Update on my property purchase
I just wanted to update on the purchase I made with Global Investments Inc. back in March this year.
I have been very happy with the service since completing the purchase of my property in the Cleveland area. Their management company found some good Section 8 tenants, who they vetted and placed in a few months, and I've received rental income since.
Now, I'm looking to refinance the property and hoping to buy another one, which they are also helping me do.
Really positive overall experience and would certainly recommend these guys if you are looking invest in the U.S!

In 2023 my company paid about US$85,000 for 6708
Edna Ave, Cleveland, through Global Investments (US$77,900 purchase price plus fees). Today the county values the house at only US$25,900 - not even a third of what I paid.
Before closing, John O'Donoghue promised in writing that the renovation was "included in the price" and that US$13,000 of repairs would be "kept in escrow" for the contractor. The brochure promised US$1,350-1,450 in monthly rent.
Three years later: the renovation was never finished, the house has never been rented, I have received $0 in rent, and the property is now abandoned with people sleeping inside. Global stopped answering. Even the property manager they recommended confirmed in writing that the house was never ready.
Reading other reviews, I am not the only one: unfinished houses, extra costs, no tenants, no answers. In my opinion, this is a scam and works like a pyramid: they keep selling new houses to foreign investors while previous buyers are left with nothing.
DO NOT INVEST WITH GLOBAL INVESTMENTS. I am taking legal

Bad experience
Our experience has, sadly, been horrible. They promised to deliver a remodeled house—supposedly ready to pass inspections and be rented out—yet a year has gone by, and we are still struggling to get it to pass inspection. Their consultant, Marcela, told us the property was in a great location, surrounded by hospitals and other amenities, but the house has been vandalized twice. In truth, it has caused us far more headaches than joy. I do not recommend them.

Global completed the renovation of your property on 1 June, delivering a beautifully refurbished home to an excellent standard.
Upon completion, the property was formally handed over to your appointed property management company, Domus, who carried out a walkthrough, approved the completed work and subsequently listed the property for rent.
Global fulfilled its renovation obligations and the property was accepted by your management company before being placed on the rental market.
Furthermore,Global went above and beyond the original agreed scope of work, we arranged and paid for entirely new exterior siding around your property at our own expense We made this investment in good faith to ensure your home was completed to the highest possible standard.
Regarding the location, we remain confident in the area’s strong investment potential. The property benefits from proximity to hospitals, employment centres and other amenities that support long-term rental demand. Unfortunately, a break-in can occur in any neighbourhood, regardless of its location or investment potential and such an incident does not diminish the quality of the property or the renovation work undertaken.
Before the break-in occurred, our team specifically recommended that a security system be installed to protect your newly renovated home which you did not respond to. Once the property had been completed and handed over, responsibility for its ongoing security and management rested with the property owner and the appointed management company. These matters were outside Global’s control.
With regard to the inspection issues you have mentioned, the property was approved by your management company following completion of our work. We are not currently aware of the precise nature of any outstanding inspection requirements but we have already contacted you directly to offer our assistance and remain willing to work with Domus to help resolve any outstanding matters.
We believe it is only fair that the full circumstances are considered. Global delivered the renovation as agreed, contributed additional funds beyond our contractual obligations, received approval of the completed work from your management company and has continued to offer support.
We take considerable pride in the quality of our properties and the relationships we build with our investors. It is therefore disappointing to receive a review that does not acknowledge these efforts and attributes circumstances outside our control to Global.
We stand firmly behind the quality of our work and the commitments we made to you. We remain confident that you have a very attractive investment property and we sincerely hope the outstanding matters can be resolved so that you can begin enjoying the benefits of your investment.

Promising experience so far
A quick caveat upfront: we’ve only just closed on our property, so I can only comment on the experience thus far, hence the four stars. There are still some minor repairs to complete, and the property is yet to be tenanted. I’ll come back and update this review once we’ve had a chance to see how the investment performs in practice.
It’s certainly a unique investment thesis and potentially a very attractive one, assuming the investment performs along the lines presented. Overall, I’ve found the GII team very knowledgeable about the process and genuinely committed to getting things done. They’ve consistently been available, prompt and helpful in answering questions, and they seem to be continually refining the process with each deal they complete.
That said, as an international investor buying a property sight unseen, I would have appreciated a little more transparency and documentation at certain stages of the process. This may partly be down to my unfamiliarity with how US real estate transactions work, but at times the process seemed to rely more on trust and verbal assurances than the paper trail I’m accustomed to.
Our journey from initial interest to closing was also quite a long one, at nearly eight months. The first couple of properties fell through at the inspection stage, which, if anything, increased my confidence in the team. It demonstrated that they weren’t simply going to push us into buying a property that didn’t stack up. Another option fell through because of the seller’s circumstances.
In the end, though, I’m very happy so far with the house we eventually secured. I regularly follow GII’s investment emails, and some very interesting opportunities come through.
The mortgage process was by far the slowest part. As foreign investors, we encountered quite a few additional hoops along the way, some of which seemed to surprise the GII team as much as they surprised us.
All in all, it’s been a positive experience, and I’m optimistic that this will prove to be a good investment. Hopefully it’ll be the first of many with GII. I’ll update this review once the property is tenanted and we have some real-world performance to judge.

