I deeply regret buying a flat from this developer. The property I received is nothing like what was originally presented—what was promised in the plans simply wasn’t delivered. One of the most basic expectations, functional opening windows, was completely ignored. The flat was finished to a very poor standard, and it honestly feels rushed and subpar.
To make matters worse, building management was handed over to their sister company, Galliard Estate Management (GEM). Since then, service charges have skyrocketed year after year. In my experience, these fees feel completely unjustified—especially considering they seem to be used to address ongoing defects that should never have existed in the first place.
The service charges are now multiple times higher than comparable buildings in the same area, with little transparency or value in return. It’s incredibly frustrating to pay such high costs just to fix problems caused by poor construction.
Overall, this has been a very disappointing and stressful experience. I would strongly advise anyone considering buying from this developer to do extremely thorough research and think twice before committing.
Do not buy from Galliard
My experience with Galliard Homes has been extremely disappointing and stressful. There are serious concerns around unethical business practices, particularly in how developments are marketed compared to what is ultimately delivered. There are signs of improper or substandard conversions in my development resulting in excessive and unreasonable service charges, causing extreme stress and anxiety.
What’s most troubling is the lack of accountability—issues tend to be brushed aside rather than properly acknowledged or resolved. The whole experience with Galliard and their many partners has caused significant stress and has undermined my trust in the company. Never buy from Galliard; it will turn into your worst nightmare.
UNETHICAL BUSINESS PRACTICE
Further to my recent review Galliard Homes just tried to remove my review claiming it was intended for another business.
To be clear, Galliard Homes have a network of companies all of which form the Galliard Group and GEM, Galliard Estates Management Limited are the managing agent.
In a First Tier Tribunal Hearing last week they tried to have the case dismissed because an incorrect company Freeholder name was used which had previously been given to the Tribunal by a GEM Director during the initial Hearing. Fortunately the Judge quashed their claim and wouldn’t entertain it.
Instead of continually trying to pass the buck between companies all of which form Galliard Homes how about taking some corporate responsibility rather than continuing unethical business practice?!

I have made the mistake of buying a property from this developer. It has been a nightmare from start to finish. The property building has numerous faults and problems. In addition, I have been charged excessively for services and this has gone up nearly 300% in 5 years.
Furthermore, the company does not respond to emails or complaints and ignores correspondence. I wish I never purchased from this developer.

Avoid like the plague - do your research on this company
Do not fall for the suspicious positive reviews. This is a corrupt, unethical company that only cares about milking leaseholders dry. My service charges for a tiny studio in west London have shot up over 200% in just a few years, with no interest from Galliard in finding the best deals for leaseholders (even when provided with alternatives by the leaseholders themselves!). Same issue with leaseholders at every building they manage. Do not say you were not warned.

I strongly advise anyone considering buying from **Galliard Homes** to think twice and speak directly to existing leaseholders before making a decision.
As a leaseholder, my experience has been extremely negative. Service charges have **skyrocketed** over the last five years, rising from around **£2,400 to £7,500 per year for a single flat**, with little transparency or justification. Many of us believe these charges are excessive and unfair.
These excessive service charges have had a **direct knock-on effect on property values**, with flats in the building **losing up to 40% of their value**, making them difficult to sell and leaving leaseholders financially trapped.
There are also serious concerns around **mis-selling**. The actual internal flat sizes are **smaller than what was stated in the contract**, something buyers only realise after moving in.
Electricity charges are unusually high, and on top of that, managing agents add **up to 200% commission on maintenance and repair jobs**, massively inflating costs for leaseholders.
The lifts are another shocking example. Required works were ignored for years, and now—after five years of inaction—leaseholders are being forced to cover a **£1.7 million bill** to fix problems that should have been addressed long ago.
Living conditions have also affected residents’ **health and wellbeing**. There is no clear or reasonable procedure for opening windows or accessing fresh air, while additional charges are imposed—something that should never be acceptable in a residential building.
Do not be misled by the **suspicious number of 5-star reviews**. If you want the truth, visit Trinity Square and speak to any leaseholder directly. You will hear a very different story.
**Avoid Galliard Homes at any cost.**

Phenomenal service, incredible team and unbelievably helpful. Fast response and nothing was too much trouble. They all went above and beyond to ensure that I was happy and satisfied. I can’t say enough good things about them. I wish more companies were like this.

I recently bought my first home with Galliard Homes and I honestly couldn’t be happier. As a first-time buyer, I went in the process expecting it to feel overwhelming, but the whole journey was much smoother than I’d imagined. The team were on the ball, especially when I had (a lot of!) questions. They made sure I never felt rushed and everything was explained clearly so I always knew what was happening & when.
The finish of the flat is great, it all feels good quality and is well designed. It feels modern but still warm, and most importantly, it already feels like home!! I have barely had to put the heating on this winter which is a real plus!!
Buying your first place is a huge milestone, and I’m really happy with how it’s turned out. Their recommended solicitor was also brilliant and the communication was on point.

