Navigating tenant evictions under the Renters’ Rights Act has become a legal minefield. The system is heavily skewed, and even a single minor administrative mistake on a Section 8 notice will derail your case, resetting a stressful, months-long process back to the beginning. You don't need to fight this alone, and you don't need to pay exorbitant hourly legal fees to fix it. The most significant change in the Act. From 1 May 2026, landlords will no longer be able to serve a Section 21 notice to evict a tenant without providing a reason. The ‘accelerated procedure’ — which allowed eviction without a court hearing — is also abolished. Landlords must now use the Section 8 possession procedure, citing a specific statutory ground and providing evidence. In almost all cases, a court hearing will be required. New & Updated Section 8 Grounds for Possession: Section 8 becomes the only route to possession. The grounds fall into two categories: Mandatory Grounds (Court Must Grant Possession) Selling the property: You may use a mandatory ground to sell, but not in the first 12 months of a tenancy. Four months’ notice must be given. Moving in: If you (or a close family member) wish to move into the property, the same 12-month restriction and 4-month notice period apply. Serious rent arrears: The mandatory eviction threshold rises from 2 months to 3 months’ arrears. Major renovation: Possession is available where substantial works require vacant possession. Discretionary Grounds (Court Weighs Up Circumstances) Anti-social behaviour, persistent minor rent arrears, breach of tenancy terms, and other grounds remain, but a judge will consider all evidence from both sides. What this means in practice Landlords should keep thorough records throughout every tenancy — rent payment history, maintenance requests, communications, and inspection reports. End of Fixed-Term Tenancies — All Tenancies Become Periodic From 1 May 2026, all tenancies — both new and existing — will automatically become periodic (open-ended, rolling month-to-month or week-to-week). Fixed-term tenancy agreements will no longer be permitted. Tenants can end their tenancy at any time with two months’ written notice. There is no minimum tenancy period under the Act, meaning a tenant could, in theory, give notice on day one.

This was my first section 21 eviction. I had a DSS tenant who completely trashed my property.
Eddie helped me every step of the way remotely..
Eddie new more about Housing Law than the Judge did.
The whole street BREATHED A SIGH OF RELIEF WHEN THESE DSS TENANTS VACATED THE PROPERTY.
Thank you for all your help for a successful outcome.
Eddie helped me through the whole process of Evicting a DHSS tenant. The process took 10 months and finally I took possession of my property on 30 June 2022. The tenant would only leave on the basis of an Eviction because she wanted the Council to re-house her with a council property. It is the worst decision I have ever made offering it to a DHSS tenant as I should have sold the property rather than put myself through this extremely stressful situation.
Eddie was great. As a "hands off" landlord I didn't have the time or inclination to read up on the law and process required to evict a tenant with significant rent arrears. Eddie completed the paperwork for me, and provided supportive advice and guidance by phone to ensure that everything went smoothly in the court hearing and he judge found in my favour. Thanks Eddie.
Ed took care of ALL aspects when dealing with my first section 21 eviction after the tenants arrears approached £10k. The tenant fought on multiple grounds to have the case dismissed, even trying to state that the gas certificate was not provided (it was!).
A daunting task for a novice, but Ed is very experienced and has most likely come across EVERY scenario before.
Very reassuring to deal with, quick to respond to emails and calls and SIGNIFICANTLY cheaper than a solicitor.
I have no hesitation to recommend him. With his help, the case was awarded in my favour.

I have rated The Process Experts with a five star because this is the second time Ed has helped me evict difficult tenants successfully and at a very low cost to me.
I have also benefited a lot from his expertise and got my case accelerated. During the most difficult time of Covid Ed made me to feel empowered through out the process from the beginning up to the stage of eviction. He advised me on a range of options available to you and; involve you in the decision making throughout the process.
Ed is always accessible when you need to talk to him and he is never too busy to take your call. I would recommend him to anyone who feels disempowered by some difficult tenant and need to evict them quickly.

Eddi is a huge asset to any landlord with nightmare tenants to evict, if I could give him a 10* review I would! He was absolutely tenacious by bringing not just legal knowledge, but blending that with process expertise and most importantly psychology which result in a really potent response. He helped us achieve our eviction despite a very tricky tenant who knew how to play every trick in the book. I can recommend Eddi wholeheartedly!
Eddie is super helpful with explaining all the necessary steps and easy to get in touch with for any queries. His help has been much appreciated!
Eddie’s support and service is thorough and excellent
Before I came to Eddie I was dealing with a solicitor who really wasn’t helpful, Eddie was recommended by someone and I was so grateful. When you are doing this for the first time you need someone like Eddie who is so experienced and logical and makes you understand everything clearly.
Highly highly recommended- you will feel lighter and happier !!!
Eddie from The process Experts has supported me through a repossession and I have seeked his advice on several occasions when I have encountered other problematic situations whilst letting out residential properties. He offers a brilliant service, is knowledgeable and strong in his approach and has kept me informed throughout. He has succeeded in obtaining a repossession order within a month from application in what are covid uncertain times. Thank you for all your hard work. I would highly recommend The Process Experts.

