Love the house, the lay out, very warm and cheap to run, love that the broadband comes in with the rent
I rented a nearly new-build property from Wise Living for 18 months, paying £1,700 a month £30,600 in total, without a single late payment. My experience has been appalling.
SIX MONTHS WITHOUT HEATING
When I moved in during February, the heating did not work. I lived without functioning heating for approximately SIX MONTHS with two young children, one profoundly disabled and the other only three at the time. The heating system had been incorrectly installed and eventually required extensive repairs, including holes cut into the ceilings and weeks of remedial work.
There were other serious maintenance problems. The patio doors dropped, allowing draughts and insects into the house. I reported this, but it was never resolved. I also became trapped inside a bathroom because of a defective lock and only escaped because my cleaner happened to be there.
£2,000 SPENT PREPARING THEIR PROPERTY
Despite all this, I paid every month’s rent on time and looked after the house including a weekly cleaner. Before leaving, I spent approximately £2,000 having the entire property repainted, holes filled, carpets professionally cleaned, the oven professionally cleaned, and repairs and replacements carried out and got the property to a high standard.
Wise Living’s response? A demand for £907.20, including complaints about a paint pot left after I’d paid to repaint their entire house, a small paint mark, and ordinary household rubbish inside the designated outdoor BLACK GENERAL WASTE BIN, awaiting council collection.
Yes. Rubbish in a rubbish bin.
I’m a landlord myself. I understand that tenants are responsible for genuine damage, but I also understand fair wear and tear, proportionality and basic goodwill. A checkout should not become a hunt for every possible minor charge.
FIVE DAYS TO PAY A DISPUTED BILL
Even though I’d made clear that I wanted the matter handled through Flatfair’s formal dispute process, Wise Living sent a direct demand for £907.20, with bank details and a five-day payment deadline, before the dispute had been independently determined.
They had already submitted the claim to Flatfair but did not mention this in that demand. I discovered it by contacting Flatfair myself.
I’m a professional and comfortable handling formal correspondence and financial disputes. But imagine receiving a demand for nearly £1,000 if you’re elderly, vulnerable, struggling financially or simply unfamiliar with the process. How many people might feel pressured to pay rather than challenge charges they don’t agree with? I consider this an unnecessarily intimidating and unfair way to treat tenants.
I dispute the entire £907.20 claim. It remains unresolved.
SIX MONTHS TO PROVIDE HEATING. FIVE DAYS TO DEMAND PAYMENT.
That contrast sums up my experience. Wise Living took months to address a fundamental problem affecting my children, yet acted with remarkable urgency when pursuing a disputed checkout bill.
After £30,600 in rent and approximately £2,000 spent preparing their property for handover, I expected better than this petty, adversarial treatment, they clearly don’t want repeat business.
My advice: photograph everything at check-in and checkout, retain all repair correspondence, and scrutinise every proposed charge.
I would never rent from Wise Living again and I would strongly recommend you think twice.
Wise Living / Wise Management markets themselves as a "professional landlord," but they operate with total deceit, incompetence, and disregard for consumer law.
They illegally held onto our £300 holding deposit for over seven months after an incomplete tenancy application, in blatant, willful breach of the Tenant Fees Act 2019. For over half a year, they ignored frantic emails, stonewalled our requests, and acted with absolute arrogance.
Make no mistake: they did not return this money out of basic honesty or customer service. They were forced to pay back every penny only after The Property Ombudsman (TPO) intervened and compelled them to settle. They are now subject to formal reports being submitted to Trading Standards (via Citizens Advice) and a conduct complaint with Propertymark (ARLA) for the systemic retention of client money and severe professional misconduct.
TO ANYONE CONSIDERING RENTING FROM THIS "PROFESSIONAL LANDLORD":
- Do not fall for their polished marketing. If they illegally hold your money hostage or ghost your communications:
- Do not waste months arguing with them. Send one final formal notice giving them 7 days before legal escalation.
- File a claim with The Property Ombudsman (TPO): Holding deposits MUST be returned within 7 days if no agreement is reached without tenant breach. File your dispute at tpos.co.uk.
- Report them to Trading Standards: Contact Citizens Advice Consumer Service. Councils can hit rogue corporate landlords with civil financial penalties of up to £5,000 per violation under the Tenant Fees Act.
- File a Conduct Complaint with Propertymark: Email them to report their handling of client money.
- Apply to the First-tier Tribunal (Property Chamber): Get a formal court Recovery Order to reclaim unlawfully held fees.
Avoid Wise Living at all costs unless you want your funds stolen and your time wasted until legal authorities step in!

