out. In summary: don't just blindly trust the builder. You must verify a lot of things and hold them accountable *during* the building process -- not just "afterwards" when it's much harder to fix problems.
Dangers Company To Do Business With
If you consider buying from KB Homes, be sure to have a real estate attorney look over everything. Do not trust their sales people! This company has put us through the wringer, charged us with fees for not going with their lender even though we never signed a loan agreement with them. When I first signed up, I told them that I was using my own lender (I work for a credit union) and they said it couldn't hurt to entertain theirs (KB HS Home Loans). They have you sign a contract to pay for any rate locks but the amount was left blank. They gave us a loan agreement and the origination fees blew away the huge builder credit they dangle in front of you. We rejected it and never signed. Then, the night before closing (which was cancelled that same night by them over lack of attic ventilation) our credit union is told to wire an extra $4,445 for a rate lock, citing the document we signed with a blank amount. They couldn't provide a signed loan agreement because they didn't have one. No bank will wire based on a no-amount agreement and a side note with a dollar figure, by the way. It took some serious protesting to have that removed and they did it "as a favor" to us. We are on our 5th closing now with no date set. I had purchased appliances and furniture after our final loan approval a few days before closing and now they tell me that if I have to trigger another final approval over this, since my purchases caused the issue, they would not return my earnest money if it falls through. Oh, and the reason I'm under such scrutiny over the loan is because I lost my home buyer for my current address since we couldn't move out in time for them (because of KB's date moves). They will make everything your fault and then stick it to you for it.
Update: I wasn't let out of the contract and ended up buying the home. Things as a home-owner now are easily as bad as a contracted buyer. The warranty services are dismal and unresponsive. I'm already having to shell out money for a freshly installed irrigation system that is having issues and I've been blown off multiple times by the warranty contact. There effectively is no warranty.

They did not build a house based on our Designs selected.(Tiles, Cabinets etc.).
They tell we have warranty till 1 year and after logging a request, they come 3 times or 4 times with different people to inspect and they will tell that they will comes and fix but to fix it, it will take for them minimum of 6 to 8 months for a small issue(For fixing the Cabinets Pull )
KB homes Robbed my deposit and sold the house to another person
I was under contract with KB Homes in Lake Lucerne last April 2022. After many incidents the house I was under contract the house was sold to another family and I never received a cancelation notice or signed the cancelation release. Jeff was the salesman that attended my case. I talked to Mike Leon regarding my case, and he said he will figure out what happened and will gather all the documentation needed. Last time I talked to him was February 7 and after that day I called several times with no response. I have a email from Jeff that says if I did not receive my deposit I should get at least a credit for a future purchase, but no one send any physical proof. At this point I feel frustrated, discriminated and left behind, I have no house, no $5,000 deposit and no response from anyone from KB. I have all my emails and proof, and no one has taken the time to contact me for anything. But when I started the process, I was receiving call and emails.
I need to know what happened because everyone is ghosting me, and I feel robbed.

Easily the worst company I've ever dealt with in my life.
The internet says they're one of the best builders ever, with the highest customer service. But surprise, that's only because you can't actually negatively review them anywhere. You can only on places like this, which are flooded with 1-star reviews.
First our house took 16 months to build, and when it was finished it wasn't actually -finished-. The trees and sod were dead, we had missing plumbing and fixtures, the countertop and cabinets were damaged.
But since it was already 16 months we were screwed. We had to accept it or walk away, and they probably knew that.
Post move-in it's been nearly impossible to get them to fix anything. Our warranty officer doesn't respond. We have to call the regional manager to get anything, and now they're ghosting us. None of them seem to care.
We can't even get a can of paint.
It'd be better if they just 100% ignored us. But they constantly lead us on with false promises and then do nothing.
We recently had damage to our fence but KB will do nothing about it. They write off as damage from a storm but it was on our warranty TODO list as far back as 10 months ago!
Terrible Customer Service
Terrible overall experience with purchase. They made false promises that they did not honor, and mistakes were made but the company was more concerned about hoarding profits rather than making fair or ethical corrections. Loan officer did not follow up, provide any updates or give any requested information in a timely manner. I had to contact the loan officer and continue reaching out for basic information, I would definitely not recommend to anyone.
Buying a house in Broomfield CO
Buying a house in Broomfield CO. Original price when I applied for as high $300,000 before "upgrades" (2020) But when the Lot finally opened and they started the build KBHOMEs ads lot "premium" charges, new price? : now High 400,000. Then they have the nerve charging extra for simple things like oh..... having windows..... seriously. The end price at Nov 2022? over $537,000 for a 1800 square foot townhouse. With no ability to even have any decent upgrades. This expensive house has the worst quality carpet, flooring, counters. It looks like it was built in 1980s except for the expensive price tag. oh they are also late in delivery.
But if you try to argue or address it Kbhome ignores you and refers you to arbitration in the signed contracts.
We got mad at people who hoard TP during the pandemic- shouldn't we address the same issue with fraudulent and unethical builders like Kbhome?