Ps You were right to go down the road of a section 21, as the judge said when finishing his talk " This is a mandatory matter and as such i will sign the order".
Excellent Service
Eddie is so friendly and helpful and very affordable.
I would totally recommend this company to my family and friends
Thank you Eddie

Excellent ,thoughtful, and efficient service.
Eddy guided me over all the hurdles to and including the bailiff’s stage.
Highly recommended.
Highly recommend the service. It was extremely helpful in all aspects of accelerated order of possession, warrant of possession and bailiffs, and related claims during this difficult time. Communications and level of support was excellent. I applied for accelerated order of possession in 20 October 2020, get the order on 26 February and proceeded with writs of possession and bailiffs expecting in April when the lockdown will be gradually over.
Evicting a tenant is difficult right & you need the correct information, the correct paperwork right ? One small incorrect detail , the Judge or tenant will use that to their advantage , I can’t tell you how important it is to get that right and Add Covid to the eviction & what you have is a recipe for disaster for the landlord!
Landlords getting a bad rap , no eviction during coronavirus, even if you have a valid section 21 before the coronavirus act 27 March 20! Luckily for me Ed advised me to put the court papers in , in May & there they stayed ! “frozen” until the reaction notice in sept 20 , phew ! Coz now any new section 21 or section 8 , the laws changed & massive 6 months delays plus backlogs. Even then mine was still valid the Judge yes the Judge batted my papers back to me . Ed was on the case & sent a letter straight back questioning the Judges order !( By the way the Judge was wrong) & within 2 weeks I had my case moving , but during Christmas 12 th December 20 until Jan 15 2021 was no evictions due to Christmas as the Government didn’t want to be seen evicting poor tenants ! Hope you are getting my drift .
Ed , this man has your back , he is an absolute Rottweiler for his clients ! He knows the eviction law inside out , he will run rings round the Judge if they are awkward.
Right , get Ed on your case , do as he advises you to do , take his advice & you will get your tenant out . My tenant went on the accelerated possession day of 25 January 2021.
I could not have done this without Ed , he “does exactly what’s it says on the tin”.
Brilliant price , brilliant service , there are a lot of so called “Evictions specialists” on the internet but Ed is your man ! A big thank you ! Fiona
Eddie has been fantastic from day one. I first used his services in 2011, and many times since. He pays great attention to detail, never rushes, and makes doubly sure that everything is watertight before sending it for further action.
He has always been easily accessible via phone or email, and often generous with his time and expertise to get the best outcome. As for the value, I know others who charge way more than him but if you are after results then he, in my opinion, represents great value for money. Good luck.
Ed was extremely supportive when I needed a tenant to leave my property.
His legal advice was great and he made the process easy and cost effective.
I would certainly use him again and recommend his services to others.
Eddie has simply been astonishing from start to finish. He knows his stuff and is very edgy. He goes this extra mile to ensure your file is water tight to obtain the outcome you desire. I am extremely pleased with the services he delivered, his communication style (he is very clear, approachable and available). I will use him again and will happily recommend around!
Thank you, Eddie Morgan. I must say that the advice that we had received was outstanding. Without the support of Eddie, we would not have had the result that we were looking for. Thank you for taking the time to walk us through the process. I would highly recommend The Process Experts for all legal possessions.
Eddie@The Process Expert.
Having experienced a similar service previously that had come to no fruitful avail. I cannot thank Eddie enough for his impeccable service delivery. His knowledge in eviction and acquisition of eviction orders are second to none.
Eddie is amazing, easy to communicate (particularly a novice in this area) and tolerant. I would not have been able to successfully achieve this process without your help and assistance.
For this reason, I am extremely grateful and thankful for all your efforts and input. Eddie is a real genius and boss in this area. A massive thank you 😁.
Eddie is a super star! Absolutely incredible service and knowledge. Eddie is so passionate about what he does, it really is refreshing. He loves a challenge and has been so helpful during this process (S8) where the tenant has free legal aid and has put through a defence and counter claim and managed to get the case adjourned. His knowledge in these types of possessions is fantastic and although I only just submitted my response, I feel confident that I will obtain possession and if I don't Eddie will find a way.
I cannot hank him enough for all the support. If you have a difficult case, whatever it may be don't hesitate to contact him. He will find a way to make it right even if it seems impossible.