A horrendous experience
We lived in a Wise Living property for just eight weeks before moving out because of the problems we experienced.
Faults were not resolved. We had no hot water for two weeks and were told to boil the kettle to bathe our baby. We then had major leaks in the early hours of the morning which were still unresolved when we left.
The housing development was unfinished. We were living beside what felt like derelict wasteland, the site office had been removed and work appeared to have stopped.
Despite only living in the property for eight weeks and having it professionally cleaned before we left, our deposit has not been returned. Given the high rent, the condition of the property and the way these issues were handled were unacceptable. We are relieved to have moved out and would not recommend Wise Living.

I feel like at this point wise living need to take a step back and review how they are treating people.
I can't believe how many people have been victims to what we have also experienced.
They are scamming people out of deposits with end of tenancy reviews and asking people to leave a property in an un realistic state after how long people have lived there. Like most people we cared for and respected our home but have been asked to pay for a full re decoration after the paint touch ups 'don't match' I spent hours glossing and painting the home we left after hearing a few scare stories across the estate. Little did we know what we were actually in for. We are being charged for the removal of a new toilet roll, which most places I've rented from and people who buy homes the previous owners and tenants tend to leave one for the first night starting out.
I've honestly never come across a more illegal and spiteful company. I can't even list everything they did to us on here but we got left with a mouldy kitchen and bathroom ceiling for months whilst a young child lived at the property. Similar to other reviews they are trying to charge for cutting corners they are expected to meet as landlords.
The rent is hiked up every 12 months as well without fail. I saw someone write a review about how they took them to court over this.
I honestly beg people avoid this company at all costs. Their staff are incredibly rude and untrained to deal with rental matters, it's a shambles, I think the owner of wise living needs to step in and take action. What was a beautiful estate we moved onto quickly turned into nightmares for us at the end

I did not pay attention to the reviews before renting with Wise Living Ltd and now I after renting with them, I have learnt why that is so important to pay attention to. Avoid this company at all costs if you are looking for piece of mind with your property. Pay attention to the recurrent themes in the review. The bad reviews are not one from one disgruntled tenant, but instead a pattern emerging from multiple tenants saying the same thing, hence their low average rating across multiple platforms. Their practices are dodgy bordering illegal (for example asking for rent before being able to view the property in question), to forcing themselves into your property every month to take photos for “inspections” to making up completely fabricated claims on the end of tenancy to try to squeeze as much profit one last time from their tenants. So if you do decide to make the mistake of renting with them, then at least document EVERYTHING- pre and post tenancy conditions etc, because when they make their predicable claims, at least you have to evidence ready for when you need it. Good luck to anyone who has the misfortune of having to deal with this moral-less and corrupt nightmare of a company.

Horrendous experience, keep away!
Property faults and problems never sorted - no hot water for 2 weeks then major leaks in the early hours and still not sorted and told to boil the kettle to bath our baby.
Housing site not completed meaning you are living on derelict wasteland and the site office has been removed with all works stopped.
We remained in the property for 8 weeks and moved out as it was simply a horrendous experience.
Will not pay your deposit back even after we had it professionally cleaned and only lived there for 8 weeks.
We are so glad to have moved out.
Wise living are simply disgusting whilst charging hefty rents!

I lived in these apartments in Mansfield for two years and had a very positive experience throughout my tenancy. The apartments were always well maintained, clean, and in a great location with easy access to nearby parks and local amenities.
Although the rent increased twice during my time there, the increases were fair and the property remained affordable and good value for money.
The end-of-tenancy process was handled professionally, and my deposit was returned in full with no issues. A special mention goes to Amy Richardson, the Property Manager, who was extremely helpful in managing the end of my tenancy and ensuring the deposit process was completed quickly and efficiently. Everything was sorted within a week of moving out, which made the whole experience stress-free.
Overall, I would happily recommend these apartments to anyone looking for a well-managed and comfortable place to live in Mansfield.

Worst agency and landlord ever. Honestly if consider renting from them, run. You will have nothing but problems with maintenance, repair, rent increase and deposit.
Most importantly, since they took over the estate our rent has been going up every year with extortionate rates. The last time they proposed rent increase and refused to negotiate we challenged the rent increase in court and WON!!! The judge determined that the asked rent was too high and set an appropriate amount from which they then made deductions for problems with the property.
If you are existing tenant don't let them overcharge you, if we won that means they are overcharging everyone else.