My journey with Galliard Homes has been a bit of a roller coaster, but it ultimately turned out very well and the team at Galliard, who helped me through the process, were great. Joe Neidus especially was extremely responsive and knowledgeable, and knew how to get things done whenever I needed whether that was before or after I moved in. Aside from a few administrative issues which prevented me from moving in for a few months, the property is of great quality and the area is developing nicely. I appreciate the responsiveness of the team whenever there is an issue. I look forward to seeing how Galliard develops and how the area around the property becomes better for residents.

Based on available reports, including those from the Leasehold Knowledge Partnership, Galliard Homes has faced accusations from leaseholders regarding high service charges, lack of transparency, and attempts to pass costs for building defects onto residents.

Passing on Remediation Costs: At New Capital Quay in Greenwich, leaseholders initiated legal action against Galliard Homes (and freeholder Roamquest) over fire safety defects. Residents expressed concern that costs for fire safety measures, such as a 24-hour "waking watch" and insurance premium increases, would be passed on through service charges.
Negligence Allegations: Leaseholders have accused Galliard of attempting to make them responsible for costs associated with what residents describe as the developer's negligence, with allegations that they sought to avoid covering costs that should have been covered by warranties.

Take garden services for example, when there's barely a garden to speak of... Sovereign Towers. Galliard are one of two builders who refuse to address these hidden doubling ground rents - hopefully the govt. will address this and highlight the truth about their lack of morality - and remove them from any approved builders list. Do what is right - that's the proof - not all the excuses and waffle when reviews are exposing the truth.

Galliards are a disgusting deceitful company with zero morals.
My business went bankrupt during covid, and my health took a turn for the worse, and as a result I had no means to take out a mortgage for an off plan flat which I was decieved into paying double the price 3 years prior .
I sent them email after email (through my solicitor ) to try and reach some sort of agreement, or even get a portion of my £75k deposit back, but these money hungry vultures were too busy with their tight daily routine to even bother agreeing to a f2f meeting with me , and I ended up loosing my hard earned cash. Disgusting, unethical, zero moral of a company. This happened in 2021, I have just found their trust pilot page.

Very generous of you to reply to me after months of requesting one (over 4 yrs ago) through a solicitor you Co advised me to use when Galiards mis-sold me an off plan property for a price no agency was able to put on the market for me, as it was sold to me at 20k more than same size properties you had on the market (which I found out very late as one of your recommended estate agents advised me) 3 years before!
In essence, which is again not surprising, you’re telling your legal department didn’t receive any request from my then solicitor back then?
I will take this up with him this very week. After all, I picked him from a list of your own recommended solicitors.
Yes there are risks, but as a corporate company you have zero values, no morals (I was battling Thyroid cancer) you lie through your teeth to get every last penny you can from vulnerable individuals such as myself, a whole package of lies and deceit to be honest, and you have the audacity to advertise yourself otherwise.

This building company are crooks and…
This building company are crooks and their property management company are inadequate and incompetent. Building is full of issues and they charge huge service costs which increase year on year, for an astonishingly poor service to manage a building which they are paid to do. I would never buy or rent from this company, awful.
Galliard Homes – Champions in Incompetence
If there were zero stars, I would give them. The way Galliard Homes has handled the balcony and cladding works in my building is nothing short of a disgrace.
First, some genius thought it was acceptable to leave balcony floors completely unfinished during works. Then, in another stroke of brilliance, they decided the best way to “protect” flats (most of which have carpets!) was to drag heavy, rusty metal plates through them. I have a beige carpet and a spotless home, and I had to watch this idiotic decision destroy both.
Within 15 days, the plates were orange with rust, screws coming loose and needing to be fixed again. And instead of fixing the problem properly, Galliard’s “solution” was to paint the plates — yet another pointless disruption.
Every visit from their so-called team is chaos. They arrive unprepared, with nothing, and I’m forced to cover my entire flat to stop dust, filth, and strangers with filthy shoes ruining my carpet. I’ve even had to protect my own white bed and sofa from their careless handling of materials.
The final insult? Workers sanding the balconies, filling my flat with clouds of rust, followed by the stench of paint thinner, but clearly, Galliard doesn’t care. Do they realise people actually LIVE in these flats? That people have children, pets, or health issues? Clearly not.
The level of negligence, disrespect, and sheer incompetence is astonishing. Are residents supposed to suffer endless disruption, health risks, and damage — and on top of that pay for it? Because make no mistake, we are already paying for these ridiculous decisions, in money, time, and health.
Galliard Homes has shown me one thing: they are absolute champions in incompetence, greed, and complete disregard for their residents.
Avoid them at all costs.
Failure of Ownership
For over 2 years, Galliard Homes Senior Leadership (including Stephen Conway - Chairman) have continuously failed to directly address building structural issues and extortionate Service Charges impacting Leaseholders.
Continuous failure to directly reply to emails and return phone calls from Leaseholders.
Galliard Homes built and sold properties to Leaseholders but have refused to take ownership of how these properties have caused untold damage (Health & Finances) to Leaseholders.
I strongly recommend that no individual purchase a property from Galliard Homes,