Stay away from Global Investments Inc!!
I rarely leave negative reviews, but after years of trying to resolve these issues privately, I feel obliged to warn other investors.
I hoped to build a long-term relationship with Global Investments Inc, but that has not been my experience. John, who sold me my first investment property, now ignores my emails and messages instead of attempting resolution.
Looking back, I don’t believe Global Investments add enough value to justify using them. They act as a middleman between buyers and properties they haven’t seen themselves. In my opinion, I would have been better off working directly with a local real estate agent.
After closing on my first property, Global Investments introduced me to Pine Creek Property Management, and this is where the biggest problems began.
Pine Creek’s contract allowed them to charge late fees that belonged to Pine Creek, not the property owner. Those fees were deducted from my future rental income before I received anything, while no effort was made to recover them from tenants. In fact, they weren’t even aware of any late fees. For my first five months they deducted their management fee first, then late fees across three units, leaving me with double dipped rental income. When I challenged this, they immediately stopped managing the property despite a contractual 30-day notice period, chose not to notify tenants, continued collecting rent, and refused to forward it to me stating the contract had already ended. I lost nearly $2,000 to the emotionally reactive owner of that company.
I reported everything to Global Investments, as this was a company they had recommended, but nothing was done. To my knowledge, they continue referring clients to Pine Creek. The building insurance arranged through Global Investments also ended months before the period I had paid for, with no refund.
After replacing the management company and other recommended vendors, my investment finally became successful.
In 2024, I paid almost $5,000 in deposits and Global Investments’ fees for a 2nd property. The seller withdrew before completion, but Global Investments refused to return my money, saying they would instead find me another property. Two years later nothing comparable was offered. I eventually invested elsewhere and repeatedly requested my money back, but my emails and messages have simply been ignored.
Ironically, if I enquire as a new customer, I receive a prompt response. As an existing customer trying to recover money from a failed transaction, I receive none.
I also paid for a service that included marketing my first property when I decided to sell, but that commitment was never honoured either. John just ghosts me.
I am now pursuing recovery of my money through the courts. Property transactions fall through all the time, and customers should not be locked into buying only through one company because a seller withdrew.
This experience cost me thousands of dollars, countless hours fixing problems, and years trying to obtain a resolution. Based on my experience, I cannot recommend Global Investments Inc. or John, and I would instead recommend working directly with an experienced local real estate agent.
* UPDATE FOLLOWING GLOBAL INVESTMENTS’ RESPONSE
Their response demonstrates the exact issue I raised: once you become a client, accountability disappears. Global introduced the companies involved as part of their one stop shop investment package, yet now distances themselves from the outcomes.
Their claim that Pine Creek was already managing the property is incorrect. If that was true, they would have held those tenant deposits. They did not, which caused further losses during tenant turnover. I also have no idea why they disagree my insurance policy was not honoured to term.
My property’s increase in value reflects significant renovations over 4 years and replacing the companies not fit for purpose set up by Global Investments. I’m not sure how this growth can be attributed to their company selling me an old property in need in modernisation years ago.
When ready to sell this property as part of the original agreement, Global chose not to respond after the details were provided.
The key issue remains unanswered: my $5,000 payment for a purchase that never completed has still not been refunded.

Thank you for your feedback. While we understand that leaving a negative review is not something you would normally do, we felt it necessary to respond given the inaccuracies in your statements.
Global acts as an intermediary between buyers and sellers, a role you correctly point out is also performed by local real estate agents. Like those agents, we charge a fee for our services. With over 15 years of experience and access to premium investment opportunities in Cleveland, we provide a professional service that justifies this fee. Importantly, we maintain full transparency by clearly disclosing our fees, with no hidden charges, a critical advantage for overseas investors who may have limited familiarity with the local market. This practice is not always performed by a local Real Estate Agents, just worth noting.
Regarding property management, the property you purchased in 2022 ( 4 years ago ) was already under management with Pine Creek. We did not specifically recommend them, nor are we responsible for their subsequent actions or any contractual disagreements that can arise thereafter. Maybe this review should be on them and not us Phoebe.
With respect to the management agreement, I believe they terminated the contract due to a non viable working relationship with you.
This is an uncommon occurrence. Incidentally I do not believe you have posted a negative review about Pine Creek, I am not sure why this is ?
On the matter of insurance, the information provided is also incorrect. The policy did not simply end without refund or notice. Insurance providers and underwriters regularly review and update policy terms, offering alternatives where necessary. As Global is not an insurance provider, this falls outside our responsibility. If you felt the terms were unclear, we would suggest directing any feedback to the insurance company directly, again we are not sure the relevance to a review of Global ? And we have asked Trustpilot to review this as well.
We do however appreciate one factual acknowledgment in your review that the investment itself was successful. Maybe you should change your 1 star to 5 stars :) You paid $80,000 for a Multi Family home in an up and coming location in the city which would now value easily between 13-150k USD. We note that you have listed the property for sale at $30,000 above your purchase price which is a very positive outcome.
Your statement on Global not willing to help sell your property is false, we have asked you on more than one occasion to send us the details of your listing and please note this is not prerequisite of our Arrangement fee.
We have asked Trust Pilot to review this as the review is mainly on 3rd Parties. Also we would ask you to remove it.
