We are sorry that this incident caused you distress; however, we do need to clarify a number of points to ensure an accurate account of what happened.

This was a genuine mistake. Our team had been instructed to attend a nearby property but unfortunately went to the wrong address, which has the same number, a very similar street name, and is in close proximity to your address. When there was no answer at the door, they briefly tried the keys they had been issued for the correct property. When the keys did not work, they realised something was wrong and stepped away from the door.

It was at that point you called out to them, and they apologised and left. You then contacted our office, where a further apology was given, followed by a call back from myself to address your concerns and apologise again.

At no stage did our staff gain access to your property, attempt forced entry, or act with any intent as suggested in your review. This was a simple human error, and not a deliberate act.

We do fully understand that this situation has been unsettling, and we are genuinely sorry for the upset caused. We have also reviewed this internally with our team to reinforce address verification procedures and help prevent this happening again.

We have apologised to you directly and have taken this matter seriously.

Absolutely fantatstic letting agency

I have been with Western Lettings for years. I can only describe the experience as fantastic. They have great staff, who are very responsive and attentive. They will look after your property as if it was their own. They are always very quick to act and address any concerns from both the tenant and the landlord. I would recommend them without any hesitation.

I'd give 10 stars if I could

My partner and I live in Spain and we have used Western Lettings ever since leaving the UK to help manage our property. They have been incredibly helpful, timely and always easy to reach. Their response is quick and they are considerate to both tenants and landlords. You hear so, so many horror stories about other people's letting agents that honestly I feel blessed to have stumbled across them. Could not recommend more highly.

Excellent service for 7yrs.
Professional, efficient and very helpful at all times.
Made being an absent landlord stress free and property was well maintained and handed back to us the way we’d left it. Much appreciated.
The entire team are to be commended for the service but special mention must be made of Lucas, our property manager. Communication with him was a pleasure and his managing of our property was more than we could have wished for.

Very good letting agents

Good experience from a tenant perspective. Staff are friendly, they are very responsive and try to action requests as soon as possible. I am currently with a new letting agents and they have already made several time consuming mistakes that I don’t feel western lettings would have made.

Mixed experience, reliable in some areas, lacking in others

As a landlord, I've had a very mixed experience. Focusing on 5 keys areas I care about:

1. Tenant Sourcing & Vetting
This has been the weakest area. Tenant searches take too long, often stretching into months (70 days in average), and it doesn't seem like the property is actively being marketed. It feels like not much effort is being made.

2. Rent Collection & Financial Management
No complaints here. Rent is collected reliably, and the online system is easy to use for tracking payments and accessing statements. It's been smooth.

3. Maintenance & Repairs
Some expenses feel avoidable, like sending a handyman multiple times instead of resolving issues in one visit. They often use their in-house handyman, and it sometimes feels more about profit than practicality. However, scheduled maintenance is done properly.

4. Legal Compliance & Documentation
This area is handled well. Certifications and documentation are always up to date, which gives peace of mind and reflects good professionalism.

5. Communication & Transparency
Responses are timely and professional. Communication is steady and courteous, which I appreciate, but there's room for more initiative.

In summary, be prepared to lose 2-3 months rent per property per tenancy, however once tenanted everything is great.

Thanks for your detailed review, Thomas. I’m sure our prospective tenants and landlords will find your perspective enlightening. You have raised five areas of service which are priorities for you and gave us the thumbs up for three of them. Thanks for that feedback. The two areas which you have concerns about were tenant sourcing and maintenance. Both these areas are hugely important to us and our clients, and we spend an enormous amount of time at Western Lettings trying to perfect them. I’ll deal with each of your concerns in turn.

On tenant sourcing, let’s start with some aggregate statistics to put your experience in perspective. Across our portfolio of over 1000 managed properties our average time to let for 2024 was 21 days, with 50% of properties let within 13 days. Year to date for 2025 our average is 30 days, with 50% let within 15 days.

I should say that, although our numbers are pretty good, I don’t consider time to let to be a good metric for comparing letting agents. There are reasons why Rightmove removed it from their popular branch statistics. An agent who operates in an area with a shortage of rental property or who does not care about securing quality tenants will have a low time to let. A much better statistic for comparison purposes, which is rarely talked about, is percentage of tenancies in arrears. Rates above 20% are commonplace and I know of an agent where half their tenancies are in arrears. Western Lettings' arrears rate is 0.3%.

As I explained during our call, the time taken to find a suitable tenant for a given property depends principally on the asking rent. We advertise properties on the major local and national portals, so any tenant who is actively looking for a property like any we have on the market will find it. Assuming the marketing material shows the property in a good light and the asking rent is reasonable, you will have interest.

Part of our job is to advise landlords on prevailing market rent levels. We also feedback levels of interest on a weekly basis while properties are on the market. From our conversation, I believe we were insufficiently vocal on your asking rent level while marketing your properties and I intend to strengthen our process in that area following your feedback.

