This was our first time renting through 360 Blue and it was a great experience! The house was just as advertised and a perfect fit for our family vacation! The people at 360 Blue make sure that your stay is relaxing and stress free! We can’t wait until next year!

We have used 360Blue many times over the years. We booked 48 N Spooky Ln-Blue Mountain Beach within 5 days of arrival due to hurricane damage to our previous trip. Booking was easy, although there were not lots of choices left! 360 Blue was very helpful locating a house for 6 adults-3 couples.
The house had great bedrooms and bathrooms. We were a short walk (5 min) to the beach.
Just a few areas that need to be addressed-
-upon arrival, Saturday-guys wanted to watch college football-huge Alabama fans. TVs in the house kept cutting in and out. Called 360Blue. Someone came out the next day. Had to schedule tech from Direct TV to come out the NEXT day! Direct TV did come Monday afternoon and fixed the issue.
-the house has a pool. The pool lounge chairs need cushions as they are very hard chairs and very uncomfortable to lounge on.
-the kitchen is nice, BUT the owners need to replace their very overused pots and pans. They were awful to cook on.
-there is not dining space in the house. There is a picnic table on the patio off of the kitchen. A real table would really be an improvement.
There are great beach chairs in the garage that we used, and that was a perk!
Great golf cart and bikes to use too.
There is construction going on across and down the street at the dead end. It did not bother us.
We will continue to use 360 Blue-we enjoyed blue mountain beach. Probably wouldn't book this house again for the price.

360 was recommended and I am saying that if I ever return to this area of Florida I will only rent accommodations from 360. Our family loved the clean and tastefully decorated home we stayed in Seagrove. Everything was perfect.

Horrible customer service. We just checked into our property in WaterColor after booking online in June. We have six people in our family, but apparently when booking through my phone I entered 3 guests. 360 provided three bracelets but will refuse to give us three more for the rest of my family. There is no additional cost in booking so I paid thousands of dollars for this house but my family can't go to the beach.
We love the beach area but I would hughly recommend you book through another service. We will return but never book through or work with 360 Blue again

This is our 3rd stay with 360 Blue in Watercolor. The home was very clean and comfortable. 360 is always very responsive if needed. They are our first choice for this area!

If I could leave less than 1 star I would! Words can not express how upset I am with the place that I rented for my daughter's bachelorette weekend. They arrived on a Thursday only to find the place with multiple palmetto roaches running around (7 different ones in different areas of the lower level - we have videos). We called and we promised that someone would be in touch with us asap. That never happened! My daughter and her friends left the property because they had no intention of staying there. I left multiple messages and no one called back. I finally had to call again the next morning, only to be told that "you know this is Florida and we have those here". Absolutely unacceptable! I asked the lady if I was staying at a 5-sta hotel like The Four Seasons and I saw a palmetto bug (common to the area or not) that they would say sorry ma'am, this is Florida and we have those here. I also asked if you had 7 of them in your home would you be ok with that? I have been given such a runaround over this and they keep making excuses. This property cost $2300 to stay and I can't imagine why you would not want your expensive properties to be known to have bugs of any kind.
In one of our phone calls to them, they were playing the recordings of what I had left from the call I made and they were laughing in the background. It's no wonder their ratings are so low and I will use VRBO or AirBnB in the future, don't waste a dime of your money on this.

Customers who rent a property that is managed by 360Blue, as we did, need to be aware of how extraordinarily bad their service is. We rented in Watercolour, Florida and even at the most basic level they do not deliver. When phoning them, not only do they not answer, they leave you hanging on for around 5 minutes before being invited to leave a message. I did resort to emails on 3 occasions but never received 1 response. Our property, in Sunset Ridge Lane, was dirty and from day 1 we saw cockroaches. On the one occasion they responded, a maintenance guy came and offered to clean. We pointed out that all the tyres on the 4 bikes were flat. He pumped them up for us but burst 1 tyre in the process. He promised it would be quickly repaired, this never happened so we only had use of 3 bikes for the duration of our holiday! One of the beds collapsed on day 1. We were told it would be replaced, but again that never happened. The welcome pack was a insult in that in might have been adequate for a couple but we were a group of 8. When I reported a constant banging noise they never responded but when I chased up they said a maintenance guy had visited and fixed it. This simply was not true. We mistakenly left some precious items behind when we left. We contacted them about having these items returned but they refused. I cannot imagine a worse service and as regular visitors to the area we will never again rent any property managed by this excuse for a service company. Sadly the owner will not be made aware of all this but I’m certain they would be as disgusted as we were particularly as the property itself was fabulous.

