A Level 3 survey was carried out by Hugh James Surveyors in February 2025, before purchasing a property. In November it became clear that there was a rodent infestation in the loft of the property.

A pest contractor pointed out the visible evidence in the loft, reported a historic rat problem and fully proofed the property at my expense.

I contacted Hugh James Surveyors in December to ask if a Level 3 Survey would flag up signs of any pest infestation. I received a reply in the affirmative. I then informed them of the rodent issue and brought it to their attention that had this been reported in their survey I would have requested a reduction in the properties asking price to reflect the additional rectification expense. In a third email I invited a representative to visit the property. Both 2nd and 3rd emails have been forwarded to Scott, but as yet, I have not received any feedback.

I have not asked for compensation, merely bringing attention to the fact that the Level 3 Survey was not conducted correctly. I find their disregard insulting and would not recommend this company.

I had an outstanding experience with this Hugh James Surveyor. The survey was completed on the agreed date, and I mentioned that I needed the report back urgently to make a decision on a property purchase. To my surprise, I received it within a matter of days. Scott was also available to answer any questions I had, and he was a pleasure to talk to. I’m so glad I didn't let some negative reviews influence my decision. I would highly recommend this company; they are very professional, respectful, and considerate. If you need a surveyor, don’t hesitate to choose this company — they are amazing!

Be careful this company! Extremely disappointing – incomplete report and poor communication

I’m very disappointed with the Level 3 report provided. The report was far from comprehensive – several identified issues were barely documented, with only one unclear photo that failed to show the actual problem. It’s impossible to understand the severity or exact location of the issues from the report.

Even worse, their communication is appalling. I sent multiple emails and left several messages, but received no response for weeks. This level of service is completely unacceptable, especially given the importance of the report. Would not recommend at all.

Absolutely atrocious company, trust me ...go elsewhere! They were deceptive and took no responsibility for it, and this was after we had lost a close family member. No moral accountability. Disgusting.

An excellent and professional service. Scott carried out our survey and we were very pleased with the detail of the report which was clear and concise. Scott also provided post survey information in his own time and in time for my purposes. Will use again on my next investment.

We chose Hughjames from 3 reviews. They responded quickly and though they were not the cheapest quote, we preferred their friendly contact. They arranged everything and we received a very, very comprehensive report on the house. We have no hesitation in recommending them.

Scott at Hugh James is an excellent surveyor and carried out a comprehensive Homebuyers report that was received within 48 hours as promised. The level of service was excellent and we are very impressed with this and would highly recommend. The fee was very affordable and competitive so if looki g for a survey look no further.

I would never use these people again I was looking for a surveyor and chose these people acting as an agent on behalf of the buyer as I thought they were local how wrong I was they turned out to be miles away. They very quickly took my money and said they would phone me back to confirm details - they never did so. I phoned the surveyor who supposed to be doing the job who told me he would phone me back twice - he never did i was also told it would be about a 5 day turn around and it took well over 2 weeks -still no phone call from the said surveyor all in all a terrible service and customer care in my opinion and I would never use them again.
