I had a great experience with Tom Barnes Surveyors. I met Tom when he came to survey the house I was selling, a 1920s property. I then booked Tom to survey the property I was buying, a 1960s dormer bungalow with kitchen extension. Two very different properties but the level of service was outstanding. A clear booking and payment solution. Very useful property research shared in advance. Professional, knowledgeable and courteous staff. A practical in depth report was delivered on time and formed the basis for conversations with; solicitors, sellers and tradespeople.

This was the most expensive quote of several for a Level3, but I decided to go with it on the view you get what you pay for. The experience was there and the drone use was very useful with the photos it returned. I never met Tom on the day as I was living 30 miles away, but as promised the full survey was emailed just days later. It was a long read and comprehensive in content. There were many many photos to back up the narrative, which covered all aspects of the property - so well done for that. If there could be any improvement, it would be to match the photos with the narrative rather than leave until the end of the specific text. This would avoid a lot of scrolling to and fro to understand what was written. So despite the higher cost I'd say well done Tom and I would recommend their services.

Clearly the report was completed to a standard to cover their back. Stating items are not working when unplugged could have requested to show working. No request for certification and failed parts due to this. After report mentioned no concerns but outlined everything urgent.

Nothing to fault really. Everything since the booking of our survey was so transparent and fast. The call after the survey took place was informative, we received our report a day before they said it would be ready and it was so clear and detailed with so many pictures taken that we now have a really clear picture in regard to the house that we are buying and what we have to do next. An excellent very comprehensive survey Level 3 survey was carried out by Tom. The report was completed well within the expected time period which was great. The report was extremely detailed and numerous photographs were provided highlighting a number of issues. The explanatory notes and information/advice provided within the survey report were both excellent.
The survey report is without doubt the best I have commissioned in the last 10 years.