The issue where we dropped the ball on a maintenance event by attending twice when the job should have been completed in a single visit was acknowledged at the time and you were refunded the cost of the second callout. It’s no excuse, and we should always endeavour to close maintenance jobs in a single visit where possible. We have comprehensive systems in place to help achieve that objective and have recently invested in improving them. Tenants can report maintenance issues via an app, which has built in intelligence to help with immediate resolution. Beyond that, tenants can optionally connect with relevant tradesmen using video-link before any issue is passed to their property manager.

We strive to provide a best-in-class service in Glasgow, and everything is covered by our money back guarantee should we fail. I want to thank you for your feedback, and I hope in the future you will feel the benefit of improvements we make in response to your review.

Western Lettings have excellent systems in place staff who are pleasant, knowledgeable as well as attentive to any issues arising. Acting for me as a landlord my experience has been that any problems encountered are promptly and effectively addressed. I would not hesitate to recommend Western Lettings.

Pleasure to deal with

We have always found Western Lettings a pleasure to deal with on a professional level.
Having worked for and still working for, several other management companies, we have had no issues with Western Lettings, with their staff being both friendly and approachable.
From a business point of view we are paid on time, which results in us providing a better service to them and their clients.

Not professional, but got there in the end

I chose Western Lettings after letting another letting agent go. Western Lettings were very professional in their approach, they have nice staff and good processes and systems to support those processes.

I still rate them low for the following reasons.

a) marketing materials and advice
Their marketing was what I would call rather average. Not all the pictures used were particularly good, some downright poor. When this was pointed out, they argued that the pictures were not that important. I am thus wondering why they bothered taking them and the video in the first place.

Their advice with regards to the marketing was limited to "lower the price". There was never any rationale provided. I had to review ads for similar flats myself and check location, views, facilities provided and services included myself to get a perspective on what price would be competitive for my own property. They did not look at differentiating factors, such as whether a flat had included parking or not and how that affected the price.

b) professionality in managing acquisition process
Western Lettings managed to acquire a very small number of viewers. They had one prospective tenant that almost was signed. That was after haggling on price and included facilities back and forth. In the end a price and scope was agreed. This included me agreeing to the addition of a tumble dryer to the rental property at my cost. I waited for the tenant signature before proceeding with the procurement of the tumble dryer. The prospective tenant walked away before Western Letting managed to get a signature. I was patting myself on the back for not pulling the trigger on a tumble dryer. Western Lettings however had already instructed the pre-tenancy cleaning. They want me to pay for this, something I refuse to do as there was no tenant hence no need for a pre-tenancy clean. That they chose to incur costs before signature is their mistake.
Based on this they are now refusing to return keys. They are also refusing to provide an invoice for the marketing costs which I have paid promptly.

c) quality of their third parties
The cleaning was performed by a third party on their instruction for £90. This was for cleaning a 90m2 two bed two bathroom flat which had just been deep cleaned.
The cleaners switched off the fridge freezer and left the doors to it shut. This causes bad odour to build up inside, something a professional should know.
The cleaners left metal pieces in the stainless steel sink, causing rusty blotches and the need for a new clean of the sink.
Other than that I could not really say anything about the quality of the cleaning. The flat was clean before they cleaned.

Western Lettings is probably the best of a bad bunch. However, they have not impressed me and they really need to be better at managing the marketing and the formalities of the acquisition process.They can not expect the landlords to pay for their mistakes. Landlords come to them for professional help, in order to avoid costly mistakes.

I have now been given both a receipt and my keys. This was the result of the issue being escalated to the executive management of Western Lettings. I appreciate a company that can cut through and rectify wrongs, hence I have upgraded my rating from two to three stars.

You were unimpressed by our marketing, you had some concerns with our tenant acquisition process, and you didn’t feel it was appropriate to settle your cleaning invoice after you sourced your own tenant. I propose to deal with each of your criticisms in turn.

I’d argue that the standard of our marketing is considerably above “rather average”. We use top quality equipment and ensure anyone who captures marketing photos has had adequate training. If anyone has concerns about the quality of our photography, they can review the photos on our website. We include virtual tours, and we are rolling out floorplans. Both of which are provided at no additional cost to landlords. This is a unique offering for a letting agent in Glasgow. I was aware that you had asked for updated photos because you believed the presence of a spare chair in the lounge and a toilet brush in the bathroom were reducing the appeal of your apartment.

Yes, we did struggle to secure a tenant, because you insisted on asking more rent than we advised. When you looked on Rightmove for similar properties, you saw other properties advertised at the rent which you wanted to achieve. However, those properties were also unlet. We have access to data on properties that have rented at various asking prices, and that is what we base our advice on. It is almost certain that your tenant withdrew because they found a better deal shortly before their move-in date.

I’m not sure how to address your refusal to pay for your pre-tenancy cleaning. You asked us to do it, and we did it. You sourced your own tenant, so I expect you’d want your property cleaned for their tenancy start.

You describe Western Lettings as “the best of a bad bunch”, which I’m inclined to take as a compliment. Although you were disappointed that we could not find a tenant who was willing to pay your desired rent, we kept in touch with you throughout the process and acted diligently on every request from you.

The key message I’d like to leave with you is that experience has taught us that pushing asking rents up beyond what the market will bear invites increasingly undesirable applicants. Those who don’t intend to pay the agreed rent don’t much care what it is.