I would advise future tenants to be very thorough with documentation before, during, and after the tenancy.
In our experience, the property was not handed over in a clean or well-maintained condition. At move-in, we documented pre-existing issues including marked carpets, dirty window areas, wall and paintwork defects, hob residue, bathroom cleanliness issues, and an overgrown garden. Despite this, we later received substantial end-of-tenancy charges for cleaning, painting, gardening, and alleged missing/damaged items.
The check-out inspection was not carried out on the day we vacated, but several days later, after we no longer had access to or control over the property. The original claim was later reduced significantly through adjudication, which in my view demonstrates the importance of challenging deductions that are not properly evidenced or proportionate.
We also had concerns regarding evidence handling and privacy. A midterm inspection report was used as evidence despite not being shared with us at the time, and it included photographs taken inside our home where identifiable images of our child were visible in the background.
My advice to tenants: take detailed move-in and move-out photos/videos, keep original files with metadata, report every issue in writing, request copies of all inspection reports, and do not accept deductions without checking whether they are supported by proper evidence, fair wear and tear, and the actual starting condition of the property.
We are extremely disappointed with our experience with Wise Living at the end of our tenancy.
After returning the property in good condition, we received proposed deposit deductions of almost the entire deposit amount for issues that largely appear to be normal wear and tear and general property maintenance.
We only agreed with the removal of a couple of items left outside the property. However, charges for repainting contributions, carpet cleaning, lawn returfing, and other cosmetic issues were excessive and unreasonable in our opinion.
Thankfully, we took videos and photos before leaving the property and will be formally disputing the deductions through the tenancy deposit scheme.
We strongly recommend that future tenants document everything carefully when moving in and out.

I have found wise living staff helpful and supportive in what has been a lengthy process mainly because our passports were a week out of date. However once all the checking and box ticking and ID checking was done. We finally got the keys. My only complaint which really isn’t a complaint more a niggle in my business managers brain 😂 Is that things seem very disorganised. Perhaps a guide on the website outlining the process. So future possible tenant know what to expect. There maybe one on the website but if so needs highlighting. Big thanks though to all staff they’re all doing a great job.

I had an extremely distressing experience with Wise Living Homes Ltd.
Despite being repeatedly informed that I amwith Wise Living Homes Ltd.
Despite being repeatedly informed that I am a disabled and clinically vulnerable tenant with serious mental health conditions and terminal cancer, Wise Living failed to make reasonable adjustments to their communication and enforcement practices. Safeguarding concerns were raised clearly and in writing, yet contact continued in an excessive and unmanaged way, often from multiple staff members and multiple email addresses, sometimes duplicating messages within minutes.
Requests for reasonable adjustments — including restricted contact, written-only communication, and a single named point of contact — were repeatedly ignored. Instead, reduced engagement caused by illness was treated as non-cooperation and used to justify escalation.
There were also serious data protection issues, including inaccurate tenancy records and disclosure of my personal and financial housing information to a former tenant who had no lawful connection to the property.
Based on my experience, Wise Living Homes does not demonstrate meaningful safeguarding consideration or proper Equality Act compliance. Enforcement was prioritised over welfare, and statutory duties were repeatedly treated as discretionary rather than mandatory.
I would not recommend anyone moving into or living in any property run by Wise Living or SDL Management (also known as Simple Life). In my experience, they operate as the same organisation and apply the same practices. I did not see any genuine care, understanding, or protection for vulnerable tenants.
I would strongly caution anyone — particularly those who are vulnerable or unwell — before engaging with this company.

I have had a good experience with Wise Lettings so far. They have been swift and helpful since the beginning of my application process and still helpful now that I have moved in.
Luke was empathetic, patient and warm when I called regarding challenges with my heating system on arrival. He talked me through steps to get the boiler going.
I also had a problem with one of my radiators and a contractor was booked to come check it the next day.
They also left a welcome gift package which I thought was a nice touch.
Hopefully it remains this way for the duration of my tenancy.

DO NOT TRUST - AVOID!!!!
Wise Living Homes are an absolute disgusting company to deal with, They scam you out of an initial £280.
I enquired about a property which I was told was now gone. I was given information on another property but before I could view it I would have to pay £280 to hold it. Reluctantly we paid it as we thought this was a reputable company. They then withdrew the application a day later stating we never told them about our credit rating.
They then unprofessionally listed me a number of CCJ's in an email to me.
Local news are going to report on this and I am in the process of taking them to a small claims court.
Its funny how they are not going to refund me the £280 but now risk totally obliterating there already poor reputation.
Please if you read this then trust me - Avoid them at all costs.
Extortionate and guaranteed yearly rent increases for sub-standard new-build toy-like homes where rooms are smaller than prison cells. Please beware and avoid.

We feel truly fortunate to be tenants with Wise Living, and especially to have the support of Emma Sanderson.
Any time we have had a question or concern regarding the property or rent, Emma has responded immediately — always with professionalism, warmth, and genuine care.
She has made us feel not just like tenants, but truly looked after, as if we were speaking to a caring family member rather than a company.
Her empathy, kindness, and attentive approach have turned what could have been stressful moments into reassuring and positive experiences.
We are sincerely grateful for everything she has done for our family.
Thank you, Emma — and thank you Wise Living. We couldn’t be happier.