Do NOT Buy beware of poor workmanship
KB Homes has not completed the work that needed to be done on my home and has still not completed the issues. I closed on my home last month on the 29th and 90% of the issues have not been resolved due to either laziness or blatant disregard for other people money and time.
- Back door is so out of square it takes a 200 lbs person to open it. (They attempted to replace the track to resolve the issue but it remains as the door is not square in the wall and needs to be cut out and replaced)
- Mud and rusty nails all over the roof
- A drawer missing from the counter ( I was told they have the parts for the drawer just have not had the time. This was supposed to be resolved before move in. Still has not been completed)
- Still missing appliances ( KB homes was given several options to resolve this issue. Lied and said they are back ordered. Used COVID as an excuse. Order the units ahead of time. Get me the units I have already given money for or give the money back)
- Back yard was not graded and left concreate chunks scattered all over the back yard
- Lines of paint on almost every hard wood floor in the house. ( This was noted before closing and was told it would be resolved that day)
- Up stairs counter was installed but left the sink laying on the floor and the old counter thrown in my guest room with drywall chunks scattered all over the place. New sink has still not been installed.
- Garage door panels replaced and still not painted
The fact this is how this company does business is beyond me. The lack of attention to detail and continuous spewing of excuses is sickening. Hire more people get the job done and do not contact me unless it is with an ACTUAL resolution and not telling me to wait and see.
We own a home built by KB and we hate…
We own a home built by KB and we hate it. The quality has impacted our plumbing since day one. The builders had to send someone back to properly brace our bathtub because it was literally moving or shifting anytime someone stepped in. We've experienced very small almost unnoticeable leaks in the ceiling under both second-floor bathrooms until years later when we were finally able to get a remodeler to the house, they discovered the first toilets were never properly fastened or braced in place. The house is over 2500 square feet and can't cool correctly because, according to several air conditioning repairman, the builder should have installed 2 air conditioning units instead of the one that they built the house with.

Increase price of house after submitting loan
They will delay the home buying experience on purpose so that you end up paying more for your house. I spoke to other homebuyers and they are not happy with their lot lottery system. Basically, if you want a house at their new community you need to enter into a lot drawing. It don’t matter when you signed up, if your name don’t get picked in their drawing then you have to wait until the next drawing. Sometimes, the newcomers can get picked while people who have waited weeks don’t get picked in the drawing.
Here’s where you will end up paying more for your home! When you are picked for a lot, you will have to pay the house at what it cost in the current market and what ever they increased their lot premium to be. Even if you saw a house 3 days ago for 354K, and they do a drawing that day which the house increased to 365K, you will have to pay an increase of the lot premium plus the increase of the base price! Even if you saw the house lower days, weeks or months ago!
In my own experience this is exactly what happen. My wife and I wanted a house at 354K. We did the loan application with their KB home lender. 3 days later we were approved and was asked to join the drawing. The sales agent then sends out a new price sheet. To our disappointment and surprise we saw that it went up by $10,000 and lot premium went up by $2,000. I asked them how can they do this to us! It’s unfair! They said it is what it is, we either stay on the list or get off the list.
What they are doing should be illegal. If we saw the house at that price and submitted an application to get the house at that price, why increase the price all of a sudden after all that was said and done!? Totally unfair. Way to crush our hopes and dreams of owning a home! Their slogan is “Built on relationship.” But guess what, they destroyed this relationship. I will no longer purchase any KB home in the future, not my family, not my friends, not anyone I care about will ever get deceived and hurt by their unusual business tactics.
Search online and on Reddit, you will hear people have complained about it. Some decide not to do anything because it’s not worth the trouble. Well, I’ll go to any trouble so save someone from the trouble I had to deal with and the emotional impact it have caused us. This goes beyond just turning a blind eye to their deceptive cruel business method, playing with homebuyers like it’s a game for them. Really? A lot lottery!? No more KB home.