We recently rented through 360 and stayed in a home that was $1400/night. When we arrived we learned that the AC on the top floor (where all of the bedrooms were) was not working and it was 85 degrees on the top 2 floors. After multiple calls, we received one portable AC units that barely did anything to cool the 4 bedrooms, including master on the top 2 floors. My husband and our kids all slept on couches or the bunk beds on the bottom floor. I begged for more AC units the next day or a fix and discovered from the Thor party that repairs the AC units that this happens a a lot and they don’t fox the AC because it typically requires purchasing an entire new unit. The next day we also learned our hot water wasn’t working, the internet was down and the oven was broken. After multiple more calls they fixed the internet and hot water but not the AC or oven. On our third day, a water pipe also burst and we again had to make several calls to get it fixed. During this time we also inquired about some form of reimbursement because it was so intolerable on the top floors where we were supposed to be sleeping. They then informed me that since I had a small dog I would need to vacate the premises within 24 hours or board the dog. I pointed out that nowhere in the agreement did it explicitly state that this was not a dog friendly home and, I. Fact, there was a paragraph that stated that you could bring up to two small dogs for a fee and I had actually emailed and asked about the fee and no one responded. They also stopped responding to my requests for reimbursement. Finally, on our day of departure I again reached out to point out all of the things that had gone wrong on our visit and the fact that we went our entire trip without AC or an oven and they offered to pay me $50. I was absolutely stunned at how pitiful this offer was considering our rent or rental cost over $7K. They were also very dismissive and just kept saying “they were sorry if we had issues”….it was unbelievable treatment for a company that claims to rent “luxury properties”….

We rented a cute little beach cottage on the Bay in Cape San Blas and loved it. The view of the Bay was gorgeous, and the beach access was directly across the street. Our house was conveniently located behind a general store that offered fishing and gear rental, making it easy to buy groceries or pick up an extra float when the kids needed one. Our dryer fritzed out mid-stay, and 360 was quick to send someone out to repair it. We were amazed at the clarity of the Milky Way from the beach at night and loved having nothing to do but eat oysters and bay scallops and go shelling each day. We arrived home tan and happy!

Very dissatisfied with a few things. Our house we rented was $12k for the week and we had to wade through thigh high water to get to the beach. Also when we exited the property we accidentally left a bag upstairs in the vanity. We called the company the day we exited the property and told them exactly where it was and asked if they would go get it. They did nothing and therefore we were never able to get that bag back.

Booked a trip in November to 30A Florida (Rosemary Beach Area) in Nov of 2021 because we went the year prior and it is an amazing place. This year we wanted to rent a nicer house with a private pool since we have kids and wanted to have the freedom to swim when we wanted. 360Blue had the house named 3 Little Birds avalible and it was the perfect fit. Large, modern and clean with a private pool. I booked the house with a 50% deposit of almost $5,000 for an almost $10,000 rental for the week. Yes, they took 50% up front 9 months prior to my arrival. The other portion was do 60 days prior to my arrival. After all was paid I got my confirmation email with my check in information about 2 weeks prior to my arrival. A week before my arrival I got an email from my rep that he needed to speak with me about our rental. Once we connected he informed me that our house was no longer avalible because the owner of the home decided to remodel the floors and ran into an issue with the company doing the work. My rep assured me that they would accommodate us with even better property and with a pool which we really wanted. I was sent 5 properties and none of them were in the same community we booked our original house in. This was a huge inconvenience for us because we were vacationing with another family who also had a house in the same community as we booked it that way from the beginning. Since our options were limited we selected a house that was sent to us that our rep at 360Blue said we would be able to rent. It was much more than we spent but since he presented it as an option we went with it even though it did not have a pool. In the meantime I canceled my beach service chairs and umbrella for the week and wanted to relocate them closer to my house. To relocate to the new Beach I needed a beach access code from the rental. This prompted me to follow up with my rep and see if he had the new house confirmed. After contacting him he informed me that they reached out to the house owner to see if he would extend a discount. Are you kidding me! I told my rep this wasn't my problem and if they needed to eat the extra cost to accommodate use 5 days before we travel then so be it as we have rentals cars, flights and a boat booked. He told me there could be a possibility that if the owner denies the request we would have to pay the difference! That was not happening so I suggested a smaller house he sent and he explained that we would be in the same situation with that one as well. 360Blue said they would refund my money but that would be all they could do if I didn't want to pay more. With no choice left and 5 days out from our trip, I requested my money back. Best part is it took them 7 days to return it. To make sure I secured a house for our vacation I was forced to put out another $8,000 in full for another house in the original community but smaller and no pool. At one point I was out $18,000!!! This company doesn't not care about their clients time, money or satisfaction. They did absolutely nothing and I mean nothing to help us find a new home. To make matters worse I canceled my beach chairs from my original location and when I booked again to get back to that location because the new house I got was back in the same community they we booked. I called 360Blue and their so called concierge service said since we aren't booking with them they could not help us. So in the end we paid more for less of a house, we paid more for chairs because we need to do day rentals and dealt with major stress through this whole thing. If you want piece of mind and confidence you will have a home to vacation to DO NOT use 360Blue. Also their contract completely holds them harmless for all of this. 360Blue maybe the worst company I booked a vacation through in my life
