This relates to the Cobham franchise. Our rental property was taken on ByDesign a few years ago as part of a transfer from another agent. The service and communication has been astonishingly poor from beginning to end. Emails not answered for weeks or months. Rental Payments suddenly not delivered for up to four months, and then months trying to find out what has happened. And now the office is ghosting all calls, emails and texts chasing a missing deposit for our previous tenants and a missing rental payment for us.

I know very poor reviews can sometimes be seen as just one disaffected customer. But this place is truly dreadful. The rest of the franchise seems professionally run. This one is not and I know from talking to a check out agent that we are not the only former client in this position or a similar position.

Marie Fritz really impressed us with her approach, and her professionalism - she’s on a different level compared to most Estate Agents! Now our go to person for property.

We tasked Marie Fitz of By Design Homes to sell our property, above a minimum value and within a six-week period. This was so we could purchase the house of our dreams that was on the market, knowing we had to react quickly.
Exercising her expertise, Marie was successful – she found a buyer within a few weeks who offered an acceptable price. She kept us informed throughout the process, was always available, and her ‘bubbly’ enthusiasm was infectious. She was the consummate professional.

I cannot recommend Marie Fritz from the Northampton office of the By Design Estate Agents highly enough. We recently purchased a house where Marie was the Estate Agent and with her help we went from Offer accepted to in the house within 22 working days. It was a wild ride, but Marie was extremely good at guiding us through the process and answering our questions. It was clear also that she was working well with the vendors and having that high level of communication between parties is what allowed the process to move quite so efficiently. Marie also did all of this in an extremely personable manner which always makes something like making a large investment such as buying a house much more comfortable.
I have recommended Marie to several friends and relatives since we worked on our purchase and will continue to do so.
It is worth noting that although Marie Fritz is based in the By Design Northamptonshire office that our purchase is in Bedfordshire and I know from conversations that Marie also works in Buckinghamshire. Marie was happy to travel to ye olde Beds for us and our vendors so don't let that put you off if you are not in Northamptonshire itself.

We could not recommend Marie enough. After negotiating a sale with the first people through our door, we were caught up in an extremely complicated chain that almost collapsed several times. Without Marie, I’m not sure we would have got over the line. We will be forever grateful!

Marie Fritz was not our estate agent. She was acting on behalf of the couple whose house we were purchasing.
From the start she was very professional - the information she gathered, photos & videos that she arranged for the house, we're all first class.
If we had any questions, she had the answer or set wheels in motion to find it in no time.
She set up a WhatsApp group between us & was available to contact 24/7, answering when she could, even over the weekend. She kept in touch with the various buyers/sellers, estate agents & solicitors within the chain, updating & chasing when necessary.
The whole process took longer than we would have liked (through no fault of Marie's) but she worked tirelessly till the end.
We are more than happy to recommend her & give her a five star review.

Marie is a very different type of agent all together. After many bad experiences with the 'typical' high street agents who had no communication skills and where the sale kept falling through, having Marie was a breath of fresh air. She kept me up to date with everything, was always a phone call away 24/7 and always had my best interest at heart. She would go out of her way to make sure we found the right buyer and that it actually completed. She would always give me prompt viewing feedback and I felt like I had someone on my team who I could trust. She is more expensive than the typical high street agent but she is 100% worth the money.
